We are already done! That went fast. Our little guy - I mean Elmo - had a blast learning the ropes of Trick-or-Treating. He was very cute and kept on saying just treeeeat, and thank you. He was very excited to realize that if you knock on the doors people give you candy. Hope he doesn't want to try that again tomorrow.
Ok I have to admit mommy and daddy are going to eat most of the candy (LOL). He throws up if he eats too much sugar.

Snow Day in Highlands Ranch CO - and all over Denver area! Yep, the first real snow storm is here! The news keeps referring to the storm as the Fall Snow Storm - It sure looks like winter to me! Here are some shots Brian took today (I'm staying inside where it's warm).
It's still snowing, and it's supposed to continue for awhile. Schools and many businesses are closed or closing early. Probably the same goes for tomorrow. The grocery stores were mad busy, otherwise the streets have been pretty empty - except for the snow (21 comments)

It snowed a couple of days ago and what we often get is a slight layer of snow for a day and then the warm sun melts is away. A few gorgeous sunny days and then it snows again. It is slightly snowing now. These guys are frequently around when we head out to Castle Rock, which is about 15 minutes south from where we are (in Highlands Ranch).

When going over one million dollar price tag - sales have been crawling in the last few months. In September 21 homes sold in Castle Rock $500,000 and above. The Highest sold price was $935,000. Median Sold price in September was $659,900. Below is a look of some numbers for 2009. In June and July the home sales picked up which is typical seasonal fluctuations in Denver area. Via Ken Cook, FHA Home Loans 678-439-8683: I have seen a blog post and it has been reposted that gives the impression the federal First Time Home Buyer's Tax Credit has been extended for 12 months. Actually it has not yet been extended. Only the house has voted on a resolution titled "The Service Members Home Ownership Tax Act of 2009" which does provide for an extension of 12 months for veterans or service members who spent 90 or more overseas during calendar year 2009. Financing Types used in Home Purchases in Lone Tree CO 2009 Conventional loans have been the dominating financing type in Lone Tree home purchases this year. 72.8% of home buyers used conventional loans in buying the new homes. FHA loans came in the distant second at 12.3% and Cash was use 11.1% of the time. Only three VA loans and one lease purchase came into the mix. The average home prices are around $500,000 in Lone Tree which is one of the reasons for mostly conventional loans. In other areas around Denver and in lower price points many more FHA loans (1 comments)
First here are Homes Sales in Lone Tree for the third quarter in 2009. But instead of continuing with the typical market report for Lone Tree this time we'll look at Price Reductions. Sometimes an error on the MLS can be a good thingDepending on who is looking. A few weeks ago we were looking at homes with buyers that had very specific requirements for their new home. With their criteria, there weren't many available. After seeing all that was there we pulled up some more listings that might work and hit the jackpot. A house was listed for sale on the MLS that matched every single criteria the buyers had - EXCEPT it had 2 bedrooms instead of the minimum of 3 they were looking for. Cold, Icy and Freezing in Highlands Ranch COLook what came in overnight! Highlands Ranch and most of Metro Denver area are battling with the icy conditions today. There are so many accidents around - if you don't have to go out- don't. Brian headed out to an inspection this morning and even with a heavy truck he was sliding all over. Lucky he was following a sand truck part of the way. One of our major interstate I-25 has been closed near Colorado Springs due to a 20-30 car pile up.Yesterday, the weather was amazing! A bank owned home came on the market towards end of September and went under contract in 10 days. That is the only house currently under contract. The Highwoods is a smaller community and there number of homes sold per year is large.

Greenwood Village CO Real Estate Update Greenwood Village CO Real Estate is recording higher closed sales than in 2008. One of the few areas around Denver to do so. Most home buyers in Greenwood Village have been using conventional loans - 80% (2009) in purchasing their homes, 16 % of buyers have been buying with cash and 4% used an FHA loan so far this year.

A couple of days ago we went to a corn maze in Littleton CO. The sun was starting to set. The air was crisp and cold. You could hear kids screaming in delight, running in the maze. A distant rumbling of a tractor carried over. A humming of a generator and smell of hot dogs drifted our way. The moon was smiling. It was a good clear fall evening.

We were attempting to put up our Halloween decorations this weekend. Attempting being the keyword. Our boys and cats were having a blast. I think the cats were having more fun trying to take the stuff down. Caught this one red-handed (or white-pawed) in action. I think she got tired. LOL. This event was not staged :)

Home sales have been slower this year compared to 2008. 104 homes sold last year (by end of Sept.). This year that number is 55. The houses that have sold are on average selling close to asking price, which is great news as many other areas in Denver are seeing bigger declines from the original listing price to the sold price.This market report is for Englewood located on the East side of I-25.
