Cherry Hills Village home sales picked up in October, after a dip in September sales. Four of the houses sold for over one million dollars. One of the sold houses was a bank owned property and it sold for 64.4% of the original listing price. The total number of homes on the market is dropping, which is typical. During the winter months, which many consider the slow season, many sellers decide pull their homes of the market and maybe re-list in the spring.

Cherry Hills Village CO Real Estate and Luxury Homes third quarter sales are behind the sales from 2006, 2007, and 2008. 2009 home sales are about 64% from 2008 sales (Jan-Sept). The average days on the market have been climbing since 2008.
As of Oct. 3rd, 2009 there are 133 residential houses for sale in Cherry Hills Village real estate market. The prices range from $599,000 to $22,900,000. The price per square foot ranges from $195 to $623. Seven houses are currently under contract pending sale.

Cherry Hills Village home sales picked up in August, almost doubling July sales. I said this the last two months, but I'll say it again - last time I promise :). One house in June sold for 43% of the original asking price. 43%! That is the lowest since Jan 2006 (that's how far back we are tracking). This year NINE houses have sold for less than 70% of the original price. Three of those were bank owned homes. In 2008, in all of 2008 the number was FIVE or 6% of all houses sold. … (3 comments)

Cherry Hills Village Home Sales are showing some interesting data this time around. First off, this year over 50% less houses have sold than in 2008. There are houses on the market that have been there for over 1000 days. 57 houses on the market as of Aug 1st, 2009 have been on the market for more than 300 days. In January 2009 only two homes sold in Cherry Hills Village, both of the homes sold were in Southmoor Vista neighborhood. One of the houses was a bank owned property. Three houses are currently under contract pending sale.

Cherry Hills Village Real Estate Market Report Dec 08 In December four homes sold in Cherry Hills Village CO (zip 80113). December 2007 seven homes were sold. Total number of homes sold in 2007 was 94 compared to 84 in 2008.
The average percent of listing price in December was 60%! This is low. One of the homes sold for only 46.2% of the original listing price - a net sold price was over three million less than the original price. The average days on market (DOM) was 217 which was higher than in November (114).
