Laurel Ridge is a subdivision in 3 platted sections developed between the late 90's and early 2000's of roughly 200 homesites. Located in Northwest Allen County served by Hickory Center elementary, Carroll Middle School, and Carroll High School of the Northwest Allen County school system. Laurel Ridge is located west of Lima road about 1/4 mile with the main entrance on the south side of Carroll road directly across from the Allen County Fairgrounds. On a personal note, Laurel Ridge will always hold a special place in my heart after having spent an entire summer in the late 90's working on a vinyl siding crew on some of the new construction located in the neighborhood.

Fort Wayne's Neighborhood Stabilization Program

The city of Fort Wayne in an effort to reduce the number of foreclosures and vacant homes has taken a proactive measure to rehabilitate these properties before they become part of blighted areas.

The city has set aside money from the federal stimulus package to incentivise investment within the city limits where foreclosure action is most prominate. Basically one can find a foreclosure in the target area, get qualified for either the lower of after improvements appraised value or actual improved cost, have a city approved developer (see list) come up with an improvement plan that is designed by you and the developer that will purchase the home, then rehab the home to your specifications (within reason, items considered to be luxury items will not be approved....do you really need a gold plated bidet?)

Then to top it all off the city is now matching down payment money up to $15,000.....yeah that's right, $15,000...you could put up to $15000 down and have it matched dollar for dollar by the city. Don't just take my word for it, check out the city's NSP program website for more information.

Falls of Keefer Creek in Northwest Allen County neighborhood Market Report

The Falls of Keefer Creek located in Northwest Allen County is a community having 179 single family homes in three platted sections mostly constructed between the years 1995 and 2001. Served by the Northwest Allen County school system by Hickory Center elementary, Carroll Middle and Carroll High School. The main entrance to the neighborhood is located on the west side of Lima road south of Carroll road.

For the last 12 months there has been relatively little activity with only 3 homes sold, but there has been an increase in the last 3 months with 2 of the 3 solds having occured since August and there currently being 2 homes pending.

While there is only 1 listing that sold in 12 months for the 180-230 price range it was on market for almost a year, but was one that recently sold...so the 6 month supply is merely an educated guess that homes in that price range will sell within 180 days

The two homes that recently sold averaged $172,000 while the average for the last 12 months was $164,633. Because there isn't really enough data to conclude that average sales prices are increasing as it would seem...a better gauge is the fact that the average price per square foot hasn't changed over the same 12 months remaining at $87/sq. ft

So for the 12 months ending 10/28/2009:

Average Sales price was $164,633

Average square footage on homes sold was 1882

Average Days on Market for homes sold was 89

For Homes Actively Listed:

Average list price is $171,450

Average square footage is 1850

Average Days on Market is 73

I strongly believe and constantly preach to my own kids to behave like someone is watching you, for who you are is what you do when you think nobody is watching.

About 6 weeks ago I was working at the floor desk when a lady came in wanting some information, after some confusion at the front desk because of a language barrier (English is obviously a second language for this person) she got sent over to me to see what I could do for her.

I should preface all that follows with the fact that this Lady is legally blind, doesn't speak English very well and didn't have anyone with her to help.

So I sit down with her and quickly learn that for whatever reason her mortgage payments had gone from the 500's a month to up over a $1,000 dollars a month and she didn't understand why and wanted some answers. I gathered whatever info I could from her and quickly realized that I was out of my league, don't get me wrong, I wanted to help this lady but I didn't know where to start or with whom...so I took her into our Mortgage office to see if there was anything they could do to help.

I introduced her to Jaymi Sullivan, a mortgage planner with rwgmortgage and Jaymi assured me that she would do what she could.....and did she ever!!

From keeping in contact with Jaymi about this, I learned the following about this woman's problem:

Her homeowners insurance had raised their replacement value to almost triple the actual value of the home
consequently since she lives in a flood plain, her mortgage company attached their own flood insurance policy premium to her account to cover the added value
Her escrow was taking around $200 a month for property taxes.
The woman had hired a person to come to her house to read her mail, only to find out that she had been stealing from her
She was trying to get a volunteer lawyer who works with the league for the blind to help...but wasn't really doing much for her
Anytime Jaymi needed to meet with her, the lady would have to take 3 different busses to get to the office

I'm sure I've butchered some of the details and this poor woman had no idea any of this was happening, but that's not the important thing here. More importantly is what happened after Jaymi gathered all of that daunting information.

Jaymi has finally after about 6 weeks of phone calls/emails/faxes has contacted everyone involved in this mess and gotten this woman's mortgage back to where it should've been all along. Jaymi got her replacement value reduced, flood insurance premium removed, taxes reduced to zero due to exemptions and disabililty credits and was able to keep her in the home. Had Jaymi not come into this woman's life, who knows what would've happened to her...she may or may not have found someone to help her. The point is that Jaymi did all of these things knowing that she wasn't going to receive any monetary benefit from all of the work she did.

Jaymi may not have received anything other than the satisfaction of helping another human being in their time of need, but she has restored my faith in humanity that we're not all just out there looking out for ourselves and the almighty dollar.

In today's environment where we hear all of the negative things happening all around us, it's nice to know and hear about the Jaymi Sullivan's of this world and I'm fortunate to have someone working in the same office as me.

The following report is reflective of data obtained through the Fort Wayne MLS for single family, site built, existing homes in Allen County located in Northeast Indiana for the 3rd quarter of 2008 and 2009 and year to date.

