But That was a Foreclosure.......
Recently when discussing comparable sales with potential sellers I have been hearing the response, "but that was a foreclosure."  The fact that a recent listing or sale is a foreclosure does not make it irrelevant in determining the price of a property.
If the house for sale next door to you is a bank-owned home, but all the other homes for sale in the neighborhood are not, you don't have much of a problem. However, if most of the homes that have recently sold in your area were bank-owned homes and short sales, you … (2 comments)

new hampshire: What I like about......STRATHAM! - 02/04/10 04:52 PM
What I Like about Stratham5. The view from Portsmouth Ave of the Scammon Farm.  The view is beautiful and calming on a busy day and now we don’t have to hold our breathe when we drive by.4. Choice of Grocery Shopping.  You really can’t beat it.  3. Friday nights----Blockbuster and Jade Palace take out.  Without fail I see three or four local familiar Stratham faces in the walk between the 2 places. 2. Sandy Point Discovery Center.  A wonderful place to bring kids.  I love walking out on the docks and being out in the bay!  Exploring the walking trails is … (3 comments)

new hampshire: Can't E-FILE?!?!?! - 01/26/10 06:44 PM

Due to Scams, Homebuyers Can’t E-File Their Taxes 0 Published By : Jana Schreiber on Tuesday, Jan 19th, 2010, 10:44 am Since extending and expanding the home buyer tax credit to the new April 30 deadline, it has been revealed that new buyers can no longer file their taxes electronically. According to CNN Money, because people have been scamming the system, buyers now have to mail paper forms, including the new  IRS form 5405, whether amending their 2008 taxes or claiming it on their 2009 taxes.
Mary Mellem of David & Mary Mellem, EAs & Ashwaubenon Tax Professionals, indicates that, “Because of the … (0 comments)
