Ambitious Foreclosure Plan Revealed

This was in "RISMEDIA" this morning. It's just the link but can be passed on to clients and friends. It still sounds better than it is. Most of the people who are upside down in there property are way above 5% so it doesn't help them. I don't think it's punishment either way but when someone is that upside down and there having problems with making the payments it might be time to take the loss.

1. Of the people who have been saved in the last year it is my understanding that most of them are already in trouble again.

2. If your upside down and the bank reduces your payment by giving you a 40 year loan (which I think they would do before taking a loss off the top) your going to be WAY upside down.

3. From a lender stand point, and I'm no lender. I would think that the cost of the foreclosure would more than make up for the difference when you look at the economic side of the loan. If you foreclose you might lose 40%, if you take a hit up front and then extend the term to 40 years what is that money going to be worth to you in the end, not much I would think.

Just my thoughts on it. I will continue trying to help every one out because no matter what in 5 years were going to look back with wise eyes and carry on.

Economic Stimulus package and the Military

This is from the Washington Post and I just wanted to pass it along in case someone has military clients out there that are in a less densely populated military area. The economic stimulus package has a $555 million provision to help military members who are required to relocate. You had to purchase your home before July 1st, 2006 to qualify but most people who are getting ready to relocate this year should fit into qualify.

I have been working with many sellers who owe more than their house is worth. I want to clear up a couple things, the market is what it is.

1. What your neighbor sold his house for 2 years ago has no influence on what your house is worth now.

2. What you paid for your house 2 years ago has no influence on what your house is worth now.

3. The improvements you did to your house in the last couple years make it more appealing right now, but not worth more than your neighbors.

Now that everyone is upset. Let’s get down to the nitty gritty. If you have to sell your home you can.

1. Conventional sale, you market the house at fair market value, hopefully cheaper than others in your neighborhood so you have the most value for the buck. At closing you have enough equity to pay your closing cost, Realtor Fees, and in this market most likely the closing cost of the buyers.

You walk away with less than you would have a couple years ago but when you go to buy your next house you score!!!! You pay much less than you would have ever expected to pay for the house you’re buying and the sellers are most likely going to pay your closing cost. Now the best part, you probably had an interest rate that was substantially higher than the new rate you’re going to get on your discounted home!

2. Bringing money to the table, you market the house at fair market value, hopefully cheaper than others in your neighborhood so you have the most value for the buck. You were smart and saved for a rainy day, well it’s here and in order to walk away you have to bring money to the table to pay the difference between what you owe and what’s required to close the deal.

This hurts but you will still be fine, your savings is down some and you didn't make any money off your house. The next will be discounted, you won't have to pay closing cost, and your interest rate will be lower than before.

3. Short Sale, this is not the worst case but pretty painful. You’re upside down in your house, like being upside down in a car except you can't trade it in and roll the negative equity into your new loan.

In this scenario you will not be receiving any money back at closing and you don't have any money in the bank to make up the difference. There are other factors like your ability to maintain the property, I.E. job loss, military transfer, divorce, reduction in pay, and many others. This will have a negative effect on your credit as you will most likely become 30-60-90 late possibly more.

The key here is to start negotiating with the bank as soon as possible in order to avoid foreclosure. The bank doesn't want your house and you don't want a foreclosure on your credit. This is a long process but I have been working with people and we are ironing it out, keeping it simple and methodical. The process works but you have to work with us.

There is a good side to this, you won't need to file for bankruptcy, and you won't have a foreclosure on your record and in about a year if you keep your credit clean you should be able to buy again at the same good rates as everyone else.

4. You let your home go into foreclosure. This is the worst, it is much worse than a bankruptcy and you shouldn't expect to be able to buy a home for at least 7-10 years again. This should be avoided period

There are other ways to save your credit, you can file for bankruptcy and depending on your financial situation at the time you could include your property in the bankruptcy and it will be discharged. This will keep you from getting a foreclosure on your record but you will still lose your home. There is a lot of talk about programs that will keep you from losing your property but in most cases you will need to have good credit, have the ability to make the payments, and be financially sound.

Short Sales are like Beacon credit scores to most people. They know what it is, some even have a really good idea of how it works, but it's still a mystery. I would like to say that the banks are trying to keep it a big secret, but I'm sure that's not the case. Last year Loss Mitigation was one of the fastest growing job markets in the world, which should surprise to no one. Think of the amount of training required and the learning curve these institutions are going through.

As Realtors, and consumers, both sellers and buyers, we need to understand this and be patient. Frustation leads to negativity, and negativity leads to your file going back to the bottom of the pile.

I am not a loss mitigation specialist, nor would I want the job of deciding the fate of a homeowner, but I am a very experienced short sale Realtor, with numerous successes. My business is helping people to become whole again, detaching ones emotional pride from the outcome.

The Hazy days of Gray are over!!!!

