Calling All Investors! 42 Tenant Occupied Single Family Residential Homes - 06/21/08 11:01 PM
**Due to the nature of this listing, pictures are not being provided publically**
With the amount of foreclosures on the market, rental property has become somewhat of a hot commodity in our area.  What else are people going to do that are losing their homes?
I have an investor who is selling off part of his portfolio.  I have sold several of his multi-family properties and now have a package deal on 42 homes.  These homes are not being sold as pre-foreclosure homes. The investor is simply changing markets.
These are all located in the Forest Park, Georgia area.  They are … (4 comments)

To Scoop Poop or Not? (My Rant)! - 06/21/08 10:29 PM

Wednesday of this week, I received an email from a very nice couple who wanted me to show them a couple of homes this morning.  We had agreed to meet at the first home.
Note: Both of these homes are foreclosures.  They both have lockboxes, but no signs in the yard.  Wow!  What a wonderful job of marketing that is being done here.  I guess I should add that one of the homes had the lockbox, but the code was wrong and the agent has yet to return my call.  My buyers want to go under contract within a WEEK!

Thank You Active Rain: Why we do what we do....I do it for my Sellers! - 06/21/08 09:11 PM
We all have hot buttons and reasons that we do what we do.  I am sure we are hoping to make a living selling Real Estate, but what is your focus?  Is it the commission check?  Is it the satisfaction of having a closing? For me, it is simply to do the best job I can for my sellers.
I tend to get very emotionally attached to my sellers property.  I think this is one of the reasons I am able market them the way I do.  A few months ago, I shared a story wtih you, A Client's love story....A $19,000 … (5 comments)

Most Positive Experience: Active Rain Changed Many Aspects Of My Life - 06/18/08 10:56 PM
If you ask my husband, he will tell you that one of my biggest downsides is that when I get discouraged about something, I go looking for something to replace whatever is causing the discouragement.  A little over a year ago, I found Active Rain, but had no idea what to do with it.  I played a little here and there.  Slowly I began to catch on, and the rest is history. It is hard to admit that at age 39, I really wasnt sure where I was suppose to be or what I was suppose to be doing in life.  … (17 comments)

Expired Letters...To Share or not to share? - 06/17/08 04:27 PM
Since posting, Expired Letters: Attracting the Cream of the Crop!, my email has been getting a steady flow of people asking if I can share my letter with them.  The fact is...I would love to. The truth is...I can't.  Why? a few reasons.
This is not simply a letter.  It is an expired listing package.  It is not something that Katerina sat down and wrote in an hour or so.  I had to send her information, maps, neighborhood statistics and other things for her to develop this letter.  This package is designed for your area and no one else's.  My letter … (15 comments)

Sellers: Does Your Agent Return Your Call? - 06/15/08 11:04 PM
Last Friday was a big day for me. I was going to spend the day with some very special buyers.  What made them so special? I am selling both of their homes, as they are getting married in July.  We were going to spend Friday out looking at homes.  We are up against a July 19 deadline.

I started out Monday with 16 homes they were interested in.  They are very specific about some of the requirements such as schools, etc.  So, I decided to call the agents and pre-qualify the home, as to not waste our time.  It was … (7 comments)
