      <title>Is the low inventory of homes causing havoc for our buyers?  </title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;this is how it is for home buyers in Denver. there are many offers, many buyers looking and lots of activity making it hard to get a home. &lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; font-family: 'Times New Roman','serif'; font-size: 14pt;"&gt;I helped a buyer client recently with the purchase of a home.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;As soon as we went under contract, the listing agent informed me that there were 2 other offers that came in and was sure to tell me that one was higher than ours and a cash deal.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; font-family: 'Times New Roman','serif'; font-size: 14pt;"&gt;We conducted our inspection during the option period and a few items came up that my client asked to have repaired.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Needless to say, the listing agent/owner were not willing to negotiate on the repairs and proceeded to tell me if my buyers didn&amp;rsquo;t like it, that we could cancel the contract and move on.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;They wanted us to cancel so they could accept the other offer.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;We were finally able to get a &amp;ldquo;small&amp;rdquo; concession toward the repairs and we move forward with the contract.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="line-height: 115%; font-family: 'Times New Roman','serif'; font-size: 14pt;"&gt;The way in which the negotiation was handled left a bad taste in my mouth.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;I&amp;rsquo;m hopeful this is not what we can expect going forward with the low inventory and multiple offer situations we face.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;span style=""&gt;&amp;nbsp;&lt;/span&gt;&lt;br&gt;&lt;br&gt;If there is a contract on a home, the parties should respect the other and negotiate it to the best of our abilities for the higher good of our clients&amp;hellip;no need to be nasty.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;It&amp;rsquo;s not about us&amp;hellip;it&amp;rsquo;s about our clients.&lt;span style=""&gt;&amp;nbsp; &lt;/span&gt;Let&amp;rsquo;s be professional and work together towards a mutually beneficial transaction. &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span style="font-family: 'trebuchet ms', geneva; font-size: medium;"&gt;&lt;strong&gt;Every time I hear someone say,&lt;/strong&gt; "I should get out of real estate and get a real job", it annoys me to no end.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'trebuchet ms', geneva; font-size: medium;"&gt;&lt;strong&gt;Real estate is not a traditional 9 to 5 job&lt;/strong&gt; with weekends off and weekly paychecks. No one said it's easy. If it were, everyone would be doing it. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'trebuchet ms', geneva; font-size: medium;"&gt;&lt;strong&gt;Maybe people get into real estate thinking&lt;/strong&gt; &lt;strong&gt;it's all glam&lt;/strong&gt; and in a year's time they will be driving beamers, Jags and living in a Mansion. Talk about visions of sugar plums dancing in their heads.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: 'trebuchet ms', geneva; font-size: medium;"&gt;&lt;strong&gt;Or, they don't believe the advice they are given from other agents and Brokers&lt;/strong&gt; that say it's a lot of hard work, you need at least six months of money aside to pay bills (I recommend a years worth in a down market), no weekly paychecks and you have to work weekends, and expect the occasional door to be shut in your face. &lt;p&gt;&lt;span style="font-family: 'trebuchet ms', geneva; font-size: medium;"&gt;&lt;strong&gt;Yes, I get insulted when someone says being a real estate agent is not a real job.&lt;/strong&gt;&amp;nbsp;It's not only a real job but it's my only job and I love it. Although I can't take weekends off all the time and schedule a day off weekly, there is no other career I would prefer. There are times when it's stressful but not all the time. My current and past clients are the nicest people to work with and that alone makes me lucky.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;What happens when the Denver Broncos play in the NFL Playoffs now that Denver has Peyton Manning as the Quarterback?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Well, &lt;strong&gt;Nothing while the game is on&lt;/strong&gt;, The better the Denver Broncos play the Less Home Buyers want to tour homes for sale in the denver area on Game Day giving us Agents a Saturday or Sunday break from showing homes&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;&amp;nbsp;Not since John Elway have Denver fans been able to (or wanted to) get behind the Denver Broncos.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;My Agents and I at&lt;a href="http://www.kennarealestate.com" title="Kenna Real Estate"&gt; Kenna Real Estate&lt;/a&gt;&amp;nbsp;tried to show home and had some buyers on the schedule early in the week. As the week progressed we noticed the Buyers where rescheduling and the Sellers where not allowing showings on Saturday January 12, 2013. During most of the day it feels like a holiday like Christmas or Easter.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This holiday feel is great for the attitudes in the community.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I have been doing Real Estate a while and when the Home Team, Baseball, Football, Hockey, Basketball, or what ever team drives the community (in Denver it is the Broncos, Rockies and the Avalanche) it help the attitudes of home buyers and sellers and exciting when the City's or State's teams can win a Championship.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;It looks like the Broncos are back and Home sales in the Denver area are up, values are up, attitudes are up, and things are looking great for Denver Real Estate as long as the Broncos are not on TV that day.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have simular experiences in your hometown when a Major Sporting Team is in the Champingship that things shut down for the day I would love to hear about it.&lt;/p&gt;

