The following report is for single family existing home sales during the month of January 2009 and 2010 for comparable purposes. Data is from the Fort Wayne Area MLS and uses information from mls area al01 in Allen county Indiana or Eel River, Perry and Lake townships. Data is deemed reliable but not guaranteed.
Year over year data looks like a positive trend is occuring in Northwest Allen County with 9 more homes sold this year than last year which is almost a 50% increase. A decrease in median days on market an increase in median sales price and price per square foot.
Median Sales Price up 1.6% year over year

Number of homes sold up 47%, Days on market improved by 18% and price per square foot was up 10%

Northwest Allen County is a great place to call home with lots of dining, retail and entertainment options, a highly sought after public school system and many parks and trails. Well ever since ol Punxsutawney phil decided that we're gonna have 6 more weeks of winter...people around here have been up in arms with what to do for another 6 weeks

Aside from watching the Colts march on to another Super Bowl Victory, there's plenty still to do with the winter weather.
The Toboggan Run at Pokagon State Park is open only for a few more weekends. Open Fri-Sun, the runs last weekend scheduled to be open is February 28th, 2010. The cost is $10 per toboggan per hour with a max of 4 people per toboggan. Check the website for full details and a pretty cool video of an actual run.
If indoor activities suit your liking...check out the Fort Wayne Komets schedule for the next 6 weeks and take in a game. While it's an indoor sport, ice hockey is still considered a winter sport so it counts for at least the next 6 weeks.
Take in a show at the Embassy Theatre with Heather Headley returning to town for one performance with the Fort Wayne Philharmonic on March 12th at 8 pm. The Fort Wayne Native and Grammy award winning soloist will surely put on a great show.

The following data is for 3rd quarter sales in Northwest Allen county Indiana (MLS AL01) including Perry, Lake and Eel River townships). While deemed reliable data is not guaranteed and represents sales data for single family residence only sold between October 1st and December 31st.
3rd quarter median sales were down slightly at almost 4% year over year, but as you will see later the increase in volume from 2008 leads me to believe that the market has started to find it's bottom in Northwest Allen County

An increase of 50 units (53%) sold during the same time period, a drop of 22 median days to sell a home and a slight drop in the median price per square foot. Only time will tell, but with so much inventory coming off the market I would expect to see median prices begin to slowly increase the next couple of months leading into the expiration of the Tax Credits unless the amount of units currently available increases incrementally

Still think that now isn't a great time to buy a house? More house for less money and available tax credits for those who qualify....this isn't rocket science.

I hope this report helps those that are currently looking to buy or sell a home in Northwest Allen county. Northwest Allen County is a great place to call home with a great schools, local shopping, dining and entertainment, I wouldn't want to call any other place home for me and my family.

The following report contains data for Northwest Allen County (mls AL01) including the townships of Eel River, Perry and Lake. All data is deemed reliable but not guaranteed from the Fort Wayne area MLS. This report is for single family residence sold during December of 2008 and 2009 for comparable purposes.
Number of Homes Sold during December
There were 32 homes sold in the area during December of 2008 compared to there being 42 homes sold in December of 2009. An increase of 31% year over year, this may be in part to the extension and expansion of the tax credits available to homebuyers.

The Median sales price for these same homes jumped from $128,750 in December of 2008 to $160,500 in December of 2009. While a 25% in sales price year over year, once you factor in the square footage difference in these same comparables the increase in price per square foot is slightly lower at 18% from $75/square foot in 2008 to $79/square foot in 2009. In either case it's encouraging to see things moving in a positive direction

As referenced above the Median square footage moved up from 1,723 in December 2008 to 2,031 in December 2009

Another positive note for sellers in this market is the fact that home prices were up AND the amount of time it took to sell a home fell during this period from a median of 87 days in December of 2008 to 54 days in December of 2009. This too may be a reflection of the benefits of Tax Credits

There are currently 236 Active listings in Northwest Allen county with a median sales price of $175,950 and 2,019 sq. ft. These homes have been on the market for a median 104 days.
If you are considering putting your home on the market, I hope that these statistics have been a valuable resource for you to use in detemining whether now is the right time for your individual situation. With the Tax Credits expiring at the end of April, now is a great time to be putting your home on the market if you want to take advantage of people using the tax credit to purchase your home and you being able to use the replacement tax credit yourself if you qualify. You know it's been too long since your last blog about all the great things going on in your area when you've had a full change of seasons. Just because winter is finally upon us in Fort Wayne, doesn't mean that there still aren't things to do in this great city. So much so that I'll probably get some comments from people who feel like I've left out their favorite activity, if so, leave me a comment and maybe I'll do a Winter Traditions 2.0 blog. So here are some of the great things that this city has to offer during the winter months
Many of you are already aware of the great annual tradition of the Fort Wayne Philharmonic's Holiday Pops concerts downtown Fort Wayne in the beautiful Embassy Theatre. If you haven't ever attended one of these concerts, you should treat yourself and your family to some holiday cheer by attending one of the concerts being given on December 10,11,12 and 19th...check the website for more information. The Downtown Improvement District's Dine and Ride program will be available for these shows EXCEPT for the matinee performance on the 19th

Something I've always enjoyed doing with my kids is taking them through the annual Fantasy of Lightsat Franke Park. Fantasy of Lights is 75+ displays of holiday lights set up on a 1 1/2 mile drive through the park while you enjoy holiday music from the warmth of your own car. Carriage rides are also available upon reservation. check out the website for some great pictures and more information about the displays and how to make your reservation for a carriage ride

For great information about all of the Holiday activities going on in downtown Fort Wayne this Holiday season including the Santa and his Reindeer, Holiday Wreath and more lighting displays around the downtown area check out this website . They have a more extensive list of activitiies and information about parking.

A couple of great outdoor activity ideas for this winter without having to leave town to do. The outdoor ice rink is now open at Headwaters Park. Check the website for hours and admission information.

For skiing enthusiasts check out the fox island county park websitefor current conditions. Fox island is a 605 acre park that has 6 miles of cross country skiing available in the winter months. Located in SW Allen County Fox Island is also a great summe destination with walking trails and swimmming, picnic facilities, and much more. Check the website for lots of helpful information.

The following report is for Northwest Allen County (mls al01) containing the townships of Eel river, Perry and Lake for the month ending November 30th, 2009. Some of the year over year comparisions for November of 2008 are larger than other year over year comparisons due to the fact that November of 2008 had quite a number of fewer homes sold during the month, an anomoly in my opinion but making comparisions more difficult nonetheless.
For the 49 (one more than last month)Homes sold in November 2009
Median sales price was $132,000 an 18% drop year over year and a 4% drop since last month

Median Square Foot for homes sold in November was 1920 a 4% drop year over year and relatively unchanged since October

Median Days on Market for Homes Sold in November was 56 a 20% increase year over year and a 3% increase since October.

Number of Homes sold in November was 49 which is a 88% increase year over year and only 1 more sold than last month.

While comparisons are difficult for this time period due to external factors that have influenced the market, there is still a decline in home values year over year in the Northwest area. While I wouldn't generally say that it's as significant as the November numbers would indicate, we'll have to wait and see what the coming months bring us. I am hopeful that people who are able to, will take advantage of the first time homebuyers tax credit extension for up to $8,000 and the NEW current home owners tax credit for up to $6,500.

Northwest Allen County is a great place to call home with great local shopping, dining, entertainment and most importantly affordability.
