      <title>Rent vs Buy in Austin?  Should I Buy a Home or Rent in Austin, TX?</title>
      <description>&lt;p&gt;If you're currently renting an apartment or a house in Austin, Texas, you have probably gotten that dreaded notice from the landlord that your rent is going up this year.&amp;nbsp; Take comfort -- most of the buyers I'm working with today have decided to purchase for that same reason!&lt;/p&gt;
&lt;p&gt;In 2006, the Austin rental market was considerably softer but still considered healthy.&amp;nbsp; You could get a starter 1-bedroom apartment, usually around 650 square feet, built within the last 10 years and in a good area like Monterrey Oaks or the Arboretum, for $599 to $650.&amp;nbsp; Those same apartments today are renting in the range of $800 to $850!&lt;/p&gt;
&lt;p&gt;&lt;img src="http://t2.gstatic.com/images?q=tbn:ANd9GcR7hUA01V-SBdqMQYsaBsEejkfm5niNhOGrlR2VM0eGwhbzPjxaCw&amp;amp;t=1" height="183" alt="" width="275" style="float: left;"&gt;&lt;/p&gt;
&lt;p&gt;There are a few major factors at work here. One is the perception that the loan market is too tight, that peopl with imperfect credit won't qualify for mortgages.&amp;nbsp; (Not true, by the way.) Another is the influx of people moving to Austin to take advantage of the healthier job market here.&amp;nbsp; And yet another is the most worrisome: the lack of new building in the rental sector.&lt;/p&gt;
&lt;p&gt;If developers aren't building new apartments in desirable, close-in locations and at affordable rental rates, then the rates for all of us will continue to climb.&amp;nbsp; The now $800 apartment will likely be $900 when we assess the market again next summer.&lt;/p&gt;
&lt;p&gt;On the positive side, interest rates have never been this cheap in our lifetime. And the variety of homes out there at unbelievably low prices is staggering.&amp;nbsp; Add in the Mortgage Credit Cerificate program offered by the state of Texas and you could receive &lt;strong&gt;$2000 a year in tax credits (&lt;/strong&gt;that's literally $2000 back in your pocket) every year that you pay in more interest on your home.&amp;nbsp; It's a perfect storm of awesome reasons to become a homeowner!&lt;/p&gt;

&lt;p style="text-align: left;"&gt;&lt;strong&gt;Bridal Registry Accounts &lt;/strong&gt;were originally introduced in 1996, but still remain a little known fact when it comes to &lt;strong&gt;down payment assistance&lt;/strong&gt;.  The misunderstanding of how this program works might be the fact that it was originally only allowed by banks. Soon after, FHA modified the program and offered new flexible options and the opportunity for the newlywed to set up the account at any bank.  Plus, newlyweds are now able to make deposits on their own from the gifts they receive.&lt;/p&gt;
&lt;h4&gt;&lt;strong&gt;Here's how it works in 3 simple steps:&lt;/strong&gt;&lt;/h4&gt;

&lt;li&gt;You will open a savings account at your bank prior to the wedding&lt;/li&gt;

      <title>Agent Review Sites: We Are NOT Immune From The Negative Comment Revolution</title>
      <description>&lt;p&gt;I have a vague memory of seeing my first restaurant reviews online somewhere around 2000-2001.&amp;nbsp; "Helpful for me, but treacherous for the business owners," I remember thinking. The praise and the criticism have always seemed to settle on the extreme ends of the spectrum.&amp;nbsp; Most reviews are either raving fans or harsh critics, with few folks landing where you might think they would --- in the middle.&lt;/p&gt;
&lt;p&gt;That can likely be correlated to my motivating event.&amp;nbsp; If I'm only slightly impressed or a bit underwhelmed, the process of registering with a website and then crafting a review might be a little more work than I'm prepared to invest.&amp;nbsp; But I'm a real estate client who is overjoyed with a service and wants to brag, I may search for a site that lets me shout from the mountaintops about how much I love my agent!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But what's the greatest motivator?&amp;nbsp; Who is the most likely to &lt;em&gt;post &lt;/em&gt;a review?&lt;/p&gt;
&lt;p&gt;If the motivating event is an extremely negative experience --- maybe I feel like I've been neglected by my agent or that their lack of communication has cost me to lose out on &lt;em&gt;the &lt;/em&gt;perfect house.&amp;nbsp; Is there any more powerful motivator than that?&lt;/p&gt;
&lt;p&gt;I pose this question because I recently stumbled on major national real estate website that now features (you guessed it!) agent reviews.&amp;nbsp; I found the new section by searching for an agent's name. This agent does a lot of business around Austin --- much of it is working with REO listings.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The complaints about this agent are harsh.&amp;nbsp; Poor communication is mentioned over and over and it seems that these clients thought she was intentionally misrepresenting the availability of the homes.&amp;nbsp; Now, having worked on a few REO deals through the online bid companies, I know that the listing agents are actually some of the last people to know when a property has been taken off the market.&amp;nbsp; It's counter-intuitive and frustrating, admittedly.&amp;nbsp; And not &lt;em&gt;all &lt;/em&gt;of these complaints could be written off as casualties of the REO process.&amp;nbsp; "Doesn't answer the phone --- ever!" is not excusable under any circumstances.&amp;nbsp; But it makes me wonder how different areas of the business could expose us to more aggressive feedback.&lt;/p&gt;

      <description>&lt;p&gt;I bought into the &lt;strong&gt;Whispering Oaks&lt;/strong&gt; neighborhood in South Austin (just south of William Cannon between West Gate Blvd and Manchaca Rd, &lt;strong&gt;78745 &lt;/strong&gt;zip code) in the summer of 2009 --- almost two years ago as I write this.&amp;nbsp; I couldn't be happier with the life here for a lot of reasons. I'm so grateful for my surroundings and I want to share with you a few of&lt;strong&gt; the reasons why I love living here&lt;/strong&gt;.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;The people!&lt;/strong&gt;&amp;nbsp; Our neighborhood association is active and our residents look out for one another.&amp;nbsp; Like every community, we're not immune to attempted break-ins.&amp;nbsp; But unlike other communities, we have a lot of vigilant residents who keep alert for possible crime.&amp;nbsp; A few months back, a woman walking her dogs foiled a burglary attempt a few streets down from my house.&amp;nbsp; Now that's being a good neighbor!&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;The location!&lt;/strong&gt;&amp;nbsp; Close to downtown via Manchaca Rd and 1st St, it doesn't take long to get to the cool shopping and chic hangouts of downtown and 78704.&amp;nbsp; No car, no problem:&amp;nbsp; there's Cap Metro line that picks up right at the intersection of Wm Cannon and Manchaca, and it just so happens that it's one of the few overnight routes so getting to and from downtown safely is no problem. &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Walkability!&lt;/strong&gt; From my home I can walk to a natural grocery store, all types of doctors offices, Chinese/Vietnamese/Mexican restaurants, Starbucks, a Farmers Market, CVS pharmacy and three major banks --- all within five minutes.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Wide streets and mature trees!&lt;/strong&gt; Established neighborhoods have it all over the new subdivisions when it comes to beautiful, towering oak trees.&amp;nbsp; And the developers of Whispering Oaks were thinking ahead when it came to the wide streets that make for lots of extra parking. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Total all of these major advantages up and you'd probably expect a much higher sales price than the average &lt;strong&gt;$150-$165K&lt;/strong&gt; that homes in Whispering Oaks, Austin TX tend to sell for.&amp;nbsp;&lt;/p&gt;