I spent an hour the other day talking to my mechanic about the economy at large, we were having a great time and then he started in on Real Estate! Normally I would have been quick to get excited, jump up and down, talk about all the great deals and rates but I was sick.

My being sick allowed him to go on and on about how bad it was, I just listened and shook my head. If there was a crowd I think some would have started crying it was so bad, I almost wanted to toss my license in the trash, go home to mope.

I did go home, and I started pulling up statistics, this always makes me happy! (not)! well for the last 3 years not much has really changed, we have almost the same number of homes on the market, market time has gone up a little (about 20 days on average). So what was the big deal. If you took the prices out of it the market looks like it has been pretty steady so is it greed, or unfortunate circumstances? I don't think it's unfortunate circumstance. If you listen to economist back over time, they have always said that you need to stay in a house 7 years to break even. You can change that by buying low and selling at a profit, or you can pay more on principle every month, or you can be patient and enjoy the tax benefit you get and the pride in customizing your own home.

In the end as I realized this, the sun began to shine and my phone started to ring, I have buyers and I have sellers, it is my job to educate them and help them make sound financial decisions. I am looking forward to a great year and I hope you all are too.

This is so relavent to the housing situation today that you'll think he just said it. Goes to show that nothing has ever changed in sales, do what successful people do and you will be successful!!

Spent the Day at the Portsmouth YMCA on Cedar Rd

If your looking for something to do, check out anyone of the Ymca's in the area. Ours is on cedar Road right next to the brand New Library their building, they have a play ground, tennis courts, running track, 2 pools, Racquetball courts, weight rooms workout rooms, my wife's favorite, Some noodle twisting strength building ancient Chinese secret. all is all is is set up very nice for a family, you can work out with the kids, swim wiTh the kids and then drop them off in one of the kid zones while you run, play a sport, or just sit in the hot tub.

the only thing that could top it off would be a walking bridge from Sterling point to the Library. Most people would -probably walk then cut down on allot of traffic. We could have library readings like back in th eday but do them on my property's{3 acres surrounded by water, all old growth, its liked a very nice campground. Just need bears!, a fire pit and logs to sit on for the evening reads. If I get some interest I wii propose it to the city council, it would be free bring in take out and enjoy. GI

Give me some feedback on the idea so that I can start to run with it. We could also get some kayak and canoes, give some lessons and let the kids take them out for a while, see some of nature, enjoy the piece and quiet, live a little. This would be free too. The boats would have be be donated from someone like sports authority, for quite the shout out I'm sure, and publicity We could do many things on the probity for kids, camping and fishing, swimming, boating......

4 I want to start a BMX track here to, I am already working wiTh the ABA so that it can be sanctioned and I know enough builders and contractors that I think I could get the track built for close to nothing. We just need the land. Preferably 5 acres that we can put some big bumbs on, an announcers stand and audience stands, a bathroom and a snack bar.

5. Once the track is buillt and the ABA starts to advertise it on thier roster for the state we will pull in riders from all over VA,NC, Md, WV, and others. the track is in the planning stages, I just need help with ideas to get safe fun places for are kids to hang out.

What to do in Chesapeake when it's cold

If your looking for something fun to do in the cold in Western Branch (West Chesapeake), we took the kids out on Friday night to AMF Western Branch Lanes. Very busy, lots of fun, we had to wait as we didn't know there was a call in list. The time was easy though as we played a round of Miniature Golf. The boys were good, me not so good, I am better with a Driver! All in all a very good time, Staff was very helpful and the place was clean.

The more I read and learn the more I realize this blogging thing takes time. I have know for a while that you can use links for "A call to Action" but it wasn't until a month ago that someone really explained links to me.

If I use "Real Estate in Chesapeake VA" I can highlight it and link it. When I link it, you insert the URL of your website I.E. http://chesapeakenorfolk.com Then under description, you put in a common google search phrase I.E. "search for real estate in Chesapeake VA".

This will put in a link (call to action) for your website that ties a relevant and new source of information (your blog) about Chesapeake Va to a Relevant source of information about Chesapeake Va (your website) This is what Search engines look for and index. The more you do this the higher you will climb.

My perception of Blogging

As far as Active Rain, or any other blog; search engines look for new and relative content. If you build a site and let it sit, there will be nothing for search engine spiders to look at that is "new and relevant". Let's say your site is about homes in Chesapeake Va and you blog about Chesapeake Va, you can now link your blog, to your site with a relevant phrase "search for homes in Chesapeake Va" you now have a link, which is what search engine spiders love that ties together new and relevant. The more you do this and link the two, the more search engine spiders will pick up on it. So when someone Google's "homes in Chesapeake Va" you're going to have multiple links with relative and new information that will index you to the top.

