Greenwood Village Homes Market Report
After a slow month in January home sales picked up in Greenwood Village in February. Some of the older inventory moved, mainly two bank owned listings that make the average days on the market look worse than they are. One of the homes sold was on the market for over 1100 days, finally selling about 50% of the original price. The Greenwood Village real estate market barely has any bank owned properties short sales on the market.

Six new listings came on the market in November in Greenwood Village. 12 houses are for sale for under $200 per square foot and 15 for over $500 per square foot. October Home Sales Greenwood Village Real Estate
Greenwood Village Real Estate has recorded more home sales this year (103) than in 2008 (93), one of the few areas around Denver to do so. Average Sold price is down approximately $300,000. More homes have sold this year in the lower price ranges. E.g. This year 24 houses sold for one million dollars or more. In 2008 that number was 35.

Greenwood Village CO Real Estate is recording higher closed sales than in 2008. One of the few areas around Denver to do so. Most home buyers in Greenwood Village have been using conventional loans - 80% (2009) in purchasing their homes, 16 % of buyers have been buying with cash and 4% used an FHA loan so far this year.
As of Oct. 4th, 2009 there are 137 residential houses for sale in Greenwood Village real estate market. The prices range from $295,000 to $8,900,000. The price per square foot ranges from $118 to $979. 11 … (0 comments)

Sundance Hills Greenwood Village CO Market Report 2009Sundance Hills in Greenwood Village CO, has seen increased sales activity this year. Ten homes have sold in 2009 in Sundance Hills. In 2008 a total of three homes sold in the community. The average sold price in 2009 is $602,547.
Almost all of the Sundance Hills neighborhood homes have been built in the 1970's. Many of the homes are completely remodeled with hardwood floors, granite counter and stainless steel appliances. Greenwood Village CO Home Sales in Aug 09 dropped significantly - almost 50% from July and about 35% from Aug 2008. The percent of original list price received at sale has been slowly declining and averaging in Aug. at 83.1%. More homes under one million dollars are selling compared to last year when average sold price was over one million. Only six homes sold this year have been bank owned homes (foreclosures). Greenwood Village homes sales are currently at the same level there were in 2008 (number of homes sold).

Greenwood Village CO Real Estate Market Report Dec 2008 In December five homes sold in Greenwood Village and 10 homes are currently under contract. More homes sold in 2007 (161) compared to 122 in 2008. This report includes only detached single family homes in Greenwood Village.
The average percent of listing price of homes sold in December was 88.7%. The average days on market (DOM) was 201 which was higher than in November (160).
