First Time Home Buyer Tax Credit Extension

The Tax Credit For The First Time Home Buyer...

...would be extended and expanded to include present home-owners, which would stimulate the Bozeman Montana real estate market.

Apparently, according to key Senate leaders, even non-first-time home owners would be eligible for the expansion portion of the Extended First Time Home Buyer Tax Credit: as long as the non-first-time home buyer had lived in the same home for a minimum of five years, the buyer could purchase a new home and be eligible for a $6,500 tax credit...promising news for stimulating further Bozeman Home Sales.

The First Time Home Buyer Tax Credit extension to April 30, 2010 would give borrowers, whose home was put under contract prior to April 30, 2010, an additional 60 days to close the home sale.

Bozeman, Montana's Sweet Pea Is A Festival Of The Arts. The Festival was founded to celebrate the arts in Bozeman and the surrounding region. Sweet Pea continues because Bozeman desires to continue celebrating the arts and the fact that art adds so much to the life of a community.

From The Sweet Pea website:

Founders. The Sweet Pea Festival had its humble beginnings in 1978. It was established to be a community event that celebrates, cultivates and promotes the arts in Bozeman". The founders of this event wrote on April 13, 1977; "a working committee took shape from an amorphous group of Bozemanites dedicating themselves to staging a three day "celebration of creativity" among the community ....".

Volunteer run. Sweet Pea has always been run and organized by volunteers. It has grown from a group of 17 organizers to 35 committees, 50 year-round Board members and up to 2,000 volunteers by the time all is accomplished for the current year.

Giving back to the community. Sweet Pea is the definition of community in its purest form. The original founders desired that the festival support and encourage cultural activities beyond the annual celebration. To this end, the Sweet Pea Festival has a proud tradition of returning any funds gathered beyond expenses back to the community. Any profits realized above and beyond the year's expenses are given back to the community, each year, in the form of grants for arts, arts education and special projects, such as taking care of the beautiful park that hosts the Festival.

Funding. Sweet Pea is funded primarily by the sale of the admissions. The first organizers purchased two button making machines and five committee members created 1,000 buttons each. In 2004 over 19,000 buttons were sold.
You can volunteer. Sweet Pea has been an important part of the arts and the artistic and cultural life of Bozeman for nearly 30 years. It is the hope of all of the dedicated volunteers, past and present that Sweet Pea will continue on in the exciting and important tradition it has established and continue to remain the most cherished celebration that it is.

This is the time of year for easy access to wolves, black bears, grizzly bears, coyotes, elk, and bison in the region of the Gardiner/Mammoth Hotsprings, Montana area of Yellowstone National Park. Mammoth Hotsprings is the only year-round entry point into Yellowstone Park.

It was spam, plain and simple.
You did not include your city.
You did not include your town.
You did not include your company.
You included about 100 other email addresses, which I could use for spamming, if I were a spammer...
Your information was rather silly and so overused...
Your Title had little to do with your content.
You included links to click on: NO sane person clicks a link on an email from an unknown entity.
You gave no reason to click the link anyway because the information was IN the email (encourage a click for more...).
Unfortunately, many people addressed on the email probably DID click the link. This will give your website traffic, but it's not White Hat...

Moral:

Please don't spam us fellow Rainers.
Don't click links unless you know how to analyze the true link destination...or
Give me a seriously compelling reason to click your link...and I still won't click it, but I may go on line to search you more and then type in your address.

Bozeman Explosion: Mulling It Over...

I was dropping my son at school, two blocks west and eight blocks south when Main Street Bozeman exploded. Though folks on the ground felt the blast ten blocks away, my son and I, having been in my truck during the explosion, heard and saw nothing except wailing police cars.

Just exiting the truck on West College, we made our way into his school, as we did every day, noting the throng of police cars racing north through thick Willson Avenue morning traffic, toward what we surmised was some major traffic accident downtown. It was only at the office that I heard what had happened; with no knowledge anyone was missing, my mind went to the loss of our favorite restaurant, Boodles, a quaint, unassuming, upscale restaurant you might find in Boston or Dublin...

The report uses 51 variables to measure and compare competitive assets and suggests how cities can leverage their strengths. In terms of cost competitiveness (attraction to finance and commerce), U.S. cities scored very well with Houston, Chicago and L.A. at the top, and NYC ranking 8th, which is very favorable compared to market competitors London and Hong Kong.

Whether assisting investors with U.S. or global locations, this report provides insight on 10 indicators vital to the success of a city and, subseqeunty, its investment attractiveness. At least one U.S. city ranked in the top five in all categories, and the four U.S. cities assumed the top four spots in the Technology IQ/Innovation category.

Big Sky Montana: Greater Yellowstone Ecosystem Climate Change Series

The Big Sky Institute, the National Parks Conservation Association and the Big Sky Chamber of Commerce will be hosting a lecture series focused on climate change impacts and issues in the Northern Rockies region. All four lectures will feature a Northern Rockies regional expert and a local expert in each topic.

The series will be hosted at the Big Sky Library. With more than 20 years of research in Yellowstone, Dr. Whitlock will share insights and ask questions about how climate change is affecting the plants and animals around us.

