For years now, I have told folks to wait until Spring to list their homes. The flowers are blooming, the yards are green, trees are not bare, birds are singing and people get that new home feeling in the Spring.

But this year, I am taking a different stance on listing your home. I am a great follower of Steve Harney and I follow his blogs and a member of his "fan" club. In his articles, he stresses the coming wave of foreclosures on our horizon.

Lynchburg, Va. has always been a very conservative City and foreclosures are few in comparison to other states. But I feel like we also will be affected by the wave. I am now stressing to my clients that are on the fence about listing their homes to go ahead and list now. Give the house some time to sale before the Spring.

How's the Market? - IT DEPENDS!

People are always asking me "How is the Market?" I always tell them, "It depends!" By that I mean, where are you located? What are your needs? Are you a buyer or a seller? It all depends on a lot of situations.

I live in Forest, Virginia and I can tell you that we have a 9.5 month supply of homes in inventory. Lynchburg, Va has a 11 month supply of homes and Bedford County has a 10.5 month supply of homes if I am looking at 6 month figures.

A six month supply is considered a balanced market. We do not have enough buyers to purchase the amount of supply we have on hand right now in any of these areas.

That tells me that we are in a Buyer's Market and will be so for a very long time.

In the month of October, Lynchburg, Va. (25 sold) solds came in at $3,112,500 with an average home price of $124,500.

In the month of October, Amherst, Va. (15 sold) solds came in at $2,337,250 with an average home price of $155,816.67. The reason Amhert was so high was because of one property that sold for $725,000.

In the month of October, Bedford County, Va. (24 sold) solds came in at $5,008,800 with an average home price of $208,700.

In the month of October, Campbell County, Va. (12 sold) solds came in at $1,897,050 with an average home price of $158,087.50.

These are figures I give my buyers and sellers every month to help them see where they stand in the market. If a seller is looking to sell their home, they must price it competitive and at a price that is going to attract the buyers.

We cannot do anything about the location, size, or features of a home but we darn sure can do something about the CONDITION of a home and the PRICE of a home.

Absorptions Rates are very important in deciding whether to list your home or how to price your home. I did a little research yesterday on my area and this is what I found in the City of Lynchburg, Va.

The criteria I used is Lynchburg, Va., price range $125,000-$180,000, Lynchburg School District for 3 and 6 months.

In the last 6 months 73 Homes have closed in Lynchburg, Va. in this criteria.

The average homes sold per month - 12

Current Active in MLS (Active, Pending, Sold, Withdrawn, Expired) 287

Month Supply of Inventory to be Absorbed IF NO OTHER HOMES COME ON THE MARKET - 24 months

% Probabiiity of Selling - 25%

In the last 3 months 36 Homes have closed in Lynchburg, Va. in this criteria.

The average homes sold per month - 12

Current Active MLS (Active, Pending, Sold, Withdrawn, Expired) - 160

Month Supply of Inventory to be absorbed IF NO OTHER HOMES COME ON THE MARKET - 13 months

7.5 % Chance of selling your home in 30 Days!

What do all these numbers mean? It means that we have more then a 6 months supply of homes on the market which is an unbalanced market. There are not enough buyers to purchase the supply.

What does this mean for a seller? If means you must price your home to sell, stage your home to sell and be patient.

Where Do Buyers Search?

I have been giving it a little thought lately as to where do buyers search for their home purchases.

For so many years, it was the main newspaper in the area. Every week the new listings would come out in the back of the paper and folks would go through them, circle the ones they wanted to see, and called the agents/office for appointments. Real Estate agencies were not scattered all over the area, they were all located in my case, on Main Street in Lynchburg, Va. and they all worked for the sellers.

Later on in years the "BOOK" came out and all the agents had the books but were unable to share them with their buyers. So the only way you could find properties were through the newspaper and calling the agents who had the "BOOK". That was about the time I started selling real estate, about the time that the "BOOK" was beginning to go out of existance. Now I do know a few agents who wish they still had the "BOOK" today.

Then the internet came on the scene and everything took off. Buyers had more knowledge of where to find property, agents were worrying about buyers not calling them anymore about listings, and Multiple Listings didn't want to share their listing information. It was so funny! It was like the world of agents didn't know what to do anymore. Their secrets were out and everyone had access to that information.