&lt;p&gt;They are referring to advertising on websites, direct mail, Facebook and in newspapers.&amp;nbsp; The questionable ads refer to financing, loan guarantees and interest rates.&amp;nbsp; It's been a while since I've seen this topic come up so I read through the article to see what was happening.&lt;/p&gt;
&lt;p&gt;I have to say, I was dismayed to see that veterans and elderly appear to be a particular target for misleading ads.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;Consumers, as always, beware.&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;The FTC examined 800 ads and found troubling claims that could be misleading to consumers:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Ads that offered a very low fixed mortgage rate without discussing significant loan terms.&lt;/li&gt;
&lt;li&gt;Ads containing statements, images, symbols and abbreviations suggesting that an advertiser is affiliated with a government agency.&lt;/li&gt;
&lt;li&gt;Ads "guaranteeing" approval and offering low monthly payments without discussing "significant conditions" on these offers.&amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;This is also&amp;nbsp;a very good refresher course for all of us in the industry.&amp;nbsp; Shame on those who use these deceptive ads to prey on the vulnerable among us.&amp;nbsp; The rest of us need to make sure we are not violating regulations simply because we don't know any better.&lt;/p&gt;

&lt;p&gt;&lt;span style="font-size: 13px; font-weight: normal;"&gt;There are three main things that lenders will look at when you apply for a loan. They are:&lt;/span&gt;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Credit: Do you have a history of paying you bills, and on time?&lt;/li&gt;
&lt;li&gt;Income: Do you have enough income to afford mortgage payments?&lt;/li&gt;
&lt;li&gt;Assets: Do you have enough assets to afford the down payment and closing costs?&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;This information about you is crucial to the application. But the lender must also approve the property based on the appraisal report. Here are some reasons why a property may be denied by the lender:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Insufficient value: The property is not worth the sales price.&lt;/li&gt;
&lt;li&gt;Safety issues: The property is not safe for habitation.&lt;/li&gt;
&lt;li&gt;Unmarketablity: The lender would have difficulty selling the home if you went into foreclosure. This may because it is not accessible year-round, or it is an unusual style of home (log, dome, etc.).&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;If you have been approved based on your financial information, but the property has been denied, you may simply need to find a different property that you want to purchase.&lt;/p&gt;
&lt;h3&gt;What Goes Into a Credit Report?&lt;/h3&gt;
&lt;p&gt;Two things go into a credit report: your credit score, and your monthly liabilities.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Credit Score&lt;br&gt;&lt;/strong&gt;Most loan programs require a minimum credit score of 620 for approval. But if you don't have a credit score at all, you may still qualify for a loan if you can prove that you have been paying&amp;nbsp;at least 3 different accounts (rent, utilities, car insurance, etc.) over the past 12 months.&lt;/p&gt;
&lt;p&gt;If you are unhappy with your credit score, there are certain things that you can do to improve it over time:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Pay your bills on time&lt;/li&gt;
&lt;li&gt;Make sure all your accounts are current&lt;/li&gt;
&lt;li&gt;Pay down the balances on your credit cards&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Monthly Liabilities&lt;br&gt;&lt;/strong&gt;Certain major monthly liabilities are also included on your credit report, such as rent, insurance payments, etc. This does not include food, gasoline, etc.&lt;/p&gt;
&lt;h3&gt;Liquid Assets&lt;/h3&gt;
&lt;p&gt;You may know that assets are basically anything you have that is worth money. But lenders are only considered with certain assets&amp;ndash;liquid assets. Liquid assets are those which can be turned into cash quickly, such as&amp;nbsp;checking and savings accounts, money market accounts, certificates of deposit (CDs), mutual funds, stocks and bonds, 401(k) accounts, and IRAs. Lenders want to make sure you have enough liquid assets to pay your downpayment and closing costs, and that you will be able to make mortgage payments even after a loss of income.&lt;/p&gt;
&lt;p&gt;Non-liquid assets are those which&amp;nbsp;&lt;strong&gt;cannot&lt;/strong&gt;&lt;span class="Apple-converted-space"&gt;&amp;nbsp;&lt;/span&gt;be turned into cash quickly, such as&amp;nbsp;cars, art, antiques, and businesses. These will not figure into your mortgage application, as they will generally not help you to pay off your mortgage.&lt;/p&gt;

