I know all the rest of you are snoozing away, but I feel like a kid going to the candy store, a felon getting out of prison, I can't explain it.  I am just more ready for the New Year than ever before.
 
Not sure if there resolutions, but Ideas I have for 09
1.  Quit reading the paper, it is starting to drag me down like everyone else
2.  Take 07 and 08 and act like they never happened, I'm coming off a killer 06 and running with the bulls!!!!

BMX Racing in Hampton VA - 12/29/08 05:28 PM
 
 We spent another day in Hampton VA, nothing at all wrong with that but very excited to get a track going in West Chesapeake, "Western Branch"  I have been looking at the ABA site and am putting a proposal together for the new year.  Both Braeden and Kohde had a blast, I even took my bike and rode the track about 20 times!! 
     I am going to work this time into my business plan for 09.  As much as I'd like to be a millionaire, I'd rather make some decent money and spend alot of time with my kids.  … (0 comments)

I have found my reason, my "WHY" for Real Estate!, I am the "Flying Tomato"  I know there is a real tomato out there in AR land and I'm not you, just a guy with some kids that like to BMX.  We drive 32 miles one way to a track that they love, it occured to me that If I want to spend more time with my kids and help more kids along the way I should open up a local track.  A friend of mine suggested that I would be the Flying Tomato if I started riding, well here I am.   … (1 comments)

I have a contractor that would like to start flipping homes in Chesapeake and Portsmouth VA.  He is looking for a partner to back the project, no payment to the contractor until, settlement of the house, I will arrange for the marketing of the house saving 3%.  I have access to all the forclosure's and good deal's

I'm giving up Real Estate and opening a BMX track!!! - 12/26/08 03:20 PM
Not really, I spent the day at the Hampton, VA BMX track with my kids and had more fun than I've had all year.  These guys are so inspirational, they make me want to go out get a bike and start racing!  I think I'll probably just put all that energy into 09 and make enough to open a track.  As long as there happy I'm ecstatic!  Here is a picture of them on there bikes, the picture is a link to there first time around the track too.

Fire in Portsmouth, destroys strip mall, off Tyre Neck Road - 12/22/08 10:06 PM
 
PORTSMOUTH, Va. (AP) -- Fire officials are investigating a blaze that destroyed six businesses in a Portsmouth strip mall.
A Portsmouth fire department spokesman says the fire broke out around 3 a.m. Sunday at the strip mall on Tyre Neck Road.
A gun shop and two hair salons were among the businesses destroyed.
The 25-year-old strip mall is owned by Marilyn Taylor, who built it with her late husband. Taylor says at least 50 people were employed by the businesses that were destroyed.

Sterling Point, Green Acres, Portsmouth VA - 12/18/08 08:28 PM
This is my favorite neighbor hood in the whole area.  I have written about it before but it's like driving through a National Park, with some homes tossed in.  The lots are huge, everyone has incredibly naturally manicured yards.  the homes are all brick in pleasing neutral tones.  The first two homes are on the water and with 1+ acre yards,  the lots are full of old growth pine and so many flowering azalea's and other such plants that it is the most colorful neighborhood all throughout the summer to fall.  This is the most peaceful neighborhood on the south side … (0 comments)

 Point Elizabeth in Chesapeake Virginia is a Beautiful subdivision in the Western Branch School district.  The homes range from Town homes on the left front side to million dollar waterfront properties on the bottom right. 
   Pictured below is a typical home in the mid range, most of the homes are all brick, lots are quite big and most are wooded.  About 30% of the homes have in ground pools and almost all have a 2 car garage, some with detached garages as well.

    It has just occurred to me that if my kids could get licensed that I'd probably be a millionaire.  Were playing a Sponge Bob video game and they are completely 100% behind me.  I can't do it but they know I can, they keep pushing, and pushing, and pushing.  Somehow we have made it through 20 or so levels, if I can do this I can do anything.  So wish me luck, 1 more hour of Sponge Bob and then I get my phone list ready for the morning.

Topproducer live post vs phone calls - 12/15/08 01:17 PM
Morning all, posing a question about TP vs Phone calls.  I find my self looking for an easier way to stay in touch without making as many calls, but staying away from 42 cent stamps.   My salvation my lay in Postcards which I can send out on command for about 50 cents each and I never have to touch a thing.
     I'm not saying I will stop calling all together, I just think that postcards could fill in alot of gaps, I "think" they are more apt. to be read before hitting the trash and they are more cost effective.

In an attempt to pry the rein's from my growing list of For Sale By Owners, I have cleverly drafted a letter of disguise!!!! 
     With this powerful yet suggestive letter, all 60 of the the FSBO's I'm courting will list there homes.  I am not being devious, I am being courteous.  I truly believe that I can net these people more than they will get themselves "if they sell period"  I obviously will not net a penny on an overpriced property.  I hope you all have a wonderful end of the year, and best of luck with any … (13 comments)

I have been told by numerous Mortgage Brokers out there that rates are rock bottom, 5.25% yesterday, and I read a little rumer about a 4.5 windfall coming down the pipe.  These are 30 year fixed rates, and home prices are CRAZY low!!!!!!!  I wrote an offer on a property last week for $185K, that same house 2 years ago was close to $400k, and the rates were around 6.5%.  I want to drive around with a mega phone and blast people.  Call your agent if you have one, if you don't call me.  Call someone in your family and … (0 comments)
