&lt;td valign="top" align="left" width="65%"&gt;The kids are getting back into the routine of school. The staff is hopefully regaining some control of the students and it is now time for us to take advantage of a very cost effective way to reach out into our communities!
&lt;p&gt;We did this last year at the school our son attended.&amp;nbsp; This year, we are going county wide and I am very excited to begin the foot work to get it done.&amp;nbsp; What is it?&lt;/p&gt;

&lt;td width="100%" colspan="2"&gt;Our company is going to sponsor MANY contests throughout the counties we market.&amp;nbsp; For the elementary schools, we are working on coloring contests.&amp;nbsp; For the middle schools, we will focus on something maybe something earth related.&amp;nbsp; For the high schools, I am not sure yet, but maybe it will history based.
&lt;p&gt;We awarded ribbons to every participant and trophies in three age categories. We did this for less than $100 and the kids were elated!&amp;nbsp; We took their pictures, put them up on a website and the school paper even wrote an article on the contest.&amp;nbsp; Not only did we team up with the school as a business partner, but we held a contest that every participant could be proud of.&amp;nbsp; We also did a pizza party for the class with the most entries!&lt;/p&gt;
&lt;p&gt;After the contest you can send a thank you note to the parents for allowing their children to participate.&amp;nbsp; Send them a business card and let them know your willing to reach out to other schools or organizations in the same way.&amp;nbsp; Be sincere about it!&lt;/p&gt;
&lt;p&gt;You can expand on this idea in many ways.&amp;nbsp; You just need to be creative.&lt;/p&gt;
&lt;p&gt;Being active in your community is one of the best ways to build your business.&amp;nbsp; Let people know it isn't all about the commission.&amp;nbsp; It is more about helping the community and making a difference.&amp;nbsp; Once you do this, you will want to do more and more.&amp;nbsp; The smile on a child's face is worth more than any amount of money!&lt;/p&gt;

      <title>MIA:  Life Keeps On Keeping On!</title>
      <description>&lt;p&gt;I almost forgot what the blogging world was like.&amp;nbsp; For the past month, I have been dealing with issues that come second to nothing...My Family!&amp;nbsp; The funny thing is that business kept on keeping on too!&amp;nbsp; Most people believe that if you arent working your business 24/7 then it wont be successful. I say...HOGWASH!&lt;/p&gt;
&lt;p&gt;My middle daughter Megan was home from the Army for a couple of weeks recovering from surgery to remove a tumor from her leg.&amp;nbsp; Luckily, it was caught in time.&amp;nbsp; Being 19, when the doctor was explaining the situation to her, thankfully, she didnt really realize quite how serious it was.&amp;nbsp; She is doing well, and will have a surgery on her heel in October sometime.&amp;nbsp; She is back at&amp;nbsp;Ft. Campbell, KY&amp;nbsp;and proudly serving our country.&lt;/p&gt;
&lt;p&gt;My little man, Markus was having some issues with headaches.&amp;nbsp; We went to the doctor to only be referred to a neurologist.&amp;nbsp; It took 2 weeks to get the referral&amp;nbsp; and get seen.&amp;nbsp; As a mom, maybe it is natural, but all I could think about was what if it was something really serious.&amp;nbsp; We went for that appointment to find out they are convinced he is having pediatric migraines.&amp;nbsp; So, we off set with Motrin.&amp;nbsp; Whew!&amp;nbsp; We made it through this one too!&lt;/p&gt;
&lt;p&gt;Due to some accreditation issues within our school system, we also made the decision to homeschool this year.&amp;nbsp; This was a tough decision, as it is a real time committment.&amp;nbsp; However, my youngest daughter has started her program and is really enjoying it.&amp;nbsp; Markus starts September 15th and is asking me every morning if it is time to start yet.&amp;nbsp; Getting set up and coming up with&amp;nbsp;a workable schedule has been tough and I am still working on getting it all settled.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Over the course of the summer, we have been faced with lots of decisions and moments of real worry.&amp;nbsp; However, as summer winds down, today I am filled with real joy.&lt;/p&gt;
&lt;p&gt;&amp;lt;---Is my oldest daughter Amanda.&amp;nbsp; I&amp;nbsp;have written&amp;nbsp;about her before.&amp;nbsp; She was going to get her real estate license and work with mom.&amp;nbsp; Well, after going to part of the finance class, she quickly decided that was not for her.&amp;nbsp; I tried to explain to her that it isnt as bad as it seems.&amp;nbsp; But, I want her to be happen, so I let it go.&lt;/p&gt;
&lt;p&gt;For several months, she has been feeling a little lost, not really knowing what to do with her life.&amp;nbsp; For her this is very out of the ordinary.&amp;nbsp; She is wonderful at whatever she does, but she just couldnt seem to find that right place.&lt;/p&gt;
&lt;p&gt;She looked at going to medical school.&amp;nbsp; She looked at going to work at Walgreens as a manager (she had worked there for 4 years while in school).&amp;nbsp; She even looked joining the Army.&amp;nbsp; She was just clueless.&amp;nbsp; Well, a couple of weeks ago, she decided on the Army.&amp;nbsp; She chose to be a cook with a $30,000 sign on bonus, can you believe that??&amp;nbsp; Well that night, she screwed up making some noodles out of a box.&amp;nbsp; She quickly decided to go into the nuclear field.&amp;nbsp; Nothing like night and day.&amp;nbsp;I am not totally sure what she will be doing but I know it just sounds dangerous!&lt;/p&gt;
&lt;p&gt;Today, she left.&amp;nbsp; It has been months since I have seen her so happy and yet so nervous about something.&amp;nbsp; She made the decision to step out on a limb and do something that could potentially have the biggest impact on her life ever.&amp;nbsp; The boy in the picture is the love of her life, Gabe.&amp;nbsp; She has no idea what will become of their relationship.&amp;nbsp; She hopes that he will still be there when she gets through with boot camp and AIT school.&amp;nbsp; After all, she waited for him while he was off in other countries studying Art.&amp;nbsp; Only time will tell.&lt;/p&gt;
&lt;p&gt;This all has taken place over the past month.&amp;nbsp; While I was dealing with these issues, I was amazed at how my business was still building.&amp;nbsp; I have to give a lot of that&amp;nbsp; credit to blogging.&amp;nbsp; Your blogs are out there getting Google juice and your still promoting even when you need take some time off.&lt;/p&gt;
&lt;p&gt;There are some other things that I have been doing here and there during this time, but quite frankly, I have felt a real numbness.&amp;nbsp; You know how it goes, when it rains, it pours.&amp;nbsp; I have felt like I have been in the middle of one heck of a hurricane or something.&lt;/p&gt;
&lt;p&gt;My point is really this....When you need to take some personal time is your business set up so that you can keep on building it?&amp;nbsp; Have you taken the steps that need to be taken to insure that everything doesnt fall apart?&amp;nbsp; There is life beyond real estate!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The cool thing is that if your marketing in the right areas, your efforts will keep you keeping on, even when you need to take a little time away!&lt;/p&gt;
&lt;p&gt;It sure does feel good to be back in the blogging world!&lt;/p&gt;