&lt;h3&gt;Closing Costs&lt;/h3&gt;
&lt;p&gt;There are many things that contribute to closing costs. There are fees that go to the lender, the real estate agent, the appraiser, and other third parties. Here are some things to know about closing costs:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Once you give the mortgage broker all the required materials (your name, monthly income, Social Security number,&amp;nbsp;property address, estimated property value, loan amount, and signed sales contract), the broker has 3 days to deliver a Good Faith&amp;nbsp;Estimate (GFE) of the closing costs.&lt;/li&gt;
&lt;li&gt;Before closing, you will receive a&amp;nbsp;Final Settlement Statement &amp;nbsp;showing the exact closing costs.&lt;/li&gt;
&lt;li&gt;The seller is allowed to pay for the closing costs, up to a certain amount, depending on the type of loan.&lt;/li&gt;
&lt;/ul&gt;
&lt;h3&gt;Locking the Interest Rate&lt;/h3&gt;
&lt;p&gt;Once you have signed a sales contract, the lender cannot give final approval of your loan until the interest rate has been locked. The interest rate should be locked at least 10 days before closing, if not earlier. Interest rates are usually locked for 15-day increments (15, 30 or 45 days), so be sure the lock will last through closing. Otherwise, may you have to pay for a rate-lock extension to ensure the rate does not change before closing.&lt;/p&gt;
&lt;h3&gt;Pre-Approval&lt;/h3&gt;
&lt;p&gt;When shopping for a home, it helps to know how much you'll be able to borrow. With a mortgage pre-approval, you can be approved for a mortgage up to a certain amount. You can then bid on a house within that limit by submitting a pre-approval letter along with your offer.&lt;/p&gt;

If you can't think of a title at first, don't worry. Leave it for later. While you are writing a great title may hit you. Constantly think of titles that would pull you in as the reader. Ask a question, promise something (and back it up on your post), intrigue, perk the curiosity, be funny and mix in some keywords - if you are targeting your post.&lt;br&gt; &lt;br&gt; There is much more to be said about titles - another post later on only that - so this post doesn't end up marathon length.&lt;br&gt; &lt;br&gt; &lt;/li&gt;

&lt;span style="font-weight: bold;"&gt; SHORT AND SWEET&lt;/span&gt;&lt;br&gt;If you use long sentences with twists and turns and the reader gets lost in the never-never land. Keep it short. Short sentences make it easier to keep the reader on board and engaged. &lt;br&gt; &lt;br style="font-weight: bold;"&gt; &lt;/li&gt;
&lt;li style="color: #000066;"&gt;
&lt;span style="font-weight: bold;"&gt;SHORT AND MEDIUM LENGTH&lt;/span&gt;&lt;br&gt;HUH? If you are writing a novel it is one thing to make the story 300 pages of riveting excitement. For blog posts, short to medium works well. If you want to keep google happy 300-500 words per post works well. Some are finding great results with longer posts as well when it comes to google but aren't you also writing to the reader? If you find your post is getting really long - try breaking it up to 2-3 smaller topics, and create links back and forth.&lt;br&gt;&lt;br&gt; &lt;/li&gt;
&lt;li style="color: #000066;"&gt;
&lt;span style="font-weight: bold;"&gt;SHOOT IT STRAIGHT&lt;/span&gt;&lt;br&gt; Write your posts in a easy to understand, clear voice. Avoid using fancy words, overused words and roundabout ways of getting to a point.&lt;br style="color: #000066;"&gt; &lt;br style="color: #000066;"&gt; &lt;/li&gt;