Personally I love the internet and the advantages it brings to the table. I love to market on the internet and show the world my listings and where they are located. I love to post the pictures, do the video tours and much more for my clients. I believe that is my job - to market their properties where ever I can.

Recently, a client of mine was concerned that I was leaving a franchise and going to a well-known family owned Real Estate Company in Lynchburg, Va. They were worried about the exposure their listings would get. You know, with the invention of GOOGLE and other search engines, you can find any property out there that is for sale. When a buyer goes online to find a property, they don't go to the REMAX site, or the C21 site or other well-known franchise site, they go and search for where they are looking for property through search sites.

If I were looking for property in Lynchburg, Va. because I was thinking about moving there because of a job or personal reason, I would search "homes in Lynchburg, Va." or "homes in Forest, Va." or Lynchburg, Va. - Not through a specific company. Now once I had found the listings I wanted to see, I would then interview those agents to see if we worked well together.

Things have changed so much since I started selling real estate but I love it and I hope it continues to change. I don't have to do a written ad in a Florida newspaper to advertise a beautiful piece of vacation property in Amherst anymore. I just go online and advertise that land there.

Do YOU know the Difference Between Title Insurance and Mortgage Insurance

I find today that many people do not know the difference between Title Insurance and Mortgage Insurance. They believe that the Mortgage Insurance protects them when they buy a house. So I thought I would educate my buyers today on the difference.

Title Insurance is indemnity insurance against financial loss from defects in title to real property. It protects the owner against lost due to title defects and liens. It will defend an owner against a law suit attacking the title or it will reimburse the insurer for monetary loss. It can be purchased to insure any interest in real property including an easement, lease or life estate. Buyers purchasing property for cash without a lender often purchase Title Insurance.

When a property is sold a title search is performed on that property. Records are searched where this property has been recorded before and checked for any defects on that property. Sometimes liens are found that have to be cleared before the property can be sold. What happens if during the search, something is overlooked? Or, say, someone from way back in a family comes forward after years and years and claims that that property belongs to them and that information is not recorded. If Title Insurance has been purchased, you would be better protected then if it is had not.

There are times that I sit at a closing table with Clients and hear the Closer ask the Clients if they would like to buy Title Insurance. So many times the Clients says "No". Should they Buy Title Insurance? You be the judge on that!

Mortgage Insurance Premium (MIP) is an insurance policy which compensates the lender from loss due to the default of a mortgage loan. With so many foreclosures on the horizon, lenders have started increasing this amount that a client pays. FHA is increasing mortgage insurance on April 18 to cover so many defaults on loans by borrowers. Is this fair to the person who pays their mortgages each month on time? No, personally I do not think it is fair but what are we to do?

When buying a home, make sure you know what you are getting. Ask you agent for information if you do not understand what you are signing or what you are buying. A good agent will get that information to you when you ask. There are a lot of times I may not know the information myself, but I sure will find out and get back to my clients as soon as possible. I believe in serving my clients and taking care of their real estate needs. Customer service is the name of the game in my business.

Open Houses Are a Lot of Work but Great Fun!

Keller Williams Realty in Lynchburg, Va. had 12 homes open this weekend and the weather was beautiful. Personally, I had 12 groups of buyers come through my home on New Hampshire Avenue.

Open Houses can be so much work for an agent. Some sellers do not want their agent to do Open Houses and other sellers are very happy for their agent to hold Open Houses. I don't always think it helps sell a house but I do think it helps the agent meet prospective customers.

One time I had a home open and a lady came in, looked around, talked with me for awhile about the house and later called me back. She told me she was looking for an agent for her parents who were moving here from Georgia. At the time, I had no idea that I was being interviewed for the job. I worked with her parents and to this day love them both very much. They have been one of my favorite buyers over the last nine years.

This year I have decided to up my game on Open Houses. I start on Thursday with lots of signs placed in my sellers yard. Of course, I ask permission of my seller first and usually they are very cooperative about this being a party event and not just an Open House. Then I start marketing the Open House with flyers, postings to facebook, twitter, my blog and website. I email a flyer to my sphere because they like to see what I am doing and sometimes they pass the emailed flyer on to other people they know. I post the Open House flyer on bulletin boards where I shop or eat. I try to get the flyer out to as many folks as I can.