      <title>Calling All Investors! 42 Tenant Occupied Single Family Residential Homes</title>
      <description>&lt;p style="text-align: center;"&gt;&lt;strong&gt;**Due to the nature of this listing, pictures are not being provided publically**&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With the amount of foreclosures on the market, &lt;strong&gt;rental property&lt;/strong&gt; has become somewhat of a hot commodity in our area.&amp;nbsp; What else are people going to do that are losing their homes?&lt;/p&gt;

The investor is simply changing markets.&lt;/p&gt;
&lt;p&gt;These are all located in the &lt;strong&gt;Forest Park, Georgia&lt;/strong&gt; area.&amp;nbsp; They are all within 3 miles of each other, a nice plus for managing purposes.&amp;nbsp; In fact, they are in groups.&amp;nbsp; An example is there is one street with 14 of the homes, another one with 16 homes and so on.&lt;/p&gt;
&lt;p&gt;Six of the homes sit on a small lake, which also is part of the deal. On the same road&amp;nbsp;they have an addition 6 to 8 acres that can be used for future expansion.&lt;/p&gt;
&lt;p&gt;The majority of the homes were built in 1997 or later.&amp;nbsp;There are a few brick homes that were built in the 60's, but in great shape.&amp;nbsp; The majority are 3 bedroom / 1 bath.&lt;/p&gt;
&lt;p&gt;Again, TENANT occupied!&amp;nbsp; The tenants do not know they are for sale. Most tenants are on a year lease which then goes month to month.&lt;/p&gt;

      <title>To Scoop Poop or Not? (My Rant)!</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/3/6/7/2/ar121410444227631.jpg" height="156" alt="" width="105" style="float: left; margin: 4px; border: black 2px solid;" /&gt;&lt;/p&gt;
&lt;p&gt;Wednesday of this week, I received an email from a very nice couple who wanted me to show them a couple of homes this morning.&amp;nbsp; We had agreed to meet at the first home.&lt;/p&gt;
&lt;p&gt;Note: Both of these homes are foreclosures.&amp;nbsp; They both have lockboxes, but no signs in the yard.&amp;nbsp; Wow!&amp;nbsp; What a wonderful job of marketing that is being done here.&amp;nbsp; I guess I should add that one of the homes had the lockbox, but the code was wrong and the agent has yet to return my call.&amp;nbsp; My buyers want to go under contract within a WEEK!&lt;/p&gt;
&lt;p&gt;Back to my MAIN rant for the day.&amp;nbsp; I meet them, we shake hands and I give them my business card.&amp;nbsp; We chat for a few minutes and decide to walk in the first home.&lt;/p&gt;
&lt;p&gt;It has potential for the price.&amp;nbsp; We are discussing the house when we walk into the master bedroom.&amp;nbsp; UGH!&amp;nbsp; There is dog crap all over the floor!&amp;nbsp; Now, I understand that it is a foreclosure.&amp;nbsp; What I don't understand is how the agent could market this home this way.&amp;nbsp; Maybe that is why there is no sign out front. Atleast sweep it into a dust pan and throw it out!!!!&amp;nbsp; There was nothing else in this house but that.&amp;nbsp; It was also in the family room.&lt;/p&gt;
&lt;p&gt;As an agent, you did give us a good laugh.&amp;nbsp; My buyers thought your a lousy agent.&amp;nbsp; Couldnt understand how you expected people to look past that. I chalked you up as another agent who just doesnt care about what your selling.&lt;/p&gt;
&lt;p&gt;Yeah, its a foreclosure and your name is associated with it. No we are not cleaning people, but we should take care of business, dont you think?&amp;nbsp; The mortgage company isnt even in the state probably, and remember...You represent the seller!&lt;/p&gt;
&lt;p&gt;Maybe I just take my listings to seriously!&amp;nbsp;I am done!&lt;/p&gt;

      <title>Thank You Active Rain: Why we do what we do....I do it for my Sellers!</title>
      <description>&lt;p&gt;&amp;nbsp;We all have hot buttons and reasons that we do what we do.&amp;nbsp; I am sure we are hoping to make a living selling Real Estate, but what is your focus?&amp;nbsp; Is it the commission check?&amp;nbsp; Is it the satisfaction of having a closing?&amp;nbsp;For me, it is simply to do the best job I can for my sellers.&lt;/p&gt;
&lt;p&gt;I tend to get very emotionally attached to my sellers property.&amp;nbsp; I think this is one of the reasons I am able market them the way I do.&amp;nbsp; A few months ago, I shared a story wtih you, &lt;a href="http://www.activerain.com/blogsview/402227/A-Clients-Love-Story" target="_blank"&gt;A Client's love story....A $19,000 Price Reduction!&lt;/a&gt;.&amp;nbsp; &lt;strong&gt;This lead ultimately came from my Active Rain blog.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Many of you have asked how it was going with this property.&amp;nbsp; Well it SOLD!&amp;nbsp; Are those not the best words we can ever hear?&amp;nbsp; SOLD! SOLD! SOLD!&lt;/p&gt;
&lt;p&gt;I have also been asked how I get 2 to 4 listings on average per week.&amp;nbsp; I am going to share that with you right now.&lt;/p&gt;
&lt;p&gt;This is a testimonial I received today from sellers that I will never forget, for they gave me a wonderful outlook not only to life, but&amp;nbsp;on marriage...&lt;/p&gt;
&lt;p&gt;&lt;em&gt;" Somtimes we come across a person who does something so wonderful for us that words just can't convey your gratitude.&amp;nbsp; This is how we feel about Brande and her selling our house.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Our house was previously listed with 2 other agents, who combined, didn't show the house as much as Brande did.&amp;nbsp; She did everything possible to get a buyer, even after the market made such a drastic change.&amp;nbsp; To make things worse, the county is perhaps going to lose its accreditation.&amp;nbsp; Why would anyone want to buy our house? Because Brande did her job and she did it so well!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;God placed a dream in mine and my husband's hearts several years ago to move to the coast of Alabama, where I grew up.&amp;nbsp; We figured when he retired the timing would be perfect so in 2005, we bought a house down here and began making plans. We were trusting God and His perfect plan for our dream to be fulfilled.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;It was no accident when my daughter called me one day and gave me Brande's name and number..she said, "Mama, you need to call her...She'll be the one to sell your house"...I thought yeah...ok...so what else is new?&amp;nbsp; We'd already been listed with two other agents who had not sold it so I figured, why get excited.&amp;nbsp; Brande looked around the house and then went outside into our little corner of paradise.&amp;nbsp; She was thrilled to accept our house and my husband and I both knew, this lady was gonna get us moved to Alabama!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Brande had it in heart to sell our house because she knew there was a plan in place.&amp;nbsp; I had gotten the most perfect job, but, it was in Alabama!&amp;nbsp; I began working on Feb 25, so I came down and my husband came for the weekends.&amp;nbsp; Once Brande learned of our situation, she was a force to be dealt with concerning the sell of our home.&amp;nbsp; She knew that in the 39 years we'd been married, we'd never been seperated except for a fishing trip that my husband took years ago.&amp;nbsp; Brande literally sat in front of the house trying to figure a way to get a buyer.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;She contacted someone who had seen the house earlier and had loved it but the timing wasn't right.&amp;nbsp; The person immediately wanted to see the house again...this was Mother's Day weekend.&amp;nbsp; We signed a contract on Memorial Day and closed on June 5th.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;No money can be placed on the joy that my husband and I now share because we can now begin our life in Alabama together! Brande has helped our dream come to pass and for this, she will not only forever be our friend, but also our hero...thanks Brande!" &lt;p&gt;&lt;strong&gt;This for me, this &amp;nbsp;is what makes everything I do soooo worth it.&amp;nbsp; I dont care about the commission during the selling process.&amp;nbsp; I don't care about it at closing.&amp;nbsp; All I want to see is my sellers sitting at the closing table with a smile on their face, knowing that life has just begun once again. The commission is nice when it clears the bank!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The sell of this home should have happened YEARS ago. The home offered more features than anything in the area, and was a hard sale for that reason.&amp;nbsp; This home looks like all the others, but behind it is true paradise.&amp;nbsp; The superadequacies of this home was such, that it was going to take the PERFECT person to buy it.&lt;/p&gt;
&lt;p&gt;I will be writing another post about the buyers side of this transaction in the next couple of days. That story is wonderful as well.&amp;nbsp; The sellers and buyer really became friends.&amp;nbsp; To see them at closing, sharing the history of the home and the buyer truly appreciating is what moves me.&lt;/p&gt;
&lt;p&gt;Marketing is sooo key to selling into today's market.&amp;nbsp; However, truly understanding your clients and their needs is more so important.&amp;nbsp; I am connected to my sellers.&amp;nbsp; I can feel their need and desire to sell.&amp;nbsp; Sometimes, I have been known to shed a tear with them.&amp;nbsp; Some tears are of joy, some are of sadness for the situation they face.&lt;/p&gt;

