For years now, I have told folks to wait until Spring to list their homes.  The flowers are blooming, the yards are green, trees are not bare, birds are singing and people get that new home feeling in the Spring.
But this year, I am taking a different stance on listing your home.  I am a great follower of Steve Harney and I follow his blogs and a member of his "fan" club.  In his articles, he stresses the coming wave of foreclosures on our horizon.

People are always asking me "How is the Market?"  I always tell them, "It depends!"  By that I mean, where are you located?  What are your needs?  Are you a buyer or a seller?  It all depends on a lot of situations.
I live in Forest, Virginia and I can tell you that we have a 9.5 month supply of homes in inventory.  Lynchburg, Va has a 11 month supply of homes and Bedford County has a 10.5 month supply of homes if I am looking at 6 month figures.

Absorptions Rates are very important in deciding whether to list your home or how to price your home.  I did a little research yesterday on my area and this is what I found in the City of Lynchburg, Va.
 
The criteria I used is Lynchburg, Va., price range $125,000-$180,000, Lynchburg School District for 3 and 6 months.
 
In the last 6 months 73 Homes have closed in Lynchburg, Va. in this criteria.
The average homes sold per month - 12
Current Active in MLS (Active, Pending, Sold, Withdrawn, Expired) 287

I have been giving it a little thought lately as to where do buyers search for their home purchases.
 
 For so many years, it was the main newspaper in the area.  Every week the new listings would come out in the back of the paper and folks would go through them, circle the ones they wanted to see, and called the agents/office for appointments. Real Estate agencies were not scattered all over the area, they were all located in my case, on Main Street in Lynchburg, Va.  and they all worked for the sellers.

Directions to this wonderful house: 29N to 60E to right on 777. Left on Union Hill to left on Yahweh, R on Majestic Circle, home on left. This awesome home is convenient to Lynchburg and Charlottesville - It is also located near the Amherst County Schools which makes it real nice for getting children to school and for teachers who may work in the Amherst County School System. Keller Williams Realty in Lynchburg, Va. had 12 homes open this weekend and the weather was beautiful. Personally, I had 12 groups of buyers come through my home on New Hampshire Avenue.
Open Houses can be so much work for an agent.  Some sellers do not want their agent to do Open Houses and other sellers are very happy for their agent to hold Open Houses.  I don't always think it helps sell a house but I do think it helps the agent meet prospective customers.

Most definitely is my answer!
Absolutely always before closing on a transaction it is very important to go back to the home you are purchasing in a few days or hours and walk through the home.
Why you ask me?  Buyers sometimes ask me why do this before the closing?  We did the home inspection and the sellers agreed to do the items we requested or we didn't do a home inspection, so what is the purpose of having a walk through?

Today and for the last week or so I have been stressing about what I am getting done and what I am not getting done in my life.  Sometimes I feel like there are so many things I want to explore and so little time to do the exploring.

My husband and I decided recently to renovate our upstairs master bedroom and bath and a second bedroom upstairs and bath.  We had Chris Sumpter and his men come out and gut our bathrooms and remove all the carpet.  They put in a very pretty ceramic shower and ceramic tile on the floor of the master bathroom and tile on the second bathroom.  They install the prettiest hardwood floor that I have ever seen from Legacy Tile & Flooring in Forest Square Shopping Center.

va: First Time Home Buyers $8000 Maximum Credit - Stimulus Package - 02/14/09 08:44 AM

This information has just come out from Real Living on the $8000 Maximum Credit for First Time Home Owners.  Great information to get out to all our clients.
This credit is a true credit and is refundable.  What does "refundable" mean? It means that if you do your taxes and your tax liability is only $5000, that gets wiped out and you get an additional $3000 back (assuming you bought a house worth more than $80k, it is 10% of the purchase price up to $8000).   If you have no tax liability, you get $8000.  If you are due a … (3 comments)

For months our office at Real Living Cornerstone have been preparing for this event.  A great deal goes into scheduling and planning for an event like this one.  We wanted everything to be very special for our honored guests who were invited to come to the festivities.  This year's event was held at Wilcks Lake Island in Farmville, Virginia. There was rock climbing, volleyball, fishing, obstacle courses, scavanger hunts, cotton candy, hamburgers and hotdogs, live music and prizes.
