A transaction I worked on last year brought to light for me the power of an appraiser in an FHA transaction.
The exterior HVAC condenser unit sat on a mild angle on it's 3X3 concrete square at the side of the house. It sat on an angle because the home had no gutters in the back, the roof's rain runoff created a depression that was hardly noticeable.  The inspector made a note for the buyers to correct it some time in the future, but he wasn't too troubled by it.

At some point I stopped checking for new website templates in the Point2 system, which at $50/month, really rubbed me the wrong way seeing as members have been asking for new ones ever since I've been a member.  Well I don't know when they got here, but they're here and they are good-looking! (If I'm the last one to see these and they've actually been here for weeks, please don't burst my bubble. Just let me have this moment.)

austin homes for sale: Do "Contract Pending" Riders Help You Get Listings? - 11/28/10 01:19 PM
If I were a prospective seller and I passed a home in my neighborhood with a "contract pending" rider on the for sale sign, I would think "That agent can obviously get it done; I should call him/her."
But what does it do for Seller #1?  I can sort of see where it might provide a warm and fuzzy by announcing to the neighborhood that their home is appealing enough for someone to buy. But does it discourage other buyers from checking out the property?  And if so, is the agent shooting himself/herself in the foot by discouraging potential buyers from … (5 comments)