      <title>Most Positive Experience: Active Rain Changed Many Aspects Of My Life</title>
      <description>&lt;p&gt;If you ask my husband, he will tell you that one of my biggest downsides is that when I get discouraged about something, I go looking for something to replace whatever is causing the discouragement.&amp;nbsp; A little over a year ago, I found Active Rain, but had no idea what to do with it.&amp;nbsp; I played a little here and there.&amp;nbsp; Slowly I began to catch on, and the rest is history. It is hard to admit that at age 39, I really wasnt sure where I was suppose to be or what I was suppose to be doing in life.&amp;nbsp; However, there are a few members (some of which have no idea) that helped me become a better person. I would like to introduce you to some of my favorite Active Rain members.&amp;nbsp; If I don't mention you, know that your just as special...but I only have so much time to type this...lol&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;br /&gt;&lt;a href="http://activerain.com/mflanders" target="_blank"&gt;Mark Flanders&lt;/a&gt;&amp;nbsp;: Mark was the first person to ever acknowledge my writing.&amp;nbsp; He was the first person to ever "Feature" one of my posts.&amp;nbsp; I really am not that great of a writer, but he gave me the confidence to keep writing.&amp;nbsp; Once, I had not written for awhile and he sent me an email wanting to know where I was.&amp;nbsp; Now that I think back, it didnt really matter how bad the post was, he was always positive about it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mark hasnt been on AR in a long time. Atleast he hasnt posted, but I do check daily in the hopes that he might reappear someday.&amp;nbsp;He was very involved in Active Rain in the beginning and I am sure that others really miss him as well. His encouragement is the reason I never quit blogging.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/5/6/6/1/ar121375711416652.jpg" height="127" alt="" width="170" style="float: right; margin: 4px; border: black 2px solid;" /&gt;&amp;nbsp;&lt;a href="http://activerain.com/sundusk" target="_blank"&gt;TLW&lt;/a&gt;, what a hoot she is!&amp;nbsp; She was another one of my first contacts.&amp;nbsp; However, my contact with her was more than most could understand. I lost my mother in June of 1997&amp;nbsp;to cancer.&amp;nbsp; Growing up with my mother was difficult for many reasons.&amp;nbsp; She was basically a suicidal alocoholic. Many time I can remember driving down the road with a gun and suicide letters sitting next to me.&amp;nbsp; Many times I convinced her to turn around and go home to sleep it off.&amp;nbsp; These events caused me to not allow my children around her much. Our relationship was very strained for others reason as well, some that I was at fault for.&amp;nbsp; Since my mothers death, I have had a real hard time remembering the good things about my mom.&amp;nbsp; The bad times and the weeks before her death seemed to over shadowed everything good.&amp;nbsp; When I first&amp;nbsp;read TLW's blog, I was hooked.&amp;nbsp; She reminds me of my mom in the "good" times.&amp;nbsp; Her wit, antics and smile.&amp;nbsp; I often find myself visiting her blog when I am thinking about my mom. She just simply puts a smile on my face.&amp;nbsp; TLW added me as an associate and wrote, "Her mom and I would have made a good team".&amp;nbsp; LOL... it would have been a scary team.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;br /&gt;&lt;a href="http://www.activerain.com/blogs/michellede" target="_blank"&gt;Michelle DeRepentigny&lt;/a&gt;, my virtual sister.&amp;nbsp; Shortly after I started on Active Rain, Michelle and I became Associates and subscribed to each others blogs.&amp;nbsp; For me anyways, there was a sisterly bond there and still is today.&amp;nbsp; Michelle and I dont live that far apart, but have yet to meet.&amp;nbsp; I guess I need to take a day from my busy schedule and treat her to lunch.&amp;nbsp; After all, I know she is slammed to the wall busy.&amp;nbsp; Michelle is a real animal fanatic.&amp;nbsp;She is a broker and it is obvious that her caring attitude cares over into her office.&amp;nbsp; After reading some of her posts on what she does for her agents, I thought about moving from the family business to work with her.&amp;nbsp; Ok, not exactly, cant leave the family business.&amp;nbsp; Her dedication to the industry is something that I really&amp;nbsp;admire about her. I will never forget Project Blogger, we were both so disappointed that neither one of us were chosed as apprentices.&amp;nbsp;Michelle, we gotta do lunch!&lt;/p&gt;

Since day one I have followed him on Active Rain.&amp;nbsp; He has so much to offer those of us just starting out in the business.&amp;nbsp; I went back and read every single post he ever wrote.&amp;nbsp; He makes a lot of sense and can yet be so diplomatic at times.&amp;nbsp; His approach to the business and his clients is something that everyone should want to emulate.&amp;nbsp; If someone was to ask me who I thought was the best on Active Rain, he would be at the top of my list.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have been posting a lot lately about my expired listings package.&amp;nbsp; What I havent mentioned is that it is because of Broker Bryant that I even started working expired a year ago.&amp;nbsp; Being consistent and putting customer service first are two of the things I will remember him for.&amp;nbsp; Big Bertha has also brought a lot of good laughs into my Active Rain experience. Only BB could get away with that.&lt;/p&gt;