On Friday, I go back out in the neighborhood and post Open House signs on the intersections so there is no way anyone will miss my Open House. I talk with the neighbors and asked them to tell their friends and family about the Open House. I want them to pick their neighbor and ask if they know anyone looking for a home.

Sunday I go back out early and place big Red and White balloons on my intersection signs and at the house. Refreshments are set up for my guest, sign up sheets are placed on a table, information sheets are ready to be given out to the guest that come through.

I try to invite a loan officer to come and be with me to help qualify buyers who would like that service.

The day after my Open House I send Thank You cards to all those who came through my Open House. I send information to those buyers who did not have an Agent on buying a home and what I can do for them as their buyer's agent. I call the Agents who had their buyers come through my Open House to tell them that they were there.

Next Open House - serving hot dogs in the front yard.

Open Houses can be a lot of work but by my standards - I think they can be so much fun and very beneficial.

Do I Really Need To Do A Walk Through?

Most definitely is my answer!

Absolutely always before closing on a transaction it is very important to go back to the home you are purchasing in a few days or hours and walk through the home.

Why you ask me? Buyers sometimes ask me why do this before the closing? We did the home inspection and the sellers agreed to do the items we requested or we didn't do a home inspection, so what is the purpose of having a walk through?

A walk through before closing is done right before closing to walk back through the home and make sure it is the same as it was when you signed the paperwork. If you asked for home inspection items to be corrected, it is a time to make sure that those items were done and to your liking. It is done to make sure that sellers have not removed items that were in the house and were to convey with the contract.

I have been back to a home at walk through and the stoves have been changed out. A seller cannot replace appliances with other appliances unless it was agreed by both parties. In this case, the buyer noticed that the stove was different and the seller had to put the original stove back into the house.

The walk through is done to make sure no damage was done to the house with the sellers moved out of the home.

It important to make sure that the plumbing is working, the heat works, the air condition is working.

Walk throughs are very important. Make sure when you buy your next home that your agent sets this appointment up before closing.

Decisions are very hard to make in life!

For the last three years I have worked for an excellent Broker and friend. We became friends some years ago when I helped her brother buy his home in Bedford. After that she started asking me to come and work at Real Living Cornerstone as her Lynchburg, Va. agent. So I packed up my office and moved out of another great firm, Blanks Properties, Inc. to venture out further in my career.

I learned a great deal from Navona Hart, Broker, Real Living Cornerstone. She is an excellent Broker and manager of her firm in Farmville, Va. I will always consider her a friend and her Company and family mean a great deal to me.

But being a Lynchburg girl and starting my real estate career here made it hard for me to claim Farmville, Va. as my home. After a lot of sleepless nights over the last year, I decided to come back to a Lynchburg firm and hang my license. I decided to join Keller Williams Realty.

I look forward to working here and being part of the Keller Williams Realty team. I will miss those in Farmville, Va. and wish them all well.

Happy Father's Day to My Dad!

My dad was one of the most special people in the whole world. He as always there for my sister and myself. He was a great husband to my mom and a provider for us all.

He worked many hours on the C&O Railroad to make a living for us and I never heard him complain about doing so. My mom was a stay at home mom and that was the way my dad wanted it. He felt her place was in the home taking care of us and the home. Not until many years later did mom go out and get a job after we were grown.

Dad was a Christian through and through; not just lip service. He believed in his Lord and followed the scriptures that were a part of his daily life. We went to Church on Sundays and participated in all the things that children do and later in life we joined choirs and youth activities at our Church. My sister and I were married in that Church and we both raised our families there as well.

Dad was a quiet man but I knew that he was always there for me and my sister. We would watch TV together and I can remember listening to my dad laugh at the old TV shows and fuss at the TV when a baseball game wasn't going the way he wanted it to.

He was there when I graduated from High School, when I graduated from college, when I married and when my children were born. He was there for my grandmother and loved her so very much.

I never heard a bad word from his mouth and I never heard him talk badly about anyone even if he had reason to do so.

We took vacations together to the beach and later went camping with us after I got married.

I miss my dad; he died some years ago from a heart attack. I think of him so often and I thank God above for allowing this man to be my dad. I was and am a very fortunate daughter.