"At the top of the market, the cap rates of tertiary-market properties were similar to properties in primary and secondary markets." (CCIM Institute) Coupled with the fact that Balance Sheet Lenders, i.e., institutions that lend per the Balance-Sheet, aka, Portfolio Lenders, are filling the void left by the dearth of solvent secondary Commercial Mortgage Backed Securities (CMBS) markets, it may be time to take another look at investing in smaller commercial real estate markets, because local lenders know their towns and commercial property real estate values are dropping in tertiary markets, too.

Note: "Smaller banks also have higher capital reserve requirements than larger rivals, which left them 'operating on better capital cushions going into this downturn,'" said Jay Brinkmann, chief economist for the Mortgage Bankers Association ("From Smaller Mortgage Lenders See Opportunity in Turmoil," Wall Street Journal, Dec. 2, 2008).

As you know, Balance Sheet or Portfolio Lenders are conservative, "old-fashioned" lenders, common both with life insurance businesses and, pay attention, with regional savings and loan institutions, like you find in Bozeman, Montana. With this old "norm" returning, meaning retaining debt on your own books and not repackaging the debt into securities which are then sold off, "a number of the balance-sheet lenders are also using secondary markets as opportunities to stand out and diversify their offerings," (CCIM Institute) which means it may be the time to consider securing your loan at the local level in not just the secondary commercial real estate markets but also in the tertiary commercial real estate and smaller markets like the Bozeman commercial real estate market. "While location continues to play the most prominent role in commercial real estate investment, some balance-sheet lenders are finding that the most opportunistic locations may not be in the most obvious places." A Day Without Rain Means Back Up Your Blog!

A day without the "Rain" is a good reminder that you, yourself, MUST go to the effort to back up your WHOLE blog...just in case. I am sure Active Rain Corp has backup servers, but it is not impossible for AR or any other data-storing entity to lose information.

For those whose blogs are large, a loss of the months, the years of work would be devastating, so take the time to protect your hard work by backing up your blog weekly or at least monthly...and at least to two separate devices, like a thumb drive, disc(s), or external hard drive AND your computer. This way you can also assist Active Rain in the event they were to lose data.

This is a great operation--Active Rain--and with dedicated folks like us who have spent thousands of hours working on supplying each other and the public great real estate-related information. Don't take the chance on losing it!

The other day, October 6, 2008 on your AR Blog: http://activerain.com/blogsview/726623/How-you-can-dominate, I wrote, Very true, but you are then helping the big realty sites push you down in the rankings...a true dilemma...be prepared to have take referrals from these big real estate sites in the near future...nothing is free forever...

Today, October 9, 2008, you wrote, Hello Brett - I guess I see it a little differently. Spending countless hours on SEO for your own site (a single site) or paying SEO specialists hundreds of dollars isn't free either. Plus those countless hours and big bucks in SEO fees will only get your single site in 2 spots for the same search phrase. Yes, I agree that if you can achieve 2 of those top 10 spots for your own site then that increases your chances of capturing leads. Utilizing other services (blogs such as AR, directories, etc.) helps you dominate more of the 10 spots and helps increase your chances of capturing a lead even more. Ultimately I want to show up in the search engines in as many spots as possible to bring in more leads to my business. If my services/products show up in the top from another directory I used and it brings in leads and untimely sales then that to me is gold.

Thanks for taking the time to respond. With all due respect, I was agreeing with you...completely. I was stating what I've surmised from doing SEO for awhile (and I am no expert!)...I believe the future is what I stated in my entry: basically, we will be paying in some manner for these free leads we are now receiving from Trulia, Zillow, etc. HomeGain and others already charge...

Look at Active Rain. It has patiently built itself up with our content (and links), which is really no longer our content because Google, et. al., index it to AR. ActiveRain/Localism has begun charging us to write its content, which I don't really mind; it's not hard to write decent content, and all of us do get these good tips, great real estate camaraderie from people like you, and, yes, excellent exposure for our businesses, but nonetheless...

Though not a very good analogy, you could liken it to this US financial collapse: while many saw it coming, no one seemed able to do anything about it...no one wanted to believe it, I guess; I, like some others, am simply drawing some attention to it. I hope I'm wrong...when today's page-oners get pushed to page three by the competition of thousands of real estate websites (only takes 21 powerhouse websites, driven by our content and links to drive a site to page 3), who'll click on us...?

PS: This is actually fascinating stuff and not that difficult; Google explains what to do to get ranked...follow the Google rules, write good content, and Blog, advertise like you stated, etc., etc. Heck, and guys like "Randfish" (Algo below) have put the basics into a pretty simple form from which anyone can cull enough info in a few minutes to keep her/himself SEOing for months: (KW Usage Score * 0.3) + (Domain Strength * 0.25) + (Inbound Link Score * 0.25) + (User Data * 0.1) + (Content Quality Score * 0.1) + (Manual Boosts) - (Automated & Manual Penalties) ...[I struck the math stuff and left all one needs to know to "begin"...one has to patiently and methodically work the tail off getting up there on the web...play by the rules...