(Geez, who doesnt have one of those three things).&amp;nbsp; Katerina has shown me that we can overcome&amp;nbsp;our past&amp;nbsp;and become amazing people.&amp;nbsp; Not only has she helped me on a personal level, but my business is exploding and I am looking at an amazing future.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I started attending church regularly about a year ago.&amp;nbsp; I felt that it was something that was really missing from my life.&amp;nbsp; I have become very active in our church. I really enjoy helping those that are less fortunate.&amp;nbsp;&amp;nbsp; I didnt realize just how much I was missing, until I started back.&amp;nbsp; I didnt realize how screwed up my life was either.&amp;nbsp; It wasnt until Katerina started coaching me though, that I REALLY believed I could do anything I wanted to do.&amp;nbsp; Her strength, belief and stearn words when needed will carry on with me long after the coaching is done. From the bottom of my heart, " Katerina, your my inspiration and you will never know just how much you have given me.&amp;nbsp; Thank you!"&lt;/p&gt;

      <title>Expired Letters...To Share or not to share?</title>
      <description>&lt;p&gt;Since posting, &lt;a href="http://www.activerain.com/blogsview/552137/Expired-Letters-Attracting-the" target="_blank"&gt;Expired Letters: Attracting the Cream of the Crop!&lt;/a&gt;, my email has been getting a steady flow of people asking if I can share my letter with them.&amp;nbsp; The fact is...I would love to. The truth is...I can't.&amp;nbsp; Why? a few reasons.&lt;/p&gt;
&lt;p&gt;This is &lt;strong&gt;not&lt;/strong&gt; simply a letter.&amp;nbsp;&lt;strong&gt; It is an expired listing package.&lt;/strong&gt;&amp;nbsp; It is not something that &lt;a href="http://activerain.com/blogs/wellingtonhomes" target="_blank"&gt;Katerina&lt;/a&gt; sat down and wrote in an hour or so.&amp;nbsp; I had to send her information, maps, neighborhood statistics and other things for her to develop this letter.&amp;nbsp; This package is designed for your area and no one else's.&amp;nbsp; My letter would not work well in other areas.&lt;/p&gt;
&lt;p&gt;The package is&amp;nbsp;highly customized.&amp;nbsp; She uses the items I mentioned above, but then also researchs keywords in your area.&amp;nbsp; When done with the research, dont be suprised if Katerina knows more about your market than most agents.&lt;/p&gt;
&lt;p&gt;If you do not want to pay for the expired listing package to be developed for you, you can always read her &lt;a href="http://activerain.com/blogs/wellingtonhomes/tags/expired%20listings" target="_blank"&gt;expired listing package posts&lt;/a&gt;.&amp;nbsp; She shares the basics freely.&amp;nbsp; You can develop your own letter from the information you will find there.&lt;/p&gt;
&lt;p&gt;Here is the biggest benefit for me...Katerina will only develop ONE Expired Listing Package per area.&amp;nbsp; No one else in your market will ever stand a chance of getting your material to copy unless you share it. Yes, we sometimes send an expired eltter to the owner who just happens to be an agent.&lt;/p&gt;
&lt;p&gt;Look at it like this....One sale and the package is more than paid for.&amp;nbsp; One listing and the package is more than paid for because that one listing will cause other listings to happen.&lt;/p&gt;
&lt;p&gt;If you have been working the expired listing market for awhile, or are just breaking into the expired listing market, it is never to late to revamp what your using.&amp;nbsp; In fact, a change in material might just open a lot of doors.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;So, I apologize that I can not send you all a copy of my letter, but I would be happy to answer questions that might like my input on...email those to many any time :-)&lt;/p&gt;

      <title>Expired Letters...Attracting the Cream of the Crop!</title>

&lt;p&gt;&lt;span style="font-family: Arial;"&gt;We have always worked expired listings.&amp;nbsp; We have always had success with them. However, I wanted to work smarter, not harder.&amp;nbsp; When I came the realization that I needed to change my market, it was about the same time that &lt;a href="http://www.activerain.com/wellingtonhomes"&gt;Katerina Gasset&lt;/a&gt; announced her &lt;a href="http://www.activerain.com/blogsview/386873/Discover-The-Keys-To"&gt;The Keys To Your Success&lt;/a&gt; contest.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;&lt;img src="http://activerain.com/image_store/uploads/1/8/9/3/6/ar121357692263981.jpg" height="240" alt="" width="320" style="float: left; margin: 4px; border: black 2px solid;" /&gt;We were getting 2 to 4 listings a week.&amp;nbsp; However, at the time my expired letter was not what it should have been about.&amp;nbsp; We could list $100,000 and below homes all day long with this letter. We would get several $200,000 and below, as well. At any given time, we had no less than 30 listings.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;After winning the contest, I quickly learned some things that would change my business forever, including my expired listing system.&lt;/span&gt;&amp;nbsp; (&lt;span style="font-family: Arial;"&gt;Let me echo Katerina...&lt;strong&gt;It is fantastic to be the second or third agent!&lt;/strong&gt;)&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;I switched my market to the most luxurious communities south of Atlanta, Ga.&lt;strong&gt;&lt;span style="color: #0000ff;"&gt; &lt;/span&gt;&lt;span style="color: #008000;"&gt;Homes for sale in Lake Spivey, Heron Bay, Eagles Landing Country Club, Crystal Lake Communities, Eagle's Brook and Mallards Landing, all offer some of the most luxurious homes in the Atlanta, Ga market.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; They are either lakefront, golf course or fly in communities.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;I was going from one end of the spectrum to the other, and the only two things I have changed were some personal beliefs and my expired letter.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;&lt;img src="http://activerain.com/image_store/uploads/6/5/0/1/5/ar121357720851056.jpg" height="240" alt="" width="320" style="float: right; margin: 4px; border: black 2px solid;" /&gt;If I was having such success with my expired letter program before, why did I change it?&amp;nbsp; Well, I have to work just as hard for an $80,000 listings as I would a $1,000,000 listing. That part to me is a no brainer.&amp;nbsp; The other reason is, I base my business all around my clients, but my original expired letter was all about us, and that wasn't going to get me to where I wanted to be.&amp;nbsp; My first letter worked great for my past market, but I had to step it up several notches for where I was heading.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;I find it hard sometimes to write for the consumer.&amp;nbsp; In fact, I think most of us find it a lot easier to write about what we do, what we can do, what we have done, etc.&amp;nbsp; That is where the problem comes into play.&amp;nbsp; Consumers are ALWAYS getting the "What I can do for you" mail. &lt;strong&gt;It is refreshing for them to receive a letter that is focused on them.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;It is really hard when your trying to break into a new market.&amp;nbsp; No one knows you.&amp;nbsp; Your up against those Realtors that have been working the area, and those that actually live in the area.&amp;nbsp; The expired system is a great way for them to start getting to know you.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;I will be posting more on the turns that my business has been taking while working the &lt;a href="http://www.activerain.com/wellingtonhomes"&gt;Katerina&lt;/a&gt;. I have been so busy that blogging has been tough.&amp;nbsp; The real deal though is this.....if your blogging consistently and working expireds correctly, you should be swamped with business.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Arial;"&gt;I know a lot of people refuse to work expired listings, but this one of the most powerful systems I use in my business.&amp;nbsp; &lt;/span&gt;&lt;/p&gt;