I've finally figured out how to insert charts and graphs into this blog platform, so forgive me if it seems a little overdone at this point...but visual information is more easily absorbed than text, so let's get started.

For the 3rd Quarter of 2009:

Units Sold in the 3rd Quarter were down from 1,246 in 2008 to 1,190 units in 2009 or -4.5%

While the number of units sold was down for the 3rd quarter of 2009 in comparison to 2008, the Average sales price for the same time period was up from $111,045 in 2008 to $119,080 for 2009 or 7.2%

The cumulative days on market for homes sold in the 3rd quarter of 2009 was down from 104 days in 2008 to 98 days on average for 2009 for a 5.8% improvement in time to sell a home

Units Sold for YTD are down from 3341 for 2008 to 3084 in 2009 for a 7.7% decline year to date year over year

Much like the Quarterly Stats. While the number of units sold was down the average sales price for year to date information is up from $112,556 for 2008 to $113,625 in 2009 for a 1% increase in average sales price year to date

Lots of great stuff happening around the Fort this weekend. Just because the Tincaps seson is over don't think that there isn't stuff going on downtown.

OK so we're starting the weekend a little early, but when have you ever needed an excuse to cut out of work a little early? ARCH is giving their downtown Fort Wayne walking tour starting at 1 pm. Friday Oct 2nd. Join the tour as you'll experience the highlights of some of Fort Wayne's architecture including the Cathedral of the Immaculate Conception and the Embassy Centre among others. The tour lasts 90 minutes and costs $5 for adults with children under 18 being free. The tour will meet in the Convention and Visitors Center across from the Hilton at 1021 S. Calhoun. Take advantage of the Downtown Improvement Districts Dine and Ride program Saturday night by taking in dinner and a show. Check the Downtown Improvement District website for a list of all the participating restaurants. Dine and Ride is a free service to patrons of the Fort Wayne Philharmonic's masterworks and Pops series as well as Broadway at the Embassy. Check the DID website for details about this convenient way to take in a downtown event

Fans of Billy Joel's music won't want to miss Michael Cavanaugh at the Embassy Centre Saturday October 3rd with the Fort Wayne Philharmonic at 8 pm. Michael was hand picked by Billy Joel to star in his Broadway hit "Movin Out" and is a Tony Award nominee. showtime is 8pm. The Dine and Ride program will run for this show.

This weekend of September 25-27, 2009 brings us several events that are open for more than one day. So I'll give mention and some details for each of them and let you figure out when the best time to attend would be, who knows what the weather is going to do so that may be a determining factor as well.

Saturday marks the return of the Home Builders Association's Parade of Homes After a 4 year absence this years Parade is located in the Veracruz neighborhood on the corner of West Hamilton and Covington Rds in Southwest Allen County. Builders Arbor Homes, Aspen Bay, Bob Buescher, Delegrange, Granite Ridge, Lancia and Weiss Homes will all have a home in this years parade. Click on the logo above to go to the main page for the parade where you can download a preview guide and magazine for this years 2009 Parade of Homes. The Parade is will be open Sept 26th through Oct 4th noon to 9 daily and noon to 6 on Sunday. Admission is $9.

If you haven't done so yet or want to get another visit to the zoo in this year, times running out. This years zoo season ends October 11th so make plans soon to attend. The new African Journey is amazing, the male lion was taking a nap just on the other side of the exhibit glass when I took my kids, up close experience with these awesome animals is so much better than it used to be. Zoo is open 7 days a week from 9 am to 5 pm.

What's 2,200 sq ft worth to you?

Today Coldwell Banker Real Estate released their annual home price comparison index for the United States and select International markets and what an eye opener it is.

Unlike a lot of the reports you see that compare median home prices for particular areas, this report takes a hypothetical 2,200 square foot, four bedroom, two and a half bath home and indexes it in 310 different U.S. markets. So you get an apples to apples comparison home in all of the markets.

This years most expensive market is in La Jolla California where the subject home would average $2,125,000....yeah million, counts me out and the most affordable market is in Grayling Michigan where the same home averages just $112,675.

That leaves a gap of 2 million dollars between the most expensive market and the most affordable market that the other 308 markets fall into. Not surprisingly 8 of the top 10 most expensive homes are in California markets while only 2 of the top ten most affordable markets are west of the mississippi.

Fort Wayne comes in at $145,308 avg (sold comps from Jan 1 to Sept 23rd) for the same home in this market. While that's not the most affordable average for Indiana, Muncie was the most affordable market in Indiana averaging $144,996, it's certainly well below the national average of $363,401.

This is what 2,200 square feet in La Jolla looks like at over $2,000,000 with great views and nice backyard

And this is a little more typical of what you might find in the Fort Wayne area for 2,200 square feet for only $145,308 on average.

So what's 2,200 square feet worth to you? Sure I'd love to live in a coastal area, but I'm not personally willing to give up all the amenities that affordable living allows us here in Fort Wayne. So until I hit the lottery and can buy that vacation home, I'm going to continue living and raising my family in one of the greatest and affordable cities in this nation.

Pending sales for CBRWG in the month of August were up by over 15 million ($15,000,000) better than last year, a 49.2% increase
Listing volume for CBRWG was up over 2 milion ($2,000,000) from August 2008 numbers, an increase of almost 8%
CBRWG listings are selling in 98 days compared to the Fort Wayne MLS average of 116 days, year to date.
