Its fall and the leaves are turning and falling. Time to give your home a Fall tune up. Here are some tips to keep your home in good shape while the weather is still nice enough to get outside.
Keep Gutters clear, keep positive slope on your grade next to home and extend downspouts 4-6 ft from home to prevent water from collecting next to foundation. Also keep vegetation cut back at least 8" from siding to prevent water and pest damage.
Get your HVAC unit cleaned and checked out. Keep leaves and vegetation away from exterior heat pump compressors to ensure efficient operation. Consider installing a digital, programmable thermostat for improved efficiency. Get chimneys cleaned and inspected prior to use.
Check around windows and doors for air leaking in and replace old caulking for energy efficiency. Check the glazing / putty on single pane windows for cracking / loose areas and replace as needed.
Check insulation levels and distribution of insulation in attic to ensure proper coverage and prevent cold spots. Current standards for area are 12" of insulation over living areas. Consider adding insulation if level is low or if insulation has settled down. A few extra inches of insulation can make a big difference on a cold night, not to mention on your energy bills!
Check roof for loose or damaged shingles exposed nails and damaged plumbing vent flashings. These can lead to leaks and costly repairs.
Check siding for loose areas, damage or rot. Check brick for loose or cracked mortar joints which could allow water infiltration and damgage to bricks in cold weather.
Seal cracks in concrete sidewalks, patios and exposed foundations to prevent water infiltration and damage due to frost heaving.