      <title>Sellers: Does Your Agent Return Your Call?</title>
      <description>&lt;p&gt;Last Friday was a big day for me. I was going to spend the day with some very special buyers.&amp;nbsp; What made them so special? I am selling both of their homes, as they are getting married in July.&amp;nbsp; We were going to spend Friday out looking at homes.&amp;nbsp; We are up against a July 19 deadline.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;img src="http://activerain.com/image_store/uploads/4/4/2/4/5/ar121358850654244.jpg" height="156" alt="" width="208" style="margin: 4px; border: black 2px solid;" /&gt;&lt;/p&gt;
&lt;p&gt;I started out Monday with 16 homes they were interested in.&amp;nbsp; They are very specific about some of the requirements such as schools, etc.&amp;nbsp; So, I decided to call the agents and pre-qualify the home, as to not waste our time.&amp;nbsp; &lt;strong&gt;It was also important that the&amp;nbsp;agents&amp;nbsp;understood this was a one day deal!&amp;nbsp; Also, keep in mind we were looking at $500,000 homes.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Again...16 homes.&lt;/p&gt;
&lt;p&gt;Monday: I reached 5 agents. Left 11 messages. 2 called me back.&lt;/p&gt;
&lt;p&gt;Tuesday: Called the 9 that never called me back. None returned my calls.&lt;/p&gt;
&lt;p&gt;Wednesday: I was swamped, called 6 of the remaining 9 agents. 1 called me back.&lt;/p&gt;
&lt;p&gt;Thursday: I called ALL of them again to set up appointment times for Friday. I set 5 appointments. Left 11 messages.&amp;nbsp; One called me back at 11pm that night to confirm (atleast they were still working).&lt;/p&gt;
&lt;p&gt;Friday morning: I started calling agents at 8:30 am.&amp;nbsp; Come on...I have been trying to reach you all WEEK to view your clients home. A couple did answer this time.&lt;/p&gt;
&lt;p&gt;Friday night:&amp;nbsp;2 calls from agents apologizing.&amp;nbsp; They wanted to know if my clients would still like to see the house. Hmmmpf!&amp;nbsp; Did you not listen to my message?&lt;/p&gt;
&lt;p&gt;I still havent heard from the rest.&lt;/p&gt;
&lt;p&gt;Now, I know as a Seller you expect your home to be shown and it should be.&amp;nbsp;&amp;nbsp;If your agent isnt answering your calls, what makes you think they are answering calls from other agents?&amp;nbsp; This is the biggest complaint that I get from Sellers.&amp;nbsp; It is no wonder they are frustrated!&lt;/p&gt;
&lt;p&gt;In today's market, especially, I find this to be unacceptable. Test an agent before you sign with them. How long does it take for them to return your phone call?&amp;nbsp; Ask them their phone hours.&lt;/p&gt;
&lt;p&gt;We answer our phones from 8am to 10pm, 7 days a week. If we dont answer, you atleast know you WILL get a call back asap.&lt;/p&gt;

      <title>I was going to let it go, but....</title>
      <description>&lt;p&gt;With today being Memorial Day, I spent it like most days working.&amp;nbsp; I had made up my mind that I wasnt going to post about it being Memorial Day. I was just going to read the many posts on about it on Active Rain, and enjoy everyone else's thoughts.&amp;nbsp; That was until I read &lt;a href="http://www.activerain.com/blogsview/525096/Words-from-a-Fallen" target="_blank"&gt;THIS POST&lt;/a&gt;.&lt;/p&gt;

&lt;p&gt;The reason that I wasnt going to write about it was because most of you that follow me know about my daughter, Megan, joined the Army at the age of 18.&amp;nbsp; She is currently stationed in Ft. Campbell, Kentucky.&lt;/p&gt;
&lt;p&gt;She has always had a deep desire to go into the military, as both her father and I served as well.&amp;nbsp; It is weird how it just kind of gets in your blood.&lt;/p&gt;
&lt;p&gt;Anyway, I didnt want a bunch of thank you comments and I still dont.&lt;/p&gt;
&lt;p&gt;I simply want everyone to take a few minutes and think about everything you have because of those that have died defending our wonderful country.&amp;nbsp; Think about all those that are now serving.&lt;/p&gt;
&lt;p&gt;I tend to get pretty upset when all I hear in the media is how bad it is and the disrespect that our troops are shown.&amp;nbsp; Just because they are thousands of miles away, dont think that they dont know what is going on.&amp;nbsp; Regardless of what the media says, our troops believe in what we have.&amp;nbsp; They are fighting for YOU.&lt;/p&gt;

&lt;p&gt;For many of the troops what they are doing is simply their job.&amp;nbsp; They dont ask for a lot.&amp;nbsp; I know Megan has asked me a few times why the media portrays things they way they do.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Megan was suppose to leave for Iraq in April.&amp;nbsp; However, they found a tumor in her leg and therefore, has not left yet.&amp;nbsp; Eventually, she will.&amp;nbsp; Her boyfriend is currently serving in Iraq.&amp;nbsp;&amp;nbsp; Several of her friends are serving overseas.&amp;nbsp; Unfortunately, some have lost their lives.&lt;/p&gt;
&lt;p&gt;I sound like a broken record, but unless you have served, you can not understand the heart it takes.&amp;nbsp; When you serve, it is hard to listen to any song that is military related without getting choked up, shedding a tear or getting flat out angry.&amp;nbsp; Serving your country is a very emotional thing.&lt;/p&gt;
&lt;p&gt;Support is what they need.&amp;nbsp; Do they all agree with the current war? Not all of them, but they are doing their job and to them that is what matters.&amp;nbsp; Yes, some are upset and miserable, but the majority are not.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We need to always show support.&lt;/p&gt;
&lt;p&gt;Let me ask you this...We will always be in conflict somewhere.&amp;nbsp; It doesnt matter, as this is how we protect our freedom.&amp;nbsp; As a parent, the thought of my child being overseas scares me, but the pride I have in her for her dedication is beyond explanation.&amp;nbsp; So, would you rather be fighting overseas or here on our soil?&amp;nbsp; If your honest in your answer, I hope that will take the time and thank a veteran or current member of the military for their services.&lt;/p&gt;

