We are often faced with the dilemma of trying to explain to a homeowner just why some outstanding feature(s) of their home adds little or nothing to value. The Numbers - Boring But Necessary
According to GaMLS statistics, the average sales price for all single family detached homes (houses) sold was down to $114,649 for the month of September, 2007 from $132,530 for the same time period in 2006. This is more than a 13% decline in the average sales price.
In September of 2007, 208 houses sold in Clayton County. This is down over 63% from 566 for the same period last year.

It really depends on who you ask?  If your asking a seller who has had a home on the market for over a year, yes, the market is dead.  If you ask a real estate agent, who isn't selling anything, yes it is dead.  If you ask an agent who is selling several homes a month, the real estate market is alive and well!
Why the difference?  You have to be able to understand and adjust with the market.  Property values are low right now everywhere. So, you must adjust your asking price to reflect fair market value.

I have found myself in the last couple of months getting really involved in the investment property area of real estate. This really isnt surprising as most of Chris's family is involved in investment property to some degree.  Today, I had something happen and I finding the more and more it happens the more I enjoy it.

Typically, Mondays are really hectic around the office. Today was no exception. My day started at about 8am. I had everything in order for the day. I went ahead and made myself busy taking care of some paperwork that I needed to catch up on.
8:30 am: I spoke with an agent of a buyer who is buying some of our investment property. This particular transaction is suppose to close on Monday, so everything is on track and going smoothly.
