Rent vs Buy in Austin? Should I Buy a Home or Rent in Austin, TX?

If you're currently renting an apartment or a house in Austin, Texas, you have probably gotten that dreaded notice from the landlord that your rent is going up this year. Take comfort -- most of the buyers I'm working with today have decided to purchase for that same reason!

In 2006, the Austin rental market was considerably softer but still considered healthy. You could get a starter 1-bedroom apartment, usually around 650 square feet, built within the last 10 years and in a good area like Monterrey Oaks or the Arboretum, for $599 to $650. Those same apartments today are renting in the range of $800 to $850!

There are a few major factors at work here. One is the perception that the loan market is too tight, that peopl with imperfect credit won't qualify for mortgages. (Not true, by the way.) Another is the influx of people moving to Austin to take advantage of the healthier job market here. And yet another is the most worrisome: the lack of new building in the rental sector.

If developers aren't building new apartments in desirable, close-in locations and at affordable rental rates, then the rates for all of us will continue to climb. The now $800 apartment will likely be $900 when we assess the market again next summer.

On the positive side, interest rates have never been this cheap in our lifetime. And the variety of homes out there at unbelievably low prices is staggering. Add in the Mortgage Credit Cerificate program offered by the state of Texas and you could receive $2000 a year in tax credits (that's literally $2000 back in your pocket) every year that you pay in more interest on your home. It's a perfect storm of awesome reasons to become a homeowner!

Are you planning to get married and buy a home in Colorado, but wonder where your down payment funds will come from?

FHA has a Bridal Registry program where the money you receive as a wedding present can be used towards your down payment. Just like registering at a specialty or department store, the FHA Bridal Registry program allows you to register with a lender. Then your friends and family are able to make gift payments into an interest bearing account on your behalf.

It's a win win! Not only can your gifts earn interest, but they can be used as a down payment towards an FHA Loan.

Bridal Registry Guidelines

Bridal Registry Accounts were originally introduced in 1996, but still remain a little known fact when it comes to down payment assistance. The misunderstanding of how this program works might be the fact that it was originally only allowed by banks. Soon after, FHA modified the program and offered new flexible options and the opportunity for the newlywed to set up the account at any bank. Plus, newlyweds are now able to make deposits on their own from the gifts they receive.

Here's how it works in 3 simple steps:

You will open a savings account at your bank prior to the wedding

Friends and family will be given the banking information where the gifts will be deposited

All of the gift funds can go towards the FHA required 3.5% down payment

Anyone with an interest in the purchase cannot be party to the gift funds (i.e. realtor)

There is no requirement that you be married prior to closing on your new home

Another huge advantage is that there are no gift letters or other documentation required other than proof of your savings account named "bridal registry account." It's that simple!

There are currently THREE pending transactions. If an average transaction takes around 30 days to close, that means we have just about one month's worth of inventory currently on the market. VERY HEALTHY!

The list prices of PENDING homes currently range from $154,000 to $224,900.

Active listings range from $159,900 to $219,000.

There have been FOUR closed sales in March and so far in April. Sold prices ranged from $139,00 to $205,000.

Agent Review Sites: We Are NOT Immune From The Negative Comment Revolution

I have a vague memory of seeing my first restaurant reviews online somewhere around 2000-2001. "Helpful for me, but treacherous for the business owners," I remember thinking. The praise and the criticism have always seemed to settle on the extreme ends of the spectrum. Most reviews are either raving fans or harsh critics, with few folks landing where you might think they would --- in the middle.

That can likely be correlated to my motivating event. If I'm only slightly impressed or a bit underwhelmed, the process of registering with a website and then crafting a review might be a little more work than I'm prepared to invest. But I'm a real estate client who is overjoyed with a service and wants to brag, I may search for a site that lets me shout from the mountaintops about how much I love my agent!

But what's the greatest motivator? Who is the most likely to post a review?

If the motivating event is an extremely negative experience --- maybe I feel like I've been neglected by my agent or that their lack of communication has cost me to lose out on the perfect house. Is there any more powerful motivator than that?