      <title>Calling Out  AR Member...</title>

&lt;p&gt;Debbie is definitely an asset to Active Rain.&amp;nbsp; She is one of the most upbeat positive Realtors that I know here.&amp;nbsp; She also writes a mean blog.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Her attention to building her blog through her community is outstanding. Often, you can read her blog and feel like your a part of the local community.&amp;nbsp; You can name local business owners and are to date on the local events.&amp;nbsp; She knows how to market!&lt;/p&gt;
&lt;p&gt;Something else that she is...A very caring person.&amp;nbsp; A couple of days ago, I went to my mailbox.&amp;nbsp; I didnt expect much except junk mail and a bill or two.&amp;nbsp; Right on top, was a small envelope. I looked at the return address and it said, " Debbie Malone".&amp;nbsp; What a smile I had on my face.&lt;/p&gt;
&lt;p&gt;Debbie had taken time out of her day to write me a short note thanking me for my friendship.&amp;nbsp; Well, in reality Debbie, I should be the one thanking you.&amp;nbsp; She said that she had met some wonderful people here in the rain, and she is right.&amp;nbsp; There are some fantastic people here.&lt;/p&gt;

      <title>Congratulations...Another Milestone!</title>
      <description>&lt;p&gt;&lt;img title="My son Markus" src="http://activerain.com/image_store/uploads/6/6/2/5/5/ar121159551555266.jpg" height="397" alt="" width="320" style="float: left; margin: 4px; border: black 2px solid;" /&gt;I would like to introduce all of you to my son, Markus. I have written a little about him here and there, but we are celebrating something BIG!! Can you guess what it is?&lt;/p&gt;
&lt;p&gt;Yep, Kindergarten Graduation!&amp;nbsp; Markus attends &lt;a href="http://www.communitychristianschool.net" target="_blank"&gt;Community Christian School&lt;/a&gt;&amp;nbsp;in Stockbridge, Ga.&lt;/p&gt;
&lt;p&gt;I had written this post before and somehow deleted it. So, this one wont be as sappy, thank goodness. I was crying like a mom while writing it.&lt;/p&gt;
&lt;p&gt;I can remember back in 2000, when I told my girls that they were going to have a new step dad and their reaction was pretty uneventful.&amp;nbsp; Then a couple of months later came the news that I was pregnant.&amp;nbsp; You would have thought that life as we knew it was coming to an end.&amp;nbsp; Jennifer was 10 at the time and THRILLED. Amanda and Megan were 12 and 13, they were NOT happy.&amp;nbsp; They thought I was ruining their lives.&lt;/p&gt;
&lt;p&gt;Six years later (almost 7), things have really changed.&amp;nbsp; Amanda moved home from college because she didnt want to miss seeing him grow up, play soccer, or anything else that he decided to do.&amp;nbsp; Megan, who is in the Army, calls daily to talk to him ONLY. Jennifer, well...she is now 16 and her brother is just a pain in the butt.&amp;nbsp; The fact is that he RULES!&amp;nbsp; He is adored and spoiled by all three sisters.&lt;/p&gt;
&lt;p&gt;For Chris, Markus is a miracle.&amp;nbsp; Chris went from being 43 with no children to having 3 teenage daughters and a newborn.&amp;nbsp; For me, he was the last and the missing piece to a wonderful family.&lt;/p&gt;
&lt;p&gt;Graduation night, when they called his name, they announced that he wanted to be a policeman.&amp;nbsp; I smiled.&amp;nbsp; It is amazing how their dreams change even at such a young age.&amp;nbsp; Not to long ago, he wanted to move to Texas, rope wild horses and drink beer like a cowboy.&amp;nbsp; Ok, he watchs way to many old westerns, but he loves Gene Autry!!&lt;/p&gt;
&lt;p&gt;With two girls out of high school, and one that will be a Junior next year, I am still one of the youngest parents with a Kindergarten student at this school.&amp;nbsp; I am not afraid, I can confess that I am 39...lol&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What does surprise me is this...So many parents are PUSHING their children at such a young age to be this or that.&amp;nbsp; I watch this, and wonder to myself if some of the parents are trying to live their dreams through their children.&amp;nbsp; Dont get me wrong, I think it is great to encourage your children to be the best they can be.&amp;nbsp; I do it everyday.&amp;nbsp; However, I want them to be what THEY want to be.&amp;nbsp; It doesnt matter what it is, just as long as they are happy.&lt;/p&gt;
&lt;p&gt;Will Markus grow up to be that policeman, revert back to being a cowboy or move on to another dream? I dont know. I do know this...Regardless of what he becomes, there will be no one prouder of him than his mom.&amp;nbsp; I will continue to encourage him and remind him often that he can be anything he wants.&amp;nbsp; He just has to have the desire and belief.&lt;/p&gt;
&lt;p&gt;So, I proudly introduce to you, Markus Bradford, Class of 2008 graduate!&lt;/p&gt;

      <title>Sellers: Open Houses are still alive!</title>
      <description>&lt;p&gt;Sellers, do you want an Open House held?&#160; If so, you deserve it.&#160; After all, you have hired someone to get your home sold and all efforts should be made to accomplish that.&lt;/p&gt;

&lt;p&gt;Open Houses are not as popular as they were in the past for several reasons.&#160; People "shop" on the internet and various other avenues now a days.&#160; Open Houses are deemed by many in the industry as unsafe. Have you heard about the Realtors being raped and killed? Oh it is happening! Then there is the most common reason, they dont seem to be as cost effective and as buyer producing as they have been in the past.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;With that said...&lt;strong&gt;WE LOVE OPEN HOUSES!&lt;/strong&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In fact, we are sitting up 9 straight weeks of Open Houses, 2 per weekend, for a total of 18 over the next couple of months. Why? Because our clients want them done. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;But, there is a catch!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As Seller's, you play a big part in the results of that Open House.&lt;/strong&gt;&#160; You must be willling to listen to your Realtor and prepare the home for the big day.&#160; Take suggestions to heart, make your home appealing, and know that your Realtor will be doing everything possible to market your Open House.&#160; &lt;strong&gt;DO NOT ask your Realtor to postpone your Open House once the date is set.&lt;/strong&gt;&#160; Marketing should have begun already and it can really throw a kink in things, so get prepared.&lt;/p&gt;
&lt;p&gt;Often I am asked what we do to promote Open Houses.&#160; We take advantage of many avenues of marketing. Some people that we are insane to use some of it, but it works, and quite frankly that is all I care about.&lt;/p&gt;
&lt;p&gt;If your going to work wtih your Realtor and prepare for an Open House, find out what they are going to do as far as marketing.&#160; It is important that you know. In fact, it is important that you know what kind of marketing they are using anytime during the sale of your home.&lt;/p&gt;
&lt;p&gt;While we dont always have a great response to Open Houses, we have sold several that way!&lt;/p&gt;
&lt;p&gt;Sellers, ask your Realtor&#160;to do an Open House.&#160;Realtors, dont kill me, but our Sellers deserve all our efforts right now.&#160; A few hours wont hurt, and it could sell their home!&lt;/p&gt;

