Although mortgage lenders and just about everyone else relies on technology of some sort to do their job; we are not ourselves machines and we can make mistakes. To all you Realtors out there...I do have a really good idea about the stuff that gets dumped on you. While we're in the business of satisfying buyers' and sellers' goals, real estate agents in Florida are in the thick of the machinations of many different processes from loan officers to the termite guys.

I'm going to call it contract madness or "you'd better please all of the people all of the time or you and your FHA and VA loans will find yourself kicked to the curb with a rubber-stamped DO OVER on your forehead."

This year alone, 30%-40% of the loans I have closed have been VA loans.  BUT none of the VA loans I have EVER closed in my career were new construction purchases where the VA loan was the end loan.  Of all the loans I have done over the years, I closed very few new construction end loans. Typically, builders set the transaction up to freeze out any but their own lender partners by offering huge "lender-contingent incentives" to the buyer. (That is a post for another day).

I've said it before; you really need an expert when it comes to VA loans. There is still a good deal of confusion and misinterpretation out there, even on the part of professionals in the mortgage industry. I went round and round today with someone who insisted that he knew what he was talking about, and he didn't.
The issue this time was the closing costs and pre-paids on a VA loan and what sellers are permitted to contribute. The VA allows seller paid closing contributions not to exceed 4%. But, that 4% is above and beyond the up to 6% … (0 comments)
