Question: Should you  sell your own home "sell by owner" and save all that easy money you would pay a real estate agent that drives a car you can only wish you could afford.
Answer:    There are fewer "BY OWNER" home sales now than 10 20 years ago, and less than half of those going it alone would not go through the selling process again without a real estate agent.

Seams that after September 30th FHA is saying that the seller or any other 3rd Parties cannot participate in any FHA down payment assistance programs. So unless your client is closing on or before Oct 1st. don't count on it happening. Seams like every month the lenders are finding ways to keep buyers from getting approved for a home loan and we all know, fewer loans mean fewer Home sales.  Real Estate Search

The question reguarding the earnest money amount is almost always asked by the home seller or buyerThe answer varies depending on the circumstanses, like - is there multiple offers, is this a land sale, closing date, most times we might offer 1% of the home sales price but like to get 2% when representing the home seller.When using a note for earnest money we might make it redeemable a number of days after an acceptable earnest money agreement is signed by both the home buyer and seller.