      <title>Atlanta, Ga: Short Sales: Get It Right The First Time!</title>
      <description>&lt;p&gt;If you missed the first artice in this series on &lt;strong&gt;Short Sales&lt;/strong&gt;, you need to be sure and read it, &lt;a href="http://activerain.com/blogsview/481453/Atlanta-Georgia-Short-Sales"&gt;Atlanta, Ga: Short Sales are Gaining Momentum!&lt;/a&gt;&#160;&lt;/p&gt;
&lt;p&gt;In the last week, I have received two emails and a &lt;strong&gt;Short Sale&lt;/strong&gt; &lt;strong&gt;listing&lt;/strong&gt; in the &lt;strong&gt;South Metro Atlanta Real Estate&lt;/strong&gt; market.&#160; One of the emails was full of concern over how a short sale would effect their credit score.&#160; The other email was wanting a simple explanation of how a short sale works.&lt;/p&gt;
&lt;p&gt;If your going to pursue a short sale it is imperative that you have all your paperwork in order the FIRST time so that there are more delays than necessary.&#160; I ask that my clients put together their paperwork, send it to me and I will forward everything to the mortgage company at one time.&lt;/p&gt;
&lt;p&gt;Here is what I have found works:&lt;/p&gt;
&lt;p&gt;1. Copies of the last two years of tax returns.&lt;/p&gt;
&lt;p&gt;2.&#160; Copies of the last two current pay stubs.&lt;/p&gt;
&lt;p&gt;3. Itemized list of household expeneses.&lt;/p&gt;
&lt;p&gt;4.&#160; List of current assets.&lt;/p&gt;
&lt;p&gt;5.&#160; A hardship letter explaining why it is that they need to do a short sale.&#160; My best advice, be sincere.&#160;&lt;/p&gt;
&lt;p&gt;6.&#160; A letter giving&#160;your Realtor&#160;permission to talk with&#160;your lender in regards to their loan and the sell of their home. When calling in, most of the time your Realtor will also need the last 4 digits of your social security number for verification.&lt;/p&gt;
&lt;p&gt;7. A&#160; copy of the listing agreement.&#160; You have to have your property listed before they will even consider a short sale.&#160; This is my personal experience.&lt;/p&gt;
&lt;p&gt;8. Depending on the property, location, etc.,&#160; I will often write an additional letter giving my explanation of the area and the current market in that area.&#160; If there is issues with the property, I will often take pictures&#160; and send those with the Short Sale package.&#160; I do this because mortgage companies usually know NOTHING about the market in your area.&#160; There can be issues that they have no way of knowing is effecting the values at any given time.&#160; It is our job to help them see what a benefit a Short Sale would be for this client.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Getting your information together in a timely manner is key.&lt;/strong&gt;&#160;&lt;strong&gt; Sending everything together is even more important.&lt;/strong&gt;&#160; The mortgage companies are very busy in their loss mitigation departments right now.&#160; To have your information half completed can really stall things.&lt;/p&gt;
&lt;p&gt;This list is from my experience, please be sure and check with your Realtor to see what it is that they will want you to have.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Short Sales can be successful!&#160; Preparation is KEY!&lt;/strong&gt;&lt;/p&gt;

      <title>My Knuckles Hurt...No Regrets!</title>
      <description>&lt;p&gt;By the title, did you think that I was in a fight?&amp;nbsp; If so, your right.&amp;nbsp; However, not over anything Real Estate related. I&amp;nbsp;am in a fight to make a diffference.&lt;/p&gt;&lt;p&gt;For the past couple of weeks, we have been helping a fellow church member, &lt;strong&gt;Drew Sewell&lt;/strong&gt;, gather volunteers for an upcoming event called &lt;a href="http://www.communityreachingout.com/allies/if/" target="_blank"&gt;Maximum Impact Fulton&lt;/a&gt;.&amp;nbsp; You will need to check out the event to appreciate the rest of this post.&lt;/p&gt;&lt;p&gt;Tonight, we met Drew and a few other volunteers to go and hand out flyers promoting this life changing event.&amp;nbsp;&amp;nbsp; Handing out flyers is a nightly event all week long leading up to the big event on Saturday. We were in an area where you just simply dont go alone if your not from around there.&lt;/p&gt;&lt;p&gt;Quite honestly, I was nervous.&amp;nbsp; Not nervous about the people, but I just didnt know what to expect.&amp;nbsp; As we started handing out flyers for this event, I noticed an excitement in the air.&amp;nbsp; As we talked to people, it was becoming obvious, this was going to be a huge event.&lt;/p&gt;&lt;p&gt;Ok, just in case you didnt go to the &lt;a href="http://www.communityreachingout.com/allies/if/" target="_blank"&gt;Maximum Impact Fulton&lt;/a&gt; link, let me explain.&amp;nbsp; Drew is a business owner in an area of Atlanta that is home to a large population of struggling people. Struggling beyond anything that many of us could understand.&amp;nbsp; The video on the &lt;a href="http://www.communityreachingout.com/allies/if/" target="_blank"&gt;website&lt;/a&gt; would help you, please check them out.&lt;/p&gt;&lt;p&gt;Well on Saturday, we are expecting about 5,000 people to attend this four hour event.&amp;nbsp; There will be live music, food, brand new clothing, health care packages,&amp;nbsp; medical care, haircuts, drug addiction counseling, games for the kids, worship and a whole lot of praying. The cost..Absolutely FREE!&amp;nbsp; This business man, has put this event together because of something that happened in his life, and Jesus spoke to him. Drew is making a real difference.&amp;nbsp; He has brought many organizations together to make this event a success.&lt;/p&gt;&lt;p&gt;So, we are walking around handing these out, everyone is very friendly and thankful.&amp;nbsp; What got me though was the kids who all wanted a flyer.&amp;nbsp; They wanted two or three just to have.&amp;nbsp; They would wave them as they ran around screaming FREE party. FREE&amp;nbsp; hot dogs, FREE snow cones.&amp;nbsp; The thought of the party brought them such joy and something to look forward to.&amp;nbsp; Will they show up? We sure hope so.&lt;/p&gt;&lt;p&gt;Looking into the adults eyes, the smile that comes across their face, the feeling you get as they reach out to shake your hand and sometimes give you a hug...It is so powerful.&amp;nbsp; It goes to show, &lt;strong&gt;everyone just needs to know that some one cares.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;No matter where a person is in life, they deserve respect.&lt;/strong&gt;&amp;nbsp; To you something could be a dump, to them it is their mansion, who are we to judge. There are people looking for help with no where to turn, we offered that place tonight and will every night this week.&lt;/p&gt;&lt;p&gt;As we were leaving, we saw this elderly man with a walker coming up the sidewalk.&amp;nbsp; He was limping. We gave him a flyer, asked him to please come.&amp;nbsp; He showed us where his ankle was gashed open.&amp;nbsp; He had been looking for some help with it, and no one would help.&amp;nbsp; People were turning this man away.&amp;nbsp; &lt;strong&gt;Are we all so wrapped up in our lives that we cant find the time to help someone that is really in need of some help?&lt;/strong&gt;&amp;nbsp; Listening to him, it appears that we are.&lt;/p&gt;&lt;p&gt;We banged on a whole lot of doors.&amp;nbsp; My knuckles are&amp;nbsp;really are sore, but the soreness is nothing.&lt;strong&gt;&amp;nbsp;If we are able&amp;nbsp;to reach even one person and make a difference in their life, we have done what we were sent to do.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I havent been to a Maximum Impact Fulton event before, this will be the third one.&amp;nbsp; However, I have been assured that my life will never be the same.&amp;nbsp; I will share some pictures and thoughts on the event Saturday night or Sunday.&lt;/p&gt;&lt;p&gt;I do know this, &lt;strong&gt;if you will just take a moment and reach out to someone that needs help, doesnt matter what kind of help, you could make the difference for them&lt;/strong&gt;.&amp;nbsp; In a blink of an eye, your life could fall apart and you could be where they are.&amp;nbsp; Be grateful for what you have, and help those that are less fortunate.&lt;/p&gt;</description>

