My success in Real Estate depends on relationships. My client relationships can only prosper and grow if I continually improve myself, and the work I do. I recognize however, that success is not measured by sales; commissions, and numbers alone. I measure success by the way in which I achieve my goals. I believe that a commitment to uncompromising values and integrity should always guide my decisions and actions as I pursue my goals. I know that great achievements are only possible from helping and respecting each other (Agents, Brokers, Title Officers, Escrow Officer, Mortgage Professionals, Home Inspectors, Real Estate Appraisers, Termite Inspectors, Insurance Agents and others involved in making a real estate transaction possible) in all areas of real estate.
I believe in doing business in a professional and orderly manner. I take great pride in having good systems, standardized procedures and being organized.
I believe in being responsible to others and to myself. I do what I say I’m going to do, when I say I am going to do it. I believe in personal accountability and avoid blaming others when things don’t turn out as planned.
I SELL real estate, not just list it. I sell property at the best possible price, given market conditions. I never overprice properties in order to "buy" listings, nor do I represent buyers that are unrealistic about market conditions.

04/30/2011 Today we are going to talk about the “Real Wishes Foundation”. Since the establishment of the Foundation and its Board we have worked hard to find ways, as a group of REALTORS, we can give back to our community.
WOW!! What a year 2010 is shaping up to be and it is only May. I have surpassed the 100,000 point level here on Active Rain, I have gotten my Broker license and sales are great. People ask me all the time how the real estate market is and I have to say it is subjective. What do I mean they ask..... I have Friends in the business who are not having as good of year. I know agents who are waiting tables and working in other jobs to make ends meet. I hear sellers that sound like selling their home will be as painful as a root canal. I am having more fun in real estate than ever before. Why? I refuse to buy into the "Doom and Gloom" on the six o'clock news. I know that everyday there are people who need my help. They have just gotten married, gotten a promotion at work, or maybe they are having a baby and need to upsize their home. These things happen no matter what the economy is at that moment. A real estate transaction like anything in life can be scary and if I can help one person navigate that sea and smile at the end of the journey..... I am successful.That is why I am a REALTOR. That is why I do what I do.
So when people ask me how the real estate market is... I will smile and say "it is Great!". See you at 200,000 points.

Communication is and has been the key to building a great real estate client base or "sphere of influence". In the past few years technological innovation starting with e-mail, text messages, our websites, blackberry and many more innovations has made it easier than ever to stay connected to our clients 24-7 and I have not even mentioned blogging, facebook and twitter. It is easy to see all the advantages of instant and constant contact options.
My question is this..... has all the technology caused us to lose the true art of real communication. I have become and e-mail junky. It is quick, simple and you have a paper trail. I think I am however gaining a new appreciation for the phone call and yes.... face to face communication. It just has that personal touch. To add to this, there is a lot more emotion, from your voice, you can convey a lot of things that e-mail just will not do.
How important is it to find out how our clients prefer to communicate? Do we as agents just assume and use our preferred communication choice?
How important is to actually present offers in person?

New home sales are still slow and financing new construction is tougher than it used to be.... however building your dream home is still an option. You can ask yourself a few questions that can help you decide which option is better for you.......
Building may be better if:
* You already own land or can buy an area at a suitable location within your budget.
* You have easy access to building materials.
* You know a good contractor who is trustworthy and capable of finishing your project on time and within your budget.
* You want a custom-designed home instead of a cookie cutter model.
* You want to save costs and are willing to take the extra effort that building a home entails in order to reduce your total expenditure.
* You’re not in a hurry for a new home.
Buying existing may be better if:
* You don’t want the hassles associated with the day-to-day operations of building a house.
* You don’t own land in neighbourhoods where you would prefer to live.
* You have the money for a substantial down payment now but are unsure if your cash flow is smooth enough to support building a home in an economy of constantly rising prices.
* There is a chance that you may have to stop construction because of financial or other reasons.
* You prefer to move in immediately.
* You’ve found a home that is satisfactory and convenient.
Whether you buy or build, you need to do your home work and speak with your lender before you make any decisions. Many buiders are slow and are offering great deals and insentives that may also making cheaper to build a new home than to buy a used one in many areas.

I manage about 100 single family homes in Southern Arizona and have grown from about forty a year and a half ago. My goal a year and a half ago was to be at 200 in two years. I have made progress with word of mouth and online marketing however I am not gaining the ground I had hoped.

Friends, Realtors, countrymen, lend me your ears.
The evil that inexperience and indifference does to our profession must end; the good is oft lost in their wake; so let the winds of change begin with the Real Estate Warrior.
The noble new agent of the future is ambitious: If it so, He will excel to greatness never before achieved, he will be an honorable agent; So much so that all honorable agents to come will speak of his greatness. His clients will say he was my friend, faithful and just to me.
He hath brought many happy buyers and sellers together by becoming a trusted advisor and all did see him as an expert and a good citizen while his adversaries feared is stern negotiating skills.
He sees no challenge too large….he understands the challenges of the future and can navigate the sea of change into real world advantages, he embraces change and cannot be deterred by resistance.
He will stand up after each challenge and challenge back with even more will. He will fight with every ounce of strength he can muster up inside to fight for his client and the American dream of home ownership.
Fear not, it’s not the end of the world for non warrior REALTORS but it may be the end for those who fail to adapt in a new world.
