belair real estate: Musings From Bel Air: I'm Starting To Take It Personally - 01/03/09 05:48 PM
I really am starting to take this all personally. Did everyone I sold a property to in the last few years default on their mortgage? No? Then...if they haven't defaulted yet, are they about to? I'm serious here. It's all too much for a girl to bear. I get a phone call or two each month now with a former client on the other end. Most times these calls are asking for guidance on what to do now that they need to sell their home -- the home they just bought 2 or 3 years ago. That's not good, because

belair real estate: How About That 6 Hour Home Inspection? - 12/31/08 10:56 AM
I'll preface this post by saying that I always advise my buyers to hire a home inspector and have a thorough inspection done on the property they've decided to purchase. Additionally, I always add, "I wouldn't buy a house without getting an inspection done!". Then, I give my buyers the contact info. for 3 inspectors that I know and love, one of whom is the inspector I used for my own residence. I tell 'em that since they have the right to use any inspector they want, they should not feel obligated to use my list (and might want to ask family

belair real estate: If You Are Renting, You Need To Read This. - 12/04/08 10:04 PM
Have you heard the one about the renters who paid their rent on time yet were thrown out of their home? There's got to be a catch, you're thinking. They had to be loud and unruly, maintaining a nuisance house? Parents of crazy teenagers? Owners of menacing pets that barked constantly - all hours of the day and night? Oh yeah, they paid the rent, but not the HOA fees! Well...NO, no, no, and no. None of these were the case. In fact, these were ideal tenants that paid on time, maintained the owner's/landlord's property, and got along wonderfully with their neighbors.

belair real estate: REO - Take Everything That's Not Nailed Down (and some things that are)? - 08/21/08 10:29 PM
REO - Remove Every Option? I had to write about this one today. Unless you've been living in a cave, you're well aware of the housing crisis in most parts of the country. Here in lovely Bel Air, Maryland and surrounds, many of the houses currently on the market are foreclosures/bank-owned properties or as we pros like to call ‘em - Real Estate Owned (REO). These are properties where the owners have defaulted on their loans and the bank has foreclosed. The bank now owns the home. However, lately, I've personally been calling them Remove Every Option(s). Why, you ask? Because

belair real estate: The Buyers Are Here! - 06/27/08 03:44 PM
In April, I talked about the fact that Buyers seemed to be very prevalent in the market place. They were no longer sitting on the fence and the deals they were getting were exceptional. Well 2 months later, I'm still the town crier as I run around Bel Air, enthusiastically yelling ",The Buyers are here, The Buyers are here!" Now is truly an exceptional time in real estate history. In my many years in the business, I've never seen so many incredible deals for Buyers. Yep, in case you haven't heard the news, it's a Buyers Market. If

belair real estate: I See Another Addendum Coming - 04/03/08 07:25 AM
I'm psychic -- my husband might say I'm psycho, but that's a whole different post. I'm like, um, Carnac the Magnificent (am I dating myself, or what?) because I see yet another Addendum being added to our already overwhelming Residential Contract of Sale. Let's see, we already have upwards of 30 plus pages (contract and assorted addendae) that we need to explain in detail to our deer-in-the-headlights-looking clients and now it'll be 30 plus plus. Did you hear about the buyer that is suing the seller of an Arizona home the buyer bought nearly three years ago because the buyer felt the

belair real estate: Soooo..How's The Market? - 03/17/08 08:25 PM
So, how's the market? I hear this question at least once a day and I'm happy to answer it each and every time. Moreover, although it seems to be the obligatory question asked as soon as anyone knows I'm a REALTOR (and I have no idea how they find out since I tell everybody I meet w/in seconds of meeting them-HaHaHa!), it just never gets old (O.K., I'm stretching a little here). So, how's the market? These days, I'm answering the question thusly-- The market's insane! If you're a buyer and you're still sitting on the fence, you'd better get the hell

belair real estate: The Tax Man Cometh - Part II - 01/24/08 10:22 AM
As I draft my appeal response to the ridiculously overinflated "Market Value" the state of Maryland just assessed for my house, I felt compelled to let you know that the HOMESTEAD TAX CREDIT process has changed. This tax credit used to be automatic. Now, the onus is upon the homeowner to fill out the Homestead Tax Credit Application (included with your recent assessment notice) and mail it back to the state department of assessment and taxation in order to continue receiving this valuable credit. If you don't fill it in and send it back you will no longer receive the

belair real estate: Halloween in Bel Air - 10/31/07 11:31 PM
On my way dropping off my youngest to pre-school earlier today, I noticed a neighbor setting up for the big night -- or should I say FRIGHT?. I just had to stop and snap a few photos. It was already beginning to be a SPOOKTACULAR event. I mean they were really getting into the SPIRIT of things. I wish you all could have seen the entire effect at night. It was unbelievable -- music (MJ's Thriller, of course!), lights bouncing off everthing, smoke (the entire block was cloudy, seriously...). It was great! Sorry I couldn't capture it

belair real estate: It's All In My Head - 03/06/07 10:42 AM
It's amazing how much the mind is affected by the body and vice-versa. Although I don't consider myself an athlete, I workout every day. On those days that I miss a workout I'm sluggish and the sluggishness (is that a word?) permeates through my very being. Perhaps it's all in my head? No and Yes. No it's not in my head and yes it is. It's all connected in some way. It's the same way with eating at McDonald's. I try my very best to eat well and provide my family with the good food their bodies need to function well.

belair real estate: Moving Soon? How To Choose a Good Company To Move Your Stuff - 02/06/07 04:58 PM
Death, Taxes, Moving... As Realtors, we're often asked by our clients for the contact info of a "good moving company". I sure as hell wish I had one. Just when you think you've hit the jackpot and found a good one, they go and charge your sellers 3x the estimated amount. Offered for your edification are some recent moving experiences of clients, family, friends, and myself-- Got an estimate from a reputable(?) company for moving two households (one was in a storage facility) into one new household 50 miles way (one-way). Representative came out to my Mom's house, saw what needed

belair real estate: More on BRAC in Harford County, Maryland - 02/04/07 12:17 PM
BRAC-Base Realignment And Closure-is a fancy way of saying the government established a committee and the committee filed a report to the Prez (in mid 2005) recommending the restructuring and/or closings of domestic military bases. As a result, many members of the military (and subsequent government employees) are going to be relocating all over the nation. We're gearing up for the effects of BRAC here in Harford County, MD since the Aberdeen Proving Ground is situated here and is a major employer in our area. Although the recommendations came in 2005, and we're seeing some of the effects here already-we're hearing that the full-blown