      <title>Clayton County Homeowners: Calm Down, There are Options!</title>

The school system has been a struggle for many years.&#160;However, &lt;strong&gt;you MUST understand that it is NOT the education that the students are getting.&#160; It all boils down to the mis-management of the school board.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I heard today the UGA announced that as long as the students grades were good, even if accredidation was lost, they would accept Clayton County students.&#160; There are several other schools saying the same thing.&#160; This is great news!&#160; In fact, the house has passed a bill, and we are just waiting on the Governor to sign it.&#160;&lt;strong&gt; This bill will allow the state to step in and over see the school board and make sure that the accredidation is NOT lost come September 1, 2008.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Does this ease your mind at all?&#160; Nope, we have been battling this for years in Clayton County.&#160; In fact, truth be told, the citizen that voted for the board members need to rethink their criteria when it comes to voting. Ok, that might have ruffled some feathers, but the board is elected.&#160; Same thing with the other ELECTED officials that everyone is screaming about.&#160; &lt;strong&gt;As a community, we need to step up and turn things around. It is up to us!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;We&#160;live in Clayton County, we work in Clayton County and most importantly, we BELIEVE in Clayton County.&#160; We have been serving Clayton County for over 50 years and are dang proud of it.&lt;/p&gt;&lt;p&gt;So, everyone is thinking of moving. Some are literally moving and just leaving their homes.&#160; Calm down!       <title>Not an AR believer yet?</title>
      <description>&lt;p&gt;Blogging on AR takes a real effort for many, including myself.&#160; I am not as creative as I would like to be.&#160; I am working on it though.&#160; I wanted to take a quick minute and let you know that IF you will commit to building your blogs readership, you will get clients.&lt;/p&gt;&lt;p&gt;Last night, I came home from church to an email from a potential Seller.&#160; He basically stated that he was ready to sell his home and would like me to contact him.&#160; I replied back, asked him for his number and that I would call him today.&#160; When I called, I reached voicemail.&#160; Within 30 minutes he called me back.&lt;/p&gt;&lt;p&gt;Here is where AR becomes powerful though...When you get a referral from Active Rain, it is basically a done deal.&#160; At least that is what I am finding. People read what you write. They get a feel for your thought process and the way you conduct your business.&#160; When they contact you, it is because of YOU.&lt;/p&gt;&lt;p&gt;Blog! Blog! Blog!&lt;/p&gt;&lt;p&gt;I will be calling this client on Monday to discuss listing prices and&#160; the options that he has. Can I call him a client at this point? Absolutely, he was sold on my services and ability before we ever spoke.&#160; Tuesday, I will have a signed listing agreement.&#160; My blog did all the work, and I am reaping the benefits.&lt;/p&gt;&lt;p&gt;Does it always work this way?       <title>Active Rain to the rescue..AGAIN!</title>
      <description>&lt;p&gt;I would like to reach out and thank two members of the Active Rain staff...&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/1/5/6/8/ar120900508886514.jpg" vspace="4" border="4" height="170" hspace="4" align="left" alt=" " width="107" /&gt;First, &lt;a href="http://activerain.com/blogs/bandersohn" target="_blank"&gt;Brad Andersohn&lt;/a&gt;.&amp;nbsp; Today, I realized that something had my blog all messed up. I spent several hours trying to figure it out and just could not get it to look right.&amp;nbsp; So, swallowing my pride, I called Brad.&amp;nbsp; Keep in mind I have NEVER spoken to him before.&amp;nbsp; When he answered, I&amp;nbsp; was so flustered that I just started rattling off my issues.&amp;nbsp; After a couple of minutes, he asked me if I could hold for a minute while he got in front of a computer so he could help me. Oh, ok I could do that...lol&amp;nbsp; Well, his first computer would not start, no power, no nothing...zilch!&amp;nbsp; Being Brad though, he had a back up one.&amp;nbsp; &lt;/p&gt;&lt;p&gt;My problem stemmed from some html issue.&amp;nbsp; I have to admit that as he explained it to me, my eyes were glazing over....lol&amp;nbsp; I type all my blogs in Frontpage and then copy and paste the coding.&amp;nbsp; Well, this caused my problems.&amp;nbsp; So, now I am writing my blogs on Active Rain and then saving them to my computer.&amp;nbsp; The problem is solved and I was a happy camper.&amp;nbsp; Brad, I thank you. I know that what you really wanted to be doing was figuring out what was wrong with your computer, but you hung in there with me and for that I am grateful.&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/4/4/8/7/ar12090051978447.jpg" vspace="4" border="4" height="170" hspace="4" align="left" alt=" " width="128" /&gt;I was so excited that my blog was looking right that I decided to kick out another post.&amp;nbsp; Well,&amp;nbsp; I had gotten it all written, it looked good. I saved it and went on my way.&amp;nbsp; I came back to look at it again and uh, it was GONE.&amp;nbsp; I freaked out.&amp;nbsp; I had accidently deleted it.&amp;nbsp; Sometimes I am just not sure about any of my blogging abilities...lol&amp;nbsp; Well, I was to embarrassed to call Brad, so I called &lt;a href="http://activerain.com/arbob" target="_blank"&gt;Bob Stewart&lt;/a&gt;.&amp;nbsp; Actually, I called him about something completely different that he had asked me to call him about.&amp;nbsp; However, I figured while I had him on the phone I would ask if there was any way he could help me retrieve my post. I dont know what he did, and I know it doesnt work with all of them, but it REAPPEARED!&lt;/p&gt;&lt;p&gt;Today, the two of you were my Active Rain heros...Thank you!&lt;/p&gt;</description>

They will need to approve the short sale.&#160; Do you have a second mortgage on your home? This can really throw a wrench in your time line.
