homes: Moving In Checklist - 03/22/12 07:21 AM
Moving In Checklist: There is a lot to do when you buy a new home and moving is a big chore.  It can be easier on you if you do some planning prior to the move and make a moving in checklist. Prior to the moving day
Call the utility companies to be sure you have all utilities on for the moving day.  Most people think of the water and electricity, but many times a home has gas and if this doesn't get turned on you may end up living in the home without hot water or heat in the … (2 comments)

homes: Fannie Mae and Freddie Mac to Increase Fees - 03/22/12 05:37 AM

Fannie Mae and Freddie Mac to Increase Fees
Fannie Mae and Freddie Mac to Increase Fees on home purchase loans.Starting in April, 2012, Fannie Mae and Freddie Mac are expected to increase their fees, which will impact home buyers. Why is this happening?  Fannie and Freddie were seized the the government in 2008 to help protect them from failing.  That's important because Fannie and Freddie, as well as other government agencies, actually guarantee about 90% of all new home loans.  With the difficulties that the recent housing market has seen, those guarantees have been important.  Fannie and Freddie have also … (0 comments)

homes: Does the Price Always Reflect the Condition? - 02/21/12 12:14 AM
Phoenix Metro Area Sellers need to understand the market well enough to know how to price their home so that it will sell before it is stagnant on the market.  At this point buyers are going to want to give low ball offers on the home because they will feel that no one else wanted the home at the current price.  Sellers also need to be careful not to sell their home below what they can get out of the home. We want you to get the most you can for the home when you list with us.

homes: Make Sure You Qualify To Buy Your Next Home, Prior To Selling Your Current Home. - 06/09/11 07:59 PM
Make sure that you qualify to buy your next home prior to selling your current home.
You have decided to sell your home and purchase another one.  Okay, no problem.  You call up a Realtor and have them come to your home to take the listing.  So far so good.  You explain that the reason you are selling is that you want to buy another home after you sell your current home.  The Realtor goes through the paperwork with you, you sign the listing agreement and the Realtor puts your home on the market.  This could be the start of a … (13 comments)

homes: Don't Be Left Out In The Cold! - 05/15/11 01:20 PM

I wish I bought in 2011!  Don't be left out in the cold.  Many people are going to be saying "I wish I bought in 2011".  There are still many people on the fence, thinking about buying property, but not sure if now is the time.  It is a great time to buy! Property values will be increasing, likely soon.  Some areas have already seen some increases.  Indicators for the Phoenix Metro Area are all positive.  A year ago the same indicators were negative.  It is definitely time to buy so don’t be left out in the cold!

homes: What Does It Take to be a Great Real Estate Agent? - 05/10/11 08:19 PM
What does it take to be a great Real Estate Agent?

Occasionally someone will ask me questions about what does it take to be a great Real Estate Agent.  To be a successful Realtor.  This is usually when they are thinking about trying to get their Real Estate license.  I know what I usually tell them, which includes giving service that is above and beyond their best!  Treating your clients as good as you would treat a family member that was looking for a home and making sure you know what you are doing at all times!

homes: Sellers, Pay Attention To What Buyers Want In A Home - 05/09/11 06:30 AM
Sellers, Pay Attention To What Buyers Want In A Home.
You are putting your home on the market and you have decided on a price that is reasonable for today’s market.  What next?  For one thing; Sellers pay attention to what buyers want in a home.
First thing when your have your home listed be sure to have great pictures in the MLS.  I have had several buyers tell me if there aren’t pictures they just move on to the next listing.   They figure there are not pictures because the home must not be that great or in bad shape.  Make … (2 comments)

homes: Buyers get pre-qualified before looking at houses. - 05/08/11 12:51 PM

Buyers get pre-qualified before looking at homes.

Buyers often want to start looking at homes, and they have an idea what they want to spend.  They will call and ask for some listings to look through, and then they follow up with a call to go and see some of their favorite listings.  It is understandable.  They are excited and want to get started looking.  But disappointment could be lurking.

First things first.   Buyers get pre-qualified before looking at homes.  The most important thing to do before going to see the homes is … (3 comments)

homes: Buyers Make Sure You Do A Final Walk Through - 05/07/11 09:38 AM
Buyers, make sure you do a final walk through.

I recently was working with a buyer that had been referred to me.  It was not the first time that they purchased a home.  They had purchased a home a few years ago and they were moving into the area and their home had already sold.

We sat down and went over everything we would be doing.  I figured this would just be a “refresher course” since they had bought a home a few years ago.  Funny thing is that during our talk they would occasionally look … (7 comments)

homes: Where to go For Cinco de Mayo in the Pheonix Metro area! - 05/01/11 02:29 PM
Where to go for Cinco de Mayo (seen-koh day my-oh) in the Phoenix Metro area?
If you are new to the area you may not know where to go to celebrate Cinco de Mayo.
Cinco de Mayo means "5th of May" in Spanish and is a day for fun, food, music and dancing.  Cinco de Mayo is a national holiday in Mexico commemorating the Battle of Puebla.  On May 5, 1862 a small group of Mexican soldiers defeated a formidable French army that was twice its size.  And it is certainly celebrated here in the Valley of the Sun!

homes: Phoenix Metro Housing Market Showing Signs Of Improvement! - 04/21/11 12:51 PM
The Phoenix Metro housing market showed signs of improvement last month, and if the current trends continue, home prices could very well start to climb again by the end of this year!
Market experts say it is too early to be able to formally declare the beginning of a recovery, but the number of home sales is at a near-record level, the amount of homes available for sale is dropping, there are less homes in the pipeline for future foreclosures, and home prices are holding steady.

We are seeing a lot of activity in the Phoenix metro housing … (2 comments)

homes: Arizona Weekend Adventures continued (#5) Montezuma Castle! - 03/19/11 11:46 AM
As we continue our Arizona Weekend Adventures, 52 weekend getaways for those new to the Phoenix Metro Area, we are going next to take a day trip up to Montezuma Castle!
Montezuma Castle is about one and a half hours north of Phoenix and is well worth the trip!  Montezuma Castle is not an actual Castle, but a 20 room, 5 story, cliff dwelling that stands 100 feet above the Verde Valley.  It was home to the peaceful Sinagua Indians 1000 years ago.  It was so securely build that it is one of the most well preserved cliff dwellings in North … (1 comments)

homes: First Time Home Buyers class: "Understanding Closing Costs"! - 02/24/11 04:52 PM
"Closing costs?  What is that?  Is that my down payment?  I have that.   Is there more I should know about?  Is the home inspection included in this?  What is Private Mortgage Insurance?  Where does this come in to play?  How am I suppose to know all of this?  I don't understand!"
First time home buyers don't know what to expect when they are buying a home.  I frequently get questions about closing costs and what is included, and if there are other costs involved.  I have had buyers tell me that they or someone that they know had purchased a … (9 comments)

homes: Phoenix Area earth fissure maps should be viewed prior to purchasing a home. - 01/25/11 10:22 AM
Ground cracks and fissures are a real concern for any homeowner.  No one wants to purchase their dream home and have one of these open up on your property or anywhere near your home!  There areas that are prone to have this problem. "Earth fissures of south-central Arizona are pervasive ground cracks measuring up to a mile or more in length, and up to 15 feet wide and 40 feet deep." (according to the Arizona Geological's Survey Site) The Arizona Geological Survey's site at http://azmap.org/fissures is a very good resource for viewing the maps of the areas of concern so that … (2 comments)
