Highlands Ranch Home Sales - The Hearth Oct 09

Twelve houses sold in The Hearth in Highlands Ranch in October. One less than in Oct 2008. The average days on the market has more than doubled since last October. The home values in the Hearth have gone down about 5% since early parts of 2008. So, for example if a house sold for $290,000 in Jun 08, today you could expect to get $280,000. However this is not for each and every house.

The few ranch style homes that are sprinkled between the typical 2-story houses in the Hearth have been for the most part seen even larger depreciation.

If you ever would need - not sure why - to get a Finnish drivers license, or happen to drive in Finland here is a quick crash course test to see if you can pass and decipher some of the Finnish traffic signs.

Yet another snow storm in the Denver area. It started snowing yesterday, took a little breather this morning and continued on. To brighten up the day I was looking through and organizing some photos that were shot in much nicer weather conditions.

These photos were taken near Boulder Colorado.

These are the Foothills West of Denver, before you head to the Rocky Mountains.

There are great trails for hiking in the Foothills and Eldorado Springs is nearby as well. Eldorado Springs has Eldorado Canyon State Park for hiking and rock climbing and great Colorado scenery!

The Preserve Greenwood Village Home Sales

The Preserve Greenwood Village Homes have been selling at the rate of 1-2 per month this year. So far 18 houses have sold in The Preserve in 2009. A few more houses sold in 2008. The inventory remains at even 30 houses on the market at the end of October.

One of the bigger statistical differences this year compared to 2008 is that homes are selling on average for less per square foot. The average in 2008 was near $400 per square foot. This year depending on the month the price per square foot has dipped to low 200s and averages around $340 per square foot.

One of these bank owned homes is offered at 50% of the original price! (call for details).

October Home Sales Greenwood Village Real Estate

Greenwood Village Real Estate has recorded more home sales this year (103) than in 2008 (93), one of the few areas around Denver to do so. Average Sold price is down approximately $300,000. More homes have sold this year in the lower price ranges. E.g. This year 24 houses sold for one million dollars or more. In 2008 that number was 35.

The number of new listings in Greenwood Village didn't decline in October. It is typical to see less homes come on the market during the winter months. We'll wait to see if there is less inventory on the market in the next month or two. Read Full Greenwood Village Home Sales Report.

October Home Sales in Cherry Hills Village

Cherry Hills Village home sales picked up in October, after a dip in September sales. Four of the houses sold for over one million dollars. One of the sold houses was a bank owned property and it sold for 64.4% of the original listing price. The total number of homes on the market is dropping, which is typical. During the winter months, which many consider the slow season, many sellers decide pull their homes of the market and maybe re-list in the spring.

2009 Cherry Hills home sales are about 65% of what they were in 2008. Average sold price is down about $100,000 and average days on the market has seen a large increase from 2008. Ever been confused by media reports of housing prices and the cost of home-ownership? The media usually report median or average prices without really explaining what that means. The news is always talkng about how housing is becoming less and less affordable and that the median price is climbing up like crazy everywhere. But what is a median price, why look at it and how it's different from average price?



Well the median home price is one of the most common measurements used to compare Real Estate prices in different markets, areas, and periods. It is said to be less biased than the mean (average) price since it is not as heavily influenced by a small number of very highly priced homes. A median is the price where 'half the homes sold for more and half sold for less.'

The median price however doesn't give any indication of the spread of these prices. Many properties are sold at much lower - and higher prices, of course - than the median price. Clear as mud eh?

Suppose we take 7 houses that were sold and sort their prices from lowest to highest (in thousands )

                                            250, 252, 278, 286, 302, 325, 339

Median price here is 286, because it's in the middle of range - 3 prices are lower and 3 prices are higher than it.

The average price - Is where an average price is - the total dollar volume of homes sold for a particular period, divided by the number of properties sold.

Average prices are typically reported for the sales activity in a given area for a given month, quarter or year, and provide a snapshot of past activity.
To calculate average price we have to add up all of the prices and then divide by the number of houses, so that:

                    Average price = (250 + 252 + 278 + 286 + 302 + 325 + 339) / 7 = 290

However, average prices of properties sold in the past give only a limited indication of what housing inventory for sale is priced at today. What this shows basically is who rules the market in a certain place (suburb or area) at certain time (i.e. 3 or 6 months or a year): if there are more people buying expensive houses than cheap ones, it will go up, but if there are more people buying cheap property than expensive - it will go up.

You sort of have to know what housing is doing in a particular community to put these average prices into perspective.

So there you go!

Sunset in Lone Tree, CO.

These photos below were taken at the Bluffmont Trail in Lone Tree of a sunset in October. The Bluffmont trail's elevation gives you gorgeous views of Lone Tree, Downtown and the mountains. The trails makes a winding circular loop and takes about 30-40 minutes to run, depending on how fast you run. For me right now probably more than that :)

Skyridge Medical Center is on the left and Lone Tree Recreation Center is in the middle.

There sure are a lot of bunnies in Highlands Ranch CO. Well, at least one or two. At least near our house. :)

I posted this picture awhile back of "our" bunny trying to blend in.

Well, it seems like "our" bunny is taking "our" a little too seriously as this is where I found it two days ago!

That is our garage.

I have no idea how the bunny jumped up on the window. It's pretty high. The garage door was shut. My son saw the bunny sitting at the window looking out when he was coming home from a friends house. I thought he was kidding! Of course our bunny didn't like it much when I opened the garage door.

Washington Park - or Wash Park, as the Denverites call it - is an active neighborhood and park in Denver. Below are photos from Washington Park a couple of days ago. It was over 70 degrees, unseasonably warm, but hey we take.

172 Homes are for sale in Castle Pines Village, Colorado as of Nov 3rd, 2009. The listing prices range from $420,000 to $6,800,000. 65% of the homes for sale have been on the market for more than 6 months. 38% more than a year. 13 new listings came on the market in October in Castle Pines Village.

The number of houses on the market has increased since July and home sales have not picked up - it's pretty slow going. Why? Most of the homes for sale in Castle Pines Village are luxury homes with price tags of over one million dollars. Luxury home sales in Denver area in general have significantly slowed down since Nov 2008 and Castle Rock is feeling it too.

There are 1340 houses under contract in Denver. 3186 houses are on the market. A large group of pending sales are in the prices under $250,000. Below is the breakdown

Luxury Home Sales in Denver area

What is going on?

Hardly any new luxury home listings came on the market in October. Some sellers are pulling their homes off the market for the winter, some listings have expired and some have just been withdrawn - maybe it wasn't the time to sell right now. There are still quite many luxury homes on the market in Denver area. Many have been on the market for some time. Some have had large price reductions (how about 2 million!) and only a few have ended up in a foreclosure - a year ago there were approximately 40+ luxury foreclosures - today there are 15 on the market.

A few luxury homes are sold - compared to the number on the market. There was a noticeable decline in Nov of 2008 and it has continued to this day. Will it get better - of course. And don't get me wrong - Luxury homes are selling in Denver area - not just at the rate that they were two years ago and maybe not quite for the same appreciation that they were - but they are selling.
