Whispering Oaks, Austin TX: The Quiet Neighbor To Cherry Creek, Maple Run - 02/26/11 05:52 PM
I bought into the Whispering Oaks neighborhood in South Austin (just south of William Cannon between West Gate Blvd and Manchaca Rd, 78745 zip code) in the summer of 2009 --- almost two years ago as I write this. I couldn't be happier with the life here for a lot of reasons. I'm so grateful for my surroundings and I want to share with you a few of the reasons why I love living here. The people! Our neighborhood association is active and our residents look out for one another. Like every community, we're not immune to attempted break-ins. But unlike (0 comments)

Cherry Creek Austin, TX Home Sales Stats --- Sales Statistics for Cherry Creek, Austin TX - 02/16/11 12:35 PM
Down here in 78745, we are literally some of the luckiest folks in the nation when it comes to home values and the ability to sell a house in a reasonable timeframe. The “10N” area , as it’s referred to by Austin real estate professionals, offers some of the shortest times on market and values have continued to tick upward in neighborhoods like Cherry Creek. Here are the current stats on the Cherry Creek (north of William Cannon) real estate market: There are currently only five homes marketed for sale, listed in price from $174,900 to $235,000 There are currently four (2 comments)
Point2 SEO - Do It Yourself? - 02/14/11 01:25 PM
I've seen a few articles on AR about strategies for SEO on Point2 sites. But I only find those that seem to advertise a service for hire --- someone to re-work your SEO for you. Being a DIY-type, I'm much more interested in the top things I need to do in getting my site to the first page of Google on my own. Has anyone attempted (and hopefully succeeded in) getting your Point2 site to the top of Google by your own efforts? I've heard a few strategies that involve a lot of deep linking and changing the text on pages (2 comments)

Tips For Austin TX First-Time Homebuyers #4: Should I Use A Local Lender Or A Big Bank To Finance My Next Home Purchase? - 02/06/11 10:48 PM
So let's say you're looking to purchase your first home and you've chosen a super-qualified Realtor (that's me if you're in the Austin area; no offense taken if you're not local.) What do you do about the lender? Your friends recently bought a home and had all kinds of trouble with the loan, so you realize that the right lender makes all the difference. You won't be using their loan officer, but who does that leave? Before you choose the actual loan officer, you'll probably wrestle with the decision to use either a big bank or a small local lender. I realized what I wrote was a very abridged version of an update of current lending and purchasing conditions for investment property in the Austin area. Purchasing investment property is a different mindset because it’s about the return on investment, versus all the emotional considerations involved when it comes to buying your (1 comments)
I Want An Affordable Home, Close To Downtown Austin . . . What Is Out There? - 02/04/11 07:02 PM
It's not a paradox: affordable homes for sale near Downtown Austin are still in existence, even more so than a couple of years back. I'm going to define affordable as under $150,000 for our purposes. That caps the payment off around $1300 and is easily qualifiable for folks with decent credit (over 620 FICO) and little or no debt, making around $40,000/yr. What neighborhoods are close to Downtown Austin and still affordable? Let's talk about a few: Lots of areas of 78745, the area south of Ben White and north of Slaughter. Mostly 70s built homes, many in great condition and (0 comments)
Interested in Homes For Sale in Agave, Austin TX? Homes for Sale in Far East Austin TX - 02/04/11 06:33 PM
Agave is a cool neighborhood, with its uber-modern home designs, green building features and affordable price points. In fact, for this level of modern architecture, the prices are shockingly affordable because of its location off of east FM 969. (Travel time to downtown would equate to somewhere in the 10-15 minute range.) There aren't too many homes for sale in the development at this time. They are popular because of their unique quality and typically move quickly! The units available now include a hyper-modern foreclosure bargain under $270K! The other currently available unit is showing a little over $300K and has (0 comments)
