If your client has been turned down by their own bank...don't panic! Banks across the nation are getting tighter and more restrictive on their lending parameters...I've had several banks turn down clients for reasons the clients just don't understand...for example:
1) We aren't lending on this property type at this time

Yes, it is true. These programs do exist....the "borrower" enters a sale/leaseback agreement with a hedge fund. The borrower gets the benefit of the cash flow of the property...while the hedge fund gets the appreciation. Everyone wins. Hey folks...I'm a big fan of the SBA loan in commercial financing...recently, however, they have changed their guidelines...what we could do with 10% down...has now become 15% down on SBA purchases...just thought I'd give you a heads up and let you know....

Wow! Lot's of changes on Main Street USA...the plain, jane vanilla commercial loan you expected to get from your local bank may not be there for you....LOTS of reasons, but it all boils down to your hometown bank is very nervous about the future.
