My Open House Made The Buyer Cry | Alexandria VA Buyers Can Toughen Up With A Mortgage Approval

We never mean to do it!  We never want to do it.  Honestly, we're not in the business of making buyers cry.  But it happend to me.  And although I wish it didn't happen, it all could have been avoided.
I was conducting an open house.  And any agent can tell you how thrilling it can be when a buyer walks in and is captivated … (0 comments)

Indianapolis and Carmel, Indiana Housing Markets #1 AGAIN! - 05/26/10 02:36 PM
Some great news that has been brought to our attention through the NAHB and Well Fargo Housing Opportunity Index (HOI).

The HOI showed that 72.2 percent of all new and existing homes sold in the first quarter of 2010 were affordable to families earning the national median income of $63,800, slightly higher than the … (0 comments)

"Futureproof" Your New Home! - 05/14/10 12:28 AM
This is some neat information I stumbled across the other day.
'Futureproof' Your New Home
Modern housing may not have reached Jetson-level performance just yet, but a growing number of new homes today are prepared for ever-increasing amounts of automation and electronics -- more than any existing or remodeled home can ever hope to be.
These homes, built during the last five years, are equipped with advanced wiring and cabling networks that enable the owners to add, reconfigure and accommodate more electronic systems and products -- from security cameras to iPod docks -- without extensive rewiring.
This type of network, … (5 comments)

Widgets: How to Add Them to Your Blog - 05/13/10 01:22 PM
Very helpful to know what type of exposure your blogs and websites are receiving!

Via Brad Andersohn ~ Community Manager (ActiveRain):
How do you add "Widgets" to your Active Rain Blog?  You can only add them to either your profile page, your posts, or in the right side column on your main Blog page.  These instructions are to add a Widget to your Blog under your photo, the same as you see on mine.
The first step is to select a "Widget" that you'd like to add to your blog.  All Widgets will require you to use the HTML code provided by that Widget, and … (1 comments)

Why am I up at 1:30am? - 05/13/10 01:40 AM
You know, I've always read posts about how addicting the ActiveRain network in general is, but I never really "got it" as to why.  I suppose it is becoming abundantly clear considering I'm getting up in roughly 5 hours to stumble into the office with some form of espresso in hand and do it all over again.
Some may say this is unhealthy, but others may disagree, but I know that I wouldn't be sitting here tinkering around on this website, reading posts, tweaking my blog, and trying to brainstorm content if I didn't believe that being continuously active on Activerain … (3 comments)

Facebook Fan Pages, CHOOSE YOUR TITLE CAREFULLY OR DIE! - 05/12/10 11:34 PM

Ok well maybe not die, but if you aren't careful and misspell, make too long, don't include words you want, sneeze the wrong way or drop your principal broker you are going to be kicking yourself.
Why do you say?  The simple answer is that once you create the Title for your Facebook Fan Page you are absolutely STUCK.  No matter what someone else tells you there is absolutely no way you can get the title of your fan page changed at this point, and there is no indication that is going to change any time soon.
So what have … (10 comments)

Some Positive Housing Market News....nothing such thing as too much good news! - 05/11/10 03:59 PM
OVERVIEW ~ April 19 through April 23, 2010 ~ The Dow Jones Industrial Average (DJIA) rose each day, usually in 0.1% increments, which took the index from 11018.66 at the beginning of Monday's trading day to 11204.28 at the end of Friday's. The 10-year Treasury note, meanwhile, shuffled in place, ending the week at 3.813%, only 1.2 basis points below its yield at the end of Monday. The Freddie Mac (FHLMC) average 30-year fixed-rate stayed at 5% for the week. And the real estate sector provided several examples of good news.

Outside Blog Vanity Doman Name Problem - 05/10/10 11:51 AM
Hey everyone!  I'm pretty excited because I've had some pretty good luck getting my outside blog setup and looking pretty professional, but am having issues securing my domain name on there for the outside blog itself.  It keeps telling me that domain registration is temporarily unavailable.  Has there been any known issues or problems with this system?  Naturally, I tried doing a search on here first as to not double post, but I didn't see anything else addressing my specific question.
Any help would be greatly appreciated!

Thanks!

Carbon Monoxide Poisoning - 05/09/10 09:42 PM
Very important stuff to consider!
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
I was called by someone who found me on line.  She wanted me to find the solution to a problem.
It seems the three kids in the family have all moved on, with Mom still living alone in the old house they grew up in.  Until recently.  She was "continually sick with the flu" and only felt better when she went to visit one of the kids, all nearby.  Their conclusion:  the house was making Mom sick and they moved her out to figure it out.  That could really … (0 comments)

How To Choose A Domain Name For Your Real Estate Blogsite - 05/08/10 02:06 PM

I stumbled across this today and think its great advice and a great reminder for people as they build their outside blog and any other site/blog!

Via Real Estate Tomato (Real Estate Tomato):
How To Choose A Domain Name For Your Real Estate Blogsite Without doubt, the most common question that I get from brand new blogging clients is, "Can you help me choose a domain name?" The days of agents using their own name as their website identity are gone, and this has them left with the task of developing a new, powerful brand.
After answering this question … (1 comments)

DON'T SELL BY SQUARE FEET! THAT ADVICE IS SIMPLE RISK MANAGEMENT! - 05/04/10 11:28 PM

Valuable Info and things to consider!

Via Lenn Harley, Homefinders.com, MD & VA Homes and Real Estate:
BOB HAYWOOD provides some authority for advice I've given agents for decades - "I'm Sorry, But I Can't Tell You How Big the House is..."
DON'T SELL HOME BY SQUARE FEET.
About 20 years ago, I read a case law report of a lawsuit by a buyer against their agent.  THE AGENT LOST.  The square feet given the buyer by the seller was 100 square feet lower than that included in the appraisal report.
Since that date, about 20 years ago, I have … (2 comments)

What have I gotten myself into? (Repost due to lack of respose because of server issues) - 05/03/10 10:57 PM
Well, I've been thinking about this long and hard for a good part of 2 months now.  What is totally necessary, what isn't, and what will really help grow a business whether you are a new or even seasoned Real Estate Agent?
Coming from an Engineering background I have found that I actually love marketing, using psychology, and trying to position my company in such a way that we are easily found, observed as the local experts, and most importantly have a large inflow of potential clients.  While I know my business can't solely rely on technology to produce leads, and that … (6 comments)

Update on Progress of ActiveRain Server Issues - 05/03/10 08:49 PM

Update on the servers

Via Bob Stewart - ActiveRain (ActiveRain):
We are balancing the line on our communication regarding timelines. We want to give you the most up to date information and everything we know, but we want to be cautious of giving projected completion dates. Traditionally the way we try to work is to make an announcement based on factual information. Projections are dicey, because if we miss them, we lose credibility.
However, on the flip side, if we don't give projections of where we are, people generally assume the worst. In this case we are going to err … (4 comments)
