The news is constantly talking about the real estate market and its sad condition, as if there is but one market all across the country. The reality, however, is this: Real estate has always been, and always shall be, a local phenomenon. While certain aspects of the national market do have implications for local markets, each local market is defined by its own unique characteristics. So, what happens across the country is not necessarily what's happening in Traverse City, nor does the Traverse City real estate market translate nationally. With apologies to the Beatles for my bad pun, M-37 (aka Center Road) on Old Mission Peninsula in Traverse City, is becoming known as "Wine Road." With 7 wineries either on Center Road, or easily accessed by this two lane road that traverses the west coast of East Grand Traverse Bay, oenophiles and foodies are making this a well-travelled road. From Black Star Farms at the base of the peninsula to Two Lads Winery near the tip, these Wineries of Old Mission Peninsula (WOMP) are creating world-class high quality wines. I was doing some statistical research of single family home sales in the Traverse City, MI area. I was astonished at what I found. Home sales in the first quarter of 2010 were up 40% in number of units sold over the same time period in 2009. That's a huge increase, and it's not an anomoly. I have been saying for the last few months that I am sensing a renewing consumer confidence in northwestern Michigan. We're not out of the woods by any means yet, but one can feel a palpable excitement and level of confidence that's not been seen (0 comments)

Home loan interest rates are on the rise. Rates that had hovered around 5% for the last 9 months are now at least a quarter point higher, and likely to continue to rise. This development is hardly a surprise: the Fed announced late last year that they would cease buying Mortgage Backed Securities at the end of March, 2010. By purchasing mortgage backed securities, the Fed was keeping interest rates artificially low to stimulate the housing market. But all good things must end eventually, and it appears that the days of the 5% mortgage loan are history, at least for the (2 comments)
