Lone Tree Real Estate Homes Sales Dec. 2009 ~ Residential Homes Eight homes sold in Lone Tree in December 2009. The sold prices ranged from $600,000 to $1,264,500. The price per square foot ranged from $159 to $351 per square foot. The total days on market ranged from 6 to 568 days. Three of the sold houses were builder owned.Three of the houses sold in Heritage Estates luxury homes community, four sold in Heritage Hills, both are gated communities, and one of the houses sold in Carriage Club. Lone Tree Real Estate - Carriage Club Home Sales Nov 09 Three houses sold in Carriage Club in November. All of them sold quickly putting the average days on market only at 14 days! One of the sold houses was a ranch style home that sold for more per square foot than typically a two story home would. This increased the average price per square foot for November to $160. Homes are still continuing to sell better at the lower price range whereas the luxury homes are hardly moving. Financing Types used in Home Purchases in Lone Tree CO 2009 Conventional loans have been the dominating financing type in Lone Tree home purchases this year. 72.8% of home buyers used conventional loans in buying the new homes. FHA loans came in the distant second at 12.3% and Cash was use 11.1% of the time. Only three VA loans and one lease purchase came into the mix. The average home prices are around $500,000 in Lone Tree which is one of the reasons for mostly conventional loans. In other areas around Denver and in lower price points many more FHA loans

Lone Tree Home Sales ~ May 09May was a slow month for sales compared to the prior three years. 65% fewer homes sold this May than in May of 2008. Average days on market were also higher and the houses have been selling for lower percentage of the asking price than in prior three years (in May). However, June should be different. Heritage Estates Lone Tree CO Real EstateMarket Report Jan 09 January was slower (this is typical) in luxury home sales in Lone Tree and in Douglas County. Yet one home sold in Heritage Estates in January. The 6 bed/7 bath house sold for $802,250 which is 80.4% of the original asking price of $999,000. The house was on the market for total of 161 days. The house was bank owned and sold for $161/square foot. No houses are under contract pending a sale at this time in Heritage Estates. 15 luxury homes sold in the last 12 months in Lone Tree.
