South Lake Tahoe Real Estate Market Report for October 2012

October was another great month for single family home sales in South Lake Tahoe, CA. There were 55 homes sold with the total dollar value sold at $21,025,085. Out of the 55 homes sold 3 were REO/ bank owned foreclosure and 10 were short sale.

The highest price home sold was a lakefront home in Camp Richardson area for $1,875,000. The lowest price home sold was a probate sale for a one bedroom cabin in Bijou 1 area for $60,750.

Most homes were sold in the price range of $200,000 to $399,000 with 28 homes sold. Second place price range sold was up to $199,999 with 11 homes sold. Third place price range sold was in $400,000 to $599,999 with 10 homes sold.

The forecast for South Lake Tahoe real estate market as of 11-6-2012, there are 112 single family homes pending with a pre-closing total dollar value of $43,550,875. There are 12 REO/bank owned foreclosure pending and 27 short sale pending. (read more)...

September was another great month for single family home sales for the South Lake Tahoe real estate market. We had 78 homes sold with a total dollar value at $25,988,856. There were 8 REO/foreclosure units sold and 17 short sale units sold.

The highest priced home sold was a lakefront home in Camp Richardson area for $1,700,000. The lowest priced home sold was a two bedroom cabin in Bijou 1 area for $87,000.

Remembering Steve Jobs

Remembering Steve Jobs...

I have some information for remembering Steve Jobs. I spoke to my friend at Apple and he said that the public can send your thoughts, memories, and condolences via email: rememberingsteve@apple.com or go to apple.com.

Have you seen the Apple logo with Steve's silhouette? You can buy the tee shirts from a third party which 100% of the profit will go to NPCF (National Pancreatic Cancer Foundation).

For me, Steve Jobs' death hits close to home. I grew up in the Silicon Valley in Sunnyvale and I lived there for 20+ years since 1980. I saw the ups and downs of the Silicon Valley. It's hard not too. The computer tech industry was the life line for everyone that lived in the Silicon Valley.

Growing up in Silicon Valley, my mom, my aunts, my uncles, and most of my friends' parents all worked in the computer tech companies. Now we fast forward to today, all my family and friends still live in the Bay Area and my sisters, family and friends also end up working in the computer tech companies in the Silicon Valley.

Although I didn't know him, but growing up in the Silicon Valley and having my family and friends in the tech industry it's hard losing someone like Steve who is one of the most influential figure of our lifetimes that was part of our community. He will surely be missed. He leaves us with an incredible legacy and a great future to look forward to. He changed our world and the way we view things.

Now, I leave you with a thought. As I was talking to my friend at Apple and we were remembering Steve, he said to me, "a piece of him is in your hand" as we're texting back and forth with our iPhone. Although we lose Steve, he will always continue to be part of our lives and his vision and dream will continue.

We Say Goodbye to Steve Jobs...

Sadly, yesterday on October 5, 2011 Steve Jobs has passed away. The world will miss the most iconic creative 'Genius' CEO of our times.

I think President Obama's tribute to Steve Jobs sums it up perfectly. Obama said that Steve Jobs was one of America's greatest innovators, a man "brave enough to think differently, bold enough to believe he could change the world, and talented enough to do it."

Steve Jobs helped create everything that we've grown to love and use religiously on a daily basis from all the Apple products such as the iPhone, iPad, iPods, iTunes, and all the Mac products.

He truly understood what the end user wanted with Apple's simple clean designs and functionality coupled with effective powerful technology at our finger tips. I think that's why we all embraced the iPhone and the iPad with complete enthusiasm.

I remember when I was in grade school in the early 80's in Sunnyvale, CA Apple was the first computer product I came across and now it's come to a full circle with my kids using Apple as their first computer product. It was the iBook and the iPhone for them. I guess you can say that our family loves Apple products.

Pixar was another innovative company that Jobs helped build which is very close to our family's heart. Our children grew up watching and loving all of Pixar's movies.

Thank you Steve Jobs for changing our world with the Apple products and the imagination of Pixar. You will be missed.

This report is a look at the single family home sale activities for South Lake Tahoe. For the second month in a row we've had an increase in units sold and total dollar value sold. The median price dropped from the previous month due to a large increase of homes sold under $199,999 which is up 21 units from 6 units in August.

My forecast for October shows that we should be holding steady in real estate activities like September closing.

I always like to see what the current Pending activities and Active activities look like to get a better feel of the market. As you can see my chart is ever evolving from August. I've also broke down the REO and Short Sale activities for you, so you have a better picture of that market.

If you look below at the amount of units and total dollar pre-closing value that was pending for September and August, it's in line with the sale statistics (see my first chart). Now take a look at my forecast that I did on 10/3/2011, the October closing statistics should look similar to our September closing statistics. Our South Lake Tahoe market could be stabilizing. This is encouraging. Only time will tell, but so far so good.

9:30 AM -- 10K starts near Inspiration Point overlooking Emerald Bay

Party Time at Tahoe City in Lake Tahoe

Ok, we really don't get to go out for late night events since we have three kids, but since our good friend Lucas Rodenbush, goes by E.B.E., was djing up at Tahoe City in Lake Tahoe last Saturday we went up to support him.

Lucas who goes by E.B.E. professionally is in the underground dance music industry. He's put out many records through various labels and has djed all over the US and the World. With that being said, it worked out well that he was visiting us and picked up a gig djing up in Tahoe City, so off we went.

Going there was also an adventure. We live in South Lake Tahoe, so normally we would go around west shore to Tahoe City which takes about 50 minutes each way. Unfortunately, west shore roads were closed due to snow slide, so we had to go around east shore. This adds about 20-25 minutes of driving time each way, but it was worth it. We haven't heard him dj in a long time and my family happened to be visiting us as well, so we had a nice time.

The event was at Lakeside @ Night at Tahoe City right behind Safeway. He was playing House music. Lakeside @ Night is actually a large pizza restaurant with a decent size club room/dance area on one side of the restaurant. There's also a nice VIP area upstairs that looks down at the dance floor. It's very casual and it was fun just hanging out.

E.B.E. will be djing next Friday April 15, 2011 at Lakeside @ Night at Tahoe City in Lake Tahoe. So if you're up in the Lake Tahoe area and you want to hear some house music and have a good time, go out and support EBE and Lakeside @ Night.
