Do Photos Really Sell the Property?? The answer to that question is "yes". I usually take numerous photos of the property and home. All from different angles. I just "click away", you might say. When I download the photos to my computer, I will then pick out the best ones and use those to market the property. A camera would be best to use to take the photos of the property. I have spoken to several consumers that have asked me about what their acreage is worth or what is the price per acre in the area. The answer to that is: "It depends." What do I mean by that? "Home with xxx acres. Owner in process of subdividing." I see a lot of that written in the descriptions of homes on the Multi-Lists. It really drives me crazy. I have buyers I am working with that are searching for large acreages for numerous reasons. If the large acreages are being subdivided, where will they find what they are looking for? Don't people realize that vacant land is not selling very well these days? There are so many vacant land listings on the market, that the lots are not moving and very few are interested in constructing a new home

Over the weekend I was contacted by someone that has (or I should say had) a 15 acre property with a house, a barn, and a couple of large buildings used for garages and storage. The property is quite nice and suitable for horses or any farm animal. The reason I said "had" a 15 acre property is because it was subdivided into 2 parcels. The one parcel is about 5.5 acres with the home and buildings. The other is about 9.5 acres of vacant land. Now, these properties have been on the market for a very long

I specialize in horse properties and I have buyers interested in purchasing farms, farmettes and properties for themselves and their equine friends. What is really frustrating is when I check the MLS for properties, which are "zoned for horses", end up being quite the opposite. I had a situation where an older home was on the market and it included a barn, shed and a fenced in area for animals on about 3 acres. It was advertised as "zoned for horses". I checked into zoning for my buyer (habit I guess) and it turned out that that particular township required a minimum of 10

While driving around the area, I take notice of the lovely old homes and barns in the country. Since I've become a Real Estate Agent, I've paid close attention to the homes in the area. I like to know about what's in the area so that I may be able to better inform my clients. My expertise is in horse farms. A few months ago I noticed about a 4 acre lot went on the market in my area for a very low price, and the listing claimed that it was buildable, but fill needed to be added in order for it to perc. I was curious and wanted to find out why so cheap? It was a wooded lot, with a pond and a stream running through the back of the property. Actually, the lot was a very nice looking lot. You were able to see tracks from wildlife traveling through the lot. But, why was the asking price so low??? After

Have you ever looked for horse properties and been told, by either the agent or the seller, that because it is 7 acres that it is zoned for horses? When you go to take a look at it, it turns out that 3/4 of it is swamp or wetlands, or most of the property is on the side of a mountain. The side of the mountain might be good for mountain goats, but not for horses. How about after you have purchased the property, and are ready to bring your horses over, zoning tells you that you cannot because you do not
