Foreclosures in Denver - What is the real picture? - 02/27/09 03:16 PM
There are some interesting stats in the 4th Quarter 2008 Foreclosure report by Colorado Division of Housing.According to the div. of Housing, statewide 1 in 511.9 households (occupied) completed foreclosure.It was reported that Colorado had a drop in foreclosures - 16% from 2007 to 2008. of completed foreclosures. But there is a question about the validity of the data and numbers used to in this report, among other things. You can find the 9 News report about it here.In the report it states that Adams County alone (#1 in foreclosures in Colorado) had seen a drop of 23% in completed foreclosures, still 1 (0 comments)

Highlands Ranch CO Homes - sold homes activity report Despite stories about homes not selling or home prices dropping somewhere in the country, Highlands Ranch CO houses are selling. More in some price ranges than others. In the last three months (Nov 08-Jan 09), months that are usually slower for real estate sales, 181 houses sold in Highlands Ranch. 42% of the sold houses were under for $300,000. 72% of sold homes were sold for under $400,000. Only six percent of houses sold $600,000 or over. For homes priced (price to sell, that is) under $300,000 we are experiencing multiple buyers competing for (5 comments)

If you are on Twitter are you announcing your Twitterxistence (I know that is not a word LOL) in all of your other outlets - blog, website, other social networks, e-mail and so on. Make it easy for people to follow you on twitter by adding gadgets and/or buttons. You can add them on each individual post, on comments, on your e-mail signature etc. etc. I know this has been written about in some capacity or another a few times around here, but thought it might be time to spread the word again. This is reflective of December when not many buyers are out looking for houses. In January buyers have been out in force and we would expect to see some increased sales for February. One home sold in Falcon Hills in January. It wasn't a typical sale, it was a trade. So the price is not necessarily very telling of regular home sales in Falcon Hills. Yet one home sold in Heritage Estates in January. The 6 bed/7 bath house sold for $802,250 which is 80.4% of the original asking price of $999,000. The house was on the market for total of 161 days. The house was bank owned and sold for $161/square foot. No houses are under contract pending a sale at this time in Heritage Estates. 15 luxury homes sold in the last 12 months in Lone Tree. House hunting? What are the changes of a seller accepting a low ball offer? What are the changes of winning a lottery? OK, maybe the chances are a little better than that. You are looking for a smoking deal and think about offering low (no matter what the house is). You have heard that you can buy a house for next to nothing. Maybe somebody told you to always offer really low, "the sellers will take it, they have to sell". Maybe, but most likely not. What is considered a low ball offer?
