Why First Time Home Buyer's Need A Real Estate Agent - 02/28/08 02:52 PM
First Time Home Buyer's Need A Real Estate Agent
One of the most common mistakes I see with first time home buyers is being distracted with the sellers decorating style, or lack thereof.  Many buyers cannot visualize how a home would look with different paint colors and/or carpet, or even how it would look with their own furniture.
In addition, buyers often cannot look past the decor to see the structural elements such as age of the roof, HVAC or windows.  First time home buyer's are often used to a landlord taking care of the property and thus they don’t … (0 comments)

Kansas City Home Values - 02/26/08 10:22 AM
Kansas City 2007 Home Values Kansas City 2007 Home Values

The Kansas City Star did an article a couple weeks ago about the 2007 Homes Values and on their website they have a great interactive map here that let's you click on a zip code and it will display the Average Sales Price of Existing Homes for 2003-2007. It's a really great tool because it demonstrates that in some zip codes, the housing market is still very active.
For example, the results for area code 66062:

Kansas City Media Can Help The Housing Market - 02/22/08 11:08 AM

Media : It's All About The Hype
I wish the media wouldn’t jump on the bandwagon when it comes to continually focusing how terrible the housing market is.  In reality,  Kansas City isn’t doing nearly as bad as other parts of the country when it comes to the buying and selling of homes.
Housing markets in cities around the country are so different that it really doesn’t matter what the national housing market is like. That is like worrying about a national average temperature. If it is 20 degrees in Kansas City, I put on a winter coat,  I don’t care … (0 comments)

Steps To Buying A Home In Olathe - 02/22/08 10:57 AM

When it comes to buying a home, there are really only two primary steps.
1.  Get pre-approved
2.  Find a realtor you trust
Getting pre-approved is like getting your license to shop for a home.  You don’t want to waste your time looking at homes that aren’t in your price range.  The pre-approval process should NOT cost you anything.  This process is simply meeting with a lender to let them know what your financial picture is so that they can determine how much money they feel comfortable loaning you.   They’ll take a look at your credit score, … (0 comments)

Many people don’t realize how important their credit score is and how much of an impact it can have on their mortgage payment.  Sometimes just a difference of 1 point can make a difference of around $50 on one’s mortgage payment.  There are several techniques that one can use in order to improve their credit score.  The easiest one is to manipulate credit card debt.
The credit bureaus will look at your ratios on your credit cards.  If you … (0 comments)

Kansas City St. Patrick's Day Run - 02/19/08 10:22 AM
New Page 1
I run as part of my regular workout, and I've been known to participate in a few 5K's around town, but my wife has set a goal for 2008 is to run in 6 races! She has chosen the annual St. Patrick's Day Run in Westport to be one of them. This is a very festive run with many individuals and groups dressed in green attire such as hats, wigs, scarf's and those wacky green shamrock sunglasses. And don't worry, it not on St. Patrick's Day, it's the Saturday before!

I have participated in this race … (0 comments)

Home Depot Faux Wood Blinds - Cutting Machine Saves The Day! - 02/18/08 04:22 PM
New Page 1 Home Depot - Faux Wood Blinds Cut To Size
This past weekend, my wife was at the JC Penney Home Store on 119th and Metcalf and she noticed that the faux wood blinds were 40%, which made them approximately $25 each. This was much cheaper than other quotes we had been getting for similar blinds. Sears was around $70 and 3 Day Blinds was about $115, so we decided go with the more economical version!
We measured our windows and the opening was right at 33 1/2 inches, and of course the only two available sizes were … (3 comments)

I’d driven by Trolley’s on 135th Street many times, so we finally decided to stop in and try it! We went on a Friday evening around 7:00 and the wait was only about 15 minutes. While waiting for a table we went to the massive bar area to grab a drink. There were multiple flat screen TV’s and a large projection TV playing sports. All the chairs at the bar were full, but there wasn’t a … (0 comments)

Kansas City Ranked #40 In Foreclosures - 02/15/08 11:44 AM

An article in the Kansas City Star stated that Kansas City ranked number 40 in foreclosures in a study of the 100 largest metropolitan areas. Foreclosures were up in our metropolitan area almost 84% from 2006 and estimated that almost 1.2% of all area households were in foreclosure.
While that number is up from previous years, 1.18% is a far cry from the nation's leaders: Detroit at 4.9% and Stockton, California at 4.8% of homes in foreclosure.
Remember to, that although this number was a large increase over 2007, only 1.18% homes are in foreclosure, which means that 98.82% of … (0 comments)

One80 Restaurant Review - Westport - 02/11/08 10:22 AM
Although the restaurant/bar One 80 has been open in Westport for a while, I only recently discovered what a gem it is! We arrived about 7:00 on a Saturday night and there was immediate seating. It was busy, but not overly crowded. The atmosphere is great, a dimly lit restaurant with soft red lighting and large booths. We ordered two martini's off their extensive drink menu and both were great! We got a great surprise when the waitress brought us small glasses with extra drinks in them. She said the bartender accidentally made to much and wanted us to have them! Now that's … (0 comments)

Mi Ranchito Opens In Olathe - 02/06/08 10:24 AM
They opened a new Mi Ranchito in Olathe on 119th Street a few months ago, and I am a huge fan of Mexican food, so it wasn't long before I had to try it! The restaurant is fairly small and was packed when we went there on a Sunday night, which translated into a 15 minute wait. The set-up is unusual since the hostess stand is in the back entrance so park in the back if you can!
The waiter was very quick with the chips and salsa, and the salsa is excellent. It's on the thicker side with plenty of cilantro and … (0 comments)

Free Wine Tastings In Kansas City - 02/05/08 03:19 PM
I like a good glass of wine, and like it even better when it's free! Luckily there are plenty of opportunities for free wine tastings around the city. These are just some of them I have heard of:
CVS Pharmacy (75& Stateline) : I've been to this one and as crazy as it sounds to have a wine tasting at CVS, there is usually quite a crowd packed into the alcohol section with various wines and usually a few appetizers.
Berbiglia : I've been to a couple of these at their Stateline location. Very good selection of wine and usually some beer and alcohol. It's … (0 comments)