That's about the best I can do for an explanation. It's free, it's you, and it helps you to connect with what you have a passion about. I know that when I started If I Googled anything about any of the area's I work I would be lucky to come up on page 5 or 6 maybe, now I come up on the first page, usually in the first couple of spots.

It's not a magic button and it takes some time, but the more you do the better you get, and the best part is you learn more about the community you serve which makes you more valuable to your clients.

As far as Plaxo, Twitter, Facebook, Myspace, and the other 500 sites out there, it helps me to connect with new people and old friends that I have lost over time. You can joke, laugh, talk about the old times, but most importantly if they know of someone looking to do business in your area, hopefully they will think of and recommend you. Of course it doesn't compare with getting out and spending time face to face with your past clients and friends. Although when its late at night and cold out, the kids are in bed and you're in your PJ's, it's the next best thing.

The leads come from people finding you on Google searches, and from people interested in what you have to say about the community they live in.

I too am a beginner but I'm learning, I hope this helps, and I hope you have a great year!

I spent alot of time in the last month or so thinking about what drives me, you know what motivates me to get up in the morning and go to work. Of course a little bit of green always helps but it's not everything, and it wasn't ringing my bell like it used to!

So here it is -400 degrees outside, I've got these two 6 year old monkeys climbing all over me, cruising old pictures on the computer, and WHAMO!!!

I blog, so I can attract more business, and spend more time with my kids. I hope everyone on Active Rain has a wonderful New Year, and I hope all of your Goals, Wishes, and Dreams come True.

I know all the rest of you are snoozing away, but I feel like a kid going to the candy store, a felon getting out of prison, I can't explain it. I am just more ready for the New Year than ever before.

Not sure if there resolutions, but Ideas I have for 09

1. Quit reading the paper, it is starting to drag me down like everyone else

2. Take 07 and 08 and act like they never happened, I'm coming off a killer 06 and running with the bulls!!!!

3. Really work my business plan, I finally spent (Had the time unfortunately) to develop a very nice business plan for 09 and I'm going to stick to it.

4 Brush the dust off all my old Zig Ziggler, and Brian Tracy cd's and start listening to them while I drive again. I might even buy some new ones. Agent Mountain has free downloads of motivational stuff that I can download to mp3.

5. Work in some me time, I might have to get up at 4:00 every morning to do it, but I need it.

We spent another day in Hampton VA, nothing at all wrong with that but very excited to get a track going in West Chesapeake, "Western Branch" I have been looking at the ABA site and am putting a proposal together for the new year. Both Braeden and Kohde had a blast, I even took my bike and rode the track about 20 times!!

I am going to work this time into my business plan for 09. As much as I'd like to be a millionaire, I'd rather make some decent money and spend alot of time with my kids. Hope you all have a great New Year!!!

The Flying Tomato

I have found my reason, my "WHY" for Real Estate!, I am the "Flying Tomato" I know there is a real tomato out there in AR land and I'm not you, just a guy with some kids that like to BMX. We drive 32 miles one way to a track that they love, it occured to me that If I want to spend more time with my kids and help more kids along the way I should open up a local track. A friend of mine suggested that I would be the Flying Tomato if I started riding, well here I am. So if your out there and want to help, I will be looking for the following things.

1. 5+ Acres in Chesapeake, preferably the Western Branch area as Greenbrier City park has talks of someday opening a park.

2. Stands

3. Lumber for an announcer booth

4. Dirt, about 22,000 yards, 80% Clay mixture

And some Sponsors and Volunteers, I will be starting a website so that we can begin to coordinate everything and keep people updated.

My name is Larry Betterton, I am the owner of Betterton Home Improvement.

I would like to say thank you for trying to get help to those business owners who suffered such a terrible loss. I can only speak for Betterton Home Improvement so I must limit what I can say:

As far as Betterton goes, we are a family run business: my wife, daughter, son, brothers all work with me and and most have been with me for the past 30 years.

The fire that started next to our business office did in fact take the entire building along with our office and everything in it required to run a business, nothing is left but ashes and our faith in God.

I just wanted to let it be known that we do have all of our people working and that not one of our customers jobs were left unattended for a single day.

It will be a little while before our office can be rebuilt but in the mean time I still must keep everyone working.

Fire in Portsmouth, destroys strip mall, off Tyre Neck Road

PORTSMOUTH, Va. (AP) -- Fire officials are investigating a blaze that destroyed six businesses in a Portsmouth strip mall.

A Portsmouth fire department spokesman says the fire broke out around 3 a.m. Sunday at the strip mall on Tyre Neck Road.

A gun shop and two hair salons were among the businesses destroyed.

The 25-year-old strip mall is owned by Marilyn Taylor, who built it with her late husband. Taylor says at least 50 people were employed by the businesses that were destroyed.

Lots of loss, if you can help please call the red cross to see if they are taking any donations. The Strip Mall was destroyed. It is a sad time of year to see anything like this. Please help if you can.
