Seeing is Believing

Lanette Branch - RE/MAX 1st Advantage Bel Air, MD

They say a picture is worth a thousand words and I concur.

If I tell you how great my seller's home is, I just might pique your interest to find out more.  However, if I show you how great that same home is...well, um...the possibilities are endless.

It's really all in the presentation, folks.  It's the showing, the physical evidence of something quite fantastic.  It's the kind of marketing that sets one listing agent apart from the rest. What I am outlining here is the … (2 comments)

sell in belair: Seller Tip: Eat Some Green Eggs & Ham - 01/07/11 11:33 PM
Serving up Green Eggs and Ham to Today's Seller
By Lanette Branch, RE/MAX 1st Advantage Realtor in Bel Air

It's vicious out there.
And surely you've heard:
Buyer's Market, dear Seller
An idea quite absurd.
Homes are sitting for eons
It's all in the News
Today's 3 inch headline?

SELLERS SINGIN' THE BLUES

Information abounds
On how you can sell:
Mow the lawn, rake the leaves,
Fix that pesky door bell.
Paint the rooms, clear the clutter,
Doggycare for Scruffy,
Clean the carpets, lose the pictures

sell in belair: Seller Tip: A Clean Home is a Happy Home and Happy Homes Sell - 08/05/10 12:47 AM
"Life's too short to clean your own home."
I remember reading this on a marketing piece for a housecleaning service and it just popped into my head as I recalled a recent experience...

"Life's too short to clean your own home."
REALLY?

Had a showing last night and was not at all amused.

Still trying to figure out exactly what happened.

First of all, it was only after a week's span of 4 different attempts at appointments that I was able to gain entry into the property.  Called the showing service.  Declined several times. … (3 comments)

sell in belair: Alice in Wonderland? - 06/26/10 11:47 AM
Alice in Wonderland?
More like AGENTS in Wonderland.
Rambling to Myself: Please tell me...someone, anyone(?) why some agents are pulling list prices out of their a$$e$ on a consistent basis?  My apologies upfront for the bluntness of my post, but, seriously, I've had enough.
Maybe it's my age.
As I get older, my bullcrap'o'meter gets a little more sensitive and I find it difficult to stomach the agents that price their listings based on what the seller needs to get from the transaction.
Whaa...?
There's this thing called a CMA.  We learned how to do these in Real Estate 101.  We … (14 comments)

sell in belair: State of the County - 06/23/10 09:11 AM
State of the State County
If you're a buyer looking to purchase in Harford county, MD, you really should get going. Houses are selling like...well, hotcakes.
An amazing thing is happening in and around Harford County, Maryland. Higher priced properties - the kind that historically stay on the market longer than more affordably-priced properties - are selling in record time.

It appears that BRAC is in full-force in Harford county. Military families relocating from New Jersey's Fort Monmouth to Maryland's Aberdeen Proving Ground are finding the right home at the right price and are making a move...literally.

sell in belair: Selling Your Overpriced Home: It Ain't For the Faint of Heart - 04/05/09 10:28 AM
Selling your home in today's marketplace is hard.  Selling your overpriced home in today's marketplace is downright MISSION: IMPOSSIBLE.
You're doing yourself, your home, and your agent a huge disservice by overpricing your home in the current buyer's market.  Overpriced homes get shown last, if at all, and they sit un-sold much longer than homes that are priced right.  You think that old strategy of pricing higher than your absolute minimum acceptable sales price will work because now you're adding some ‘padding'?
Seriously?
You think that's a good strategy?
Uh...no, it's not.
It's a terrible strategy and it absolutely does not … (8 comments)

sell in belair: Musings From Bel Air: I'm Starting To Take It Personally - 01/03/09 05:48 PM
I really am starting to take this all personally.
Did everyone I sold a property to in the last few years default on their mortgage?
No?
Then...if they haven't defaulted yet, are they about to?

I'm serious here.  It's all too much for a girl to bear.  I get a phone call or two each month now with a former client on the other end.  Most times these calls are asking for guidance on what to do now that they need to sell their home -- the home they just bought 2 or 3 years ago.
That's not good, because … (19 comments)