I pose this question because I recently stumbled on major national real estate website that now features (you guessed it!) agent reviews. I found the new section by searching for an agent's name. This agent does a lot of business around Austin --- much of it is working with REO listings.

The complaints about this agent are harsh. Poor communication is mentioned over and over and it seems that these clients thought she was intentionally misrepresenting the availability of the homes. Now, having worked on a few REO deals through the online bid companies, I know that the listing agents are actually some of the last people to know when a property has been taken off the market. It's counter-intuitive and frustrating, admittedly. And not all of these complaints could be written off as casualties of the REO process. "Doesn't answer the phone --- ever!" is not excusable under any circumstances. But it makes me wonder how different areas of the business could expose us to more aggressive feedback.

Whispering Oaks, Austin TX: The Quiet Neighbor To Cherry Creek, Maple Run

I bought into the Whispering Oaks neighborhood in South Austin (just south of William Cannon between West Gate Blvd and Manchaca Rd, 78745 zip code) in the summer of 2009 --- almost two years ago as I write this. I couldn't be happier with the life here for a lot of reasons. I'm so grateful for my surroundings and I want to share with you a few of the reasons why I love living here.

The people! Our neighborhood association is active and our residents look out for one another. Like every community, we're not immune to attempted break-ins. But unlike other communities, we have a lot of vigilant residents who keep alert for possible crime. A few months back, a woman walking her dogs foiled a burglary attempt a few streets down from my house. Now that's being a good neighbor!
The location! Close to downtown via Manchaca Rd and 1st St, it doesn't take long to get to the cool shopping and chic hangouts of downtown and 78704. No car, no problem: there's Cap Metro line that picks up right at the intersection of Wm Cannon and Manchaca, and it just so happens that it's one of the few overnight routes so getting to and from downtown safely is no problem.
Walkability! From my home I can walk to a natural grocery store, all types of doctors offices, Chinese/Vietnamese/Mexican restaurants, Starbucks, a Farmers Market, CVS pharmacy and three major banks --- all within five minutes.
Wide streets and mature trees! Established neighborhoods have it all over the new subdivisions when it comes to beautiful, towering oak trees. And the developers of Whispering Oaks were thinking ahead when it came to the wide streets that make for lots of extra parking.

Total all of these major advantages up and you'd probably expect a much higher sales price than the average $150-$165K that homes in Whispering Oaks, Austin TX tend to sell for.

The Maple Run Subdivision in Austin, TX is showing some positive movement in the time between December 1st, 2010 and today's date of February 16th, 2011. Maple Run Home Sale Statistics are below:

There are currently 10 active listings ranging in list price from $160,000 to $220,000
There are currently EIGHT pending transactions ranging in list price from $124,000 to $296,000
Since 12/01/2010 there have been NINE closed sales ranging in price from the mid $120s to the mid $220s
Some especially encouraging news is that five of the homes that just sold had been on the market for over 100 days, which bodes well for other aging listings
One home sold THE SAME DAY that it was listed!!!

Down here in 78745, we are literally some of the luckiest folks in the nation when it comes to home values and the ability to sell a house in a reasonable timeframe. The “10N” area , as it’s referred to by Austin real estate professionals, offers some of the shortest times on market and values have continued to tick upward in neighborhoods like Cherry Creek.

Here are the current stats on the Cherry Creek (north of William Cannon) real estate market:

There are currently only five homes marketed for sale, listed in price from $174,900 to $235,000
There are currently four pending transactions, with list prices ranging from $129,500 to $149,900
Since December 1st there have been SIX closed home sales despite the holidays and inclement weather
Sold prices have ranged from $162,000 to $219,000 since 12/01/10

Point2 SEO - Do It Yourself?

I've seen a few articles on AR about strategies for SEO on Point2 sites. But I only find those that seem to advertise a service for hire --- someone to re-work your SEO for you. Being a DIY-type, I'm much more interested in the top things I need to do in getting my site to the first page of Google on my own.

Has anyone attempted (and hopefully succeeded in) getting your Point2 site to the top of Google by your own efforts?

I've heard a few strategies that involve a lot of deep linking and changing the text on pages that come with the template. Does this apply to so-called "hidden pages" as well?
