Just closed with another 1st-timer and it was an emotional moment for everyone concerned. 


 
It was a first time for me too  -- the first time a buyer cried at the closing table.  I got a little misty myself.  I've been working with this buyer, a single mom of 3, for well over a year.

Or, maybe it's just that certain aspects of real estate are so predictable (and I've been a real estate pro for so darn long) that it appears that I am indeed psychic?
Case in point - I get a call from my buyer who is eager to see the proverbial listing that has been on the market forever (well over a year, anyway) and time is of the essence.  The buyer wants to see the property, like, yesterday since the buyer is convinced that this is The One.

In April, I talked about the fact that Buyers seemed to be very prevalent in the market place.  They were no longer sitting on the fence and the deals they were getting were exceptional.
 
Well 2 months later, I'm still the town crier as I run around Bel Air, enthusiastically yelling ",The Buyers are here, The Buyers are here!"
 
Now is truly an exceptional time in real estate history.  In my many years in the business, I've never seen so many incredible deals for Buyers.  Yep, in case you haven't heard the news, it's a Buyers Market.

 Funny as HELL...
No, seriously, I had a good laugh at the ridiculous figure that Maryland's Department of Assessments and Taxation (DAT) thought represented the "New Market Value" of our home.
Yeah, O.K., ya'll over at the DAT are about a day late and a dollar long, IMHO. I would've have been able to work with you and this asininely overinflated figure about a year and a half ago, but it ain't flying today.