&lt;span style="font-weight: bold;"&gt;EDIT, EDIT and EDIT some more&lt;/span&gt;&lt;br&gt; It is amazing how many words you can eliminate, replace or switch by goo&lt;img title="Looks like Spring Time :)" src="http://activerain.com/image_store/uploads/2/6/9/6/1/ar126800385116962.jpg" height="170" alt="colorful fonts" width="170" style="margin: 10px 12px; float: right;"&gt;d ol' editing. Look at your post with a critical eye, see what you can leave out, shorten, or say clearer.&lt;br&gt;&lt;br&gt;

&lt;span style="font-weight: bold;"&gt;MAKE THE MOST IMPORTANT POINT FIRST&lt;/span&gt;&lt;br&gt;If you write about multiple factors when pricing a house, getting a loan, etc. make the most important point first.&lt;br&gt;&lt;br&gt;&lt;strong&gt;&lt;/strong&gt;

&lt;strong&gt;USE FONT COLORS SPARINGLY&lt;/strong&gt;&lt;span style="color: #000066;"&gt;&lt;br&gt;Look around, yes even outside ActiveRain, and you will find many top notch bloggers and sites using 1-2 colors, that's it, and maybe a different highlight color. &lt;/span&gt;

One of the homes sold was on the market for over 1100 days, finally selling about 50% of the original price. The &lt;span style="font-weight: bold;"&gt;Greenwood Village real estate market&lt;/span&gt; barely has any bank owned properties short sales on the market. &lt;/span&gt;&lt;/p&gt;

The listing prices range from $439,500 to $875,000. The price per square foot ranges from $151 to $236 per square foot. Five new homes came on the market in February. None of the homes for sale in the Golf Club are bank owned homes. You could also add links to other posts that you have written about one or more of the terms on the spokes. &lt;p&gt;&lt;br style="color: #000066;"&gt;&lt;span style="color: #000066;"&gt;I am such a visual person so I love how easy it is to use the wheel and just keep adding related content. There certainly are many, many other ways to tackle SEO, keywords and such, but as simple as this is to use and implement, you might find that adding this to your toolbox is a great addition.&lt;/span&gt;&lt;br style="color: #000066;"&gt;&lt;br style="color: #000066;"&gt;&lt;big style="font-weight: bold; font-family: Pristina;"&gt;&lt;big&gt;&lt;big&gt;&lt;span style="color: #000066;"&gt;Rita&lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/big&gt;&lt;br style="color: #000066;"&gt;&lt;/p&gt;

      <title>From the mouths of my kids - The Sneeze</title>

&lt;p style="text-align: justify;"&gt;When I was a kid I remember my mom telling all the funny things I used to say and had everyone laughing out loud - yes, even in those days they LOL'd.&lt;/p&gt;

We went to a local sandwich shop and decided to eat there.&lt;/p&gt;
&lt;p&gt;The place was busy and as we were sitting down eating, somebody, a gentleman, sneezed. My 2 1/2 year-old immediately announced, very loud and clear, &lt;strong&gt;"DOGGIE, DOGGIE"&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I was swallowing my sandwich as I tried not to burst out laughing. Since I didn't respond immediately, Jesse continued "WOOF, WOOF, DOGGIE". The decibel level still turned up. Now people around us were starting to chuckle too.&lt;/p&gt;
&lt;p&gt;I tried to whisper and explain that somebody sneezed. To that Jesse replied "DOGGIE SNEEZED!" At this point my older son and I couldn't keep it together and starting laughing out loud. Jesse thought this was hilarious that we were laughing and joined in while repeating "DOGGIE SNEEZED".&lt;/p&gt;
&lt;p&gt;After I thought of it, it did sound a little like a low bark of a dog. WOOF.&lt;/p&gt;
&lt;p&gt;Sigh.&lt;/p&gt;
