New Homes Purchase your new home in a new neighborhood built by a tract home builder and you shouldn't have any major repairs for quite some time. Think again! Some of the bigggest headaces I have witnessed was by a new home owner. Purchasing a home without talking to the neighbors or depending on who your builder is, your not sure if corners were cut to save noney during the building process.

Closing Costs After looking over a closing statement the other day I realized that closing costs of a home purchase can include just about anything. Sometimes your lender will add junk fees. Before signing your paper work, compare your actual closing cost with the good faith estimate. Your lender is required to prorvide you with after your original application. You want to be sure that the costs match. If not, request your lender to make some adjustments. You might be surprised what a simple phone call might do at the final hour. Bank owned homes These are homes that have gone through the home foreclosure process voluntarily or un-voluntarily. Generally speaking, the lien holder (bank) has purchased the home at the court house steps for less than the money owed (payoff), thus making the property a "Bank owned property". Most banks have a real estate agent or a agent that markets these properties for a fee. Thus, most are listed for sale in your local multiple listing service. They are both considered distressed property, but to the uninformed buyer or agent there is a big difference in how offers are handled.Bank Owned - In most cases the property has been foreclosed on, a BPO has been done and a price has been determined.
Short Sale - No firm price has been established, any acceptance is per 3rd party approval which can take up to 90 days.
