I took two new listings this week from brand new clients.  I always like to ask how they found me and why they decided to go with me vs. any of the other thousands of real estate agents active in Boise, Idaho?  In doing so I've discovered, re-discovered, and confirmed the largest return on investment of all the things I do to generate new clients.

I got a call from an upset potential buyer this weekend who happened to see my sign at a property out in the country and took it upon himself to head down the driveway and announce to the owner that he wanted to see the house. 
I wasn't there so I don't know what exchange took place but according to him the owner refused to show him the house, and asked that he leave.  He also said there were some expletives exchanged.

Who says physics doesn't apply to real estate?  We can all do a little rocket science of our own.
There's a lesson to be learned about goal setting from the accuracy in which an unmanned rocket reaches it's intended goal.
A rocket moving at incredibly high speeds toward and intended goal does not get there necessarily by by staying on a preplanned path or getting back on that path if it falls off course.

Content is king.  Blogging here at AR is so much fun it can be hard to remember that.  It's already been determined that the points are of value to rainers but they mean nothing if someone finds their way to your blog and it's filled with fluff, political rants, re-blogs from people with more original ideas and content in their little finger than you can come up with in the whole of your being.

tips: Loss Mitigation Fees - If you're charging them, you better be disclosing them. - 03/05/09 03:32 PM
There are so many "short sale" gurus running around out there right now I've lost count. The latest red flag I caught was agents being told to pay themselves a loss mitigation fee to get a little something extra out of the bank.
Now that's not technically illegal. As a matter of fact there are supposed to be some valid loss mitigation companies out there. I have yet to find one but I haven't really ever looked into it. I thought I'd share with you a simple solution I've found for my hanging signs. These little guys hold a lot more weight than the conventional clips most manufacturers give you and are far more secure.
If you're an agent and haven't had some sort of mishap with your sign give it a bit, you will. I find if you use these little quick connects if you're sign goes most likely your sign pole is going to have to go with it.
