Of the approximately 4400 active listings showing in the MLS, 1100 are short sales. The current absorption rate for short sales in Ada county, Idaho stands at approximately 16 months. Compared to an overall absorption rate for Ada county of 10 months, the scales are still tipped to toward a buyers market despite pending home sales being on the rise. Property values have taken a hit in Ada county. The cities of Boise, Meridian, Eagle, Kuna, and Star have all seen decreases. So it is likely that you property tax will be going down. Well it's complicated or so they say. It seems pretty cut and dry but Ada county Bob McQuade says that's not so. In the latest article on channel 2's website: Property values vs. property taxes. kuna: Meridian VS. Kuna: A Land War In Idaho - 09/14/08 12:29 PM
Kuna and Meridian are squaring of in their fight for land and expansion; home and property owners are caught in the middle with Ada County as the referee: http://www.idahostatesman.com/newsupdates/story/502621.html. There are obvious pros and cons to both sides and when you look at the article does a very good job of extracting many of them. If you're looking at it from a home or property owners perspective there's no doubt that Meridian carries a higher average property value. Kuna however may be quicker to add services for the outlying areas which would make them more marketable.

Week four for August stats are in. Boise and Meridian seem to be where all the sales are taking place, however they are carrying double and triple the inventory of Eagle, Star, and Meridian. Staying competitive in this market place is more important that ever. Market updates on where your home ranks should be done weekly. A good question to ask at this time is "Why do you need to sell?" If your need to sell is not immediate it may not be a bad idea to hold back a bit. (3 comments)
Here's what we're looking at in the treasure valley in week 2, inventory, inventory and more inventory. All is not doom and gloom, if you are selling find the category your home is priced in and ask your agent they are doing or what can you be doing to put your home in front of your competition. Start by pulling comps every two weeks to make sure you are not trailing the market. If you are a buyer, now is your time, it's been your time, what are you waiting for? Ada county is still selling, as with markets nationwide, accurately priced properties are selling. For March 11th-19th here is the break down: Boise has a total of 75 properties sold with a 152 in pending status. The highest number of properties selling in the $160,000-$199,00 range. Inventory is still up with a total of 2314 actives 230 of those are new. Kuna had a total of 13 properties sold with 16 pending. The selling prices are a little higher in Kuna with the largest amount of homes selling in the $200,00-$249,00 range. There are a total of 231 actives in Kuna with 25 of those (0 comments)
