The Federal Housing Agency (FHA) has recently announced changes to its lending policies, but home buyers just want to know "how much will this affect my ability to get a loan?" In my opinion, it won't change a whole lot!
Change #1 : FHA will continue to require a 3.5% down payment for people with credit scores above 580, but any scores below that mark would have to put down 10%. 2009 is half over and that means the clock is ticking on capitalizing on the First Time Home Buyer Tax Credit of $8,000! Just a couple key points to remember:
•  Home must be your principal residence
•  You must live in that home a minimum of 36 months/3 years from the date of purchase
•  You must be CLOSED on the home by December 1, 2009.

Even better news for Kansas City first time home buyers in 2009, as of yesterday the government is going to allow first time home buyers to use the $8,000 tax credit as a downpayment on FHA (Federal Housing Administration) financed loans! No more waiting until next year's tax return to collect on the money. Buyers will be able to capitalize on this tax credit at the closing table.
Since the FHA requires a minimum 3.5% down payment from buyers, having up to $8,000 would mean buyers wouldn't have to immediately dip into their savings for the downpayment.
