real estate: IRS Extends Tax Credit To Anyone Serving in the Armed Forces for One More Year - 05/17/10 12:05 PM
 
The IRS has extended the $8,000 tax credit to anyone serving in the Armed Forces (Army, Navy, Air Force, Marines and National Guard).
 
In order to be eligible for the extended tax credit, a member of the Armed Forces must have been on official extended duty outside of the U.S. for a minimum of 90 days from December 31, 2008 and May 1, 2010.  If these requirements are met, A member of the Armed Forces may still participate and receive the tax credit.  Any contracts written and signed by April 30, 2011 MUST close by June 30,2011.

I hear this every so often in my real estate business.  Now, my question is "How long has your friend had a real estate license?"
 
No, they do not have a license to practice real esate.  So, what makes them an expert?  Oh, they sold a couple of houses in their life time, so they are familiar with the process.  Really!?!
 
I recently "lost" a first-time home buyer to friends' advice and suggestions and now he regrets it.

It's a great time to buy a home!

The interest rates are at an all time low, prices of homes are affordable, and you get money back for purchasing a home (if you qualify).
 
Who wouldn't want to buy now with incentives like these?
 
So you say you are waiting for the market to bottom out.  How will you know when that will happen?

The senate is expected to vote today or tomorrow on a bill that extends the $8,000 tax credit for first-time homebuyers.
 
The credit is due to expire on November 30, and would be extended until April 30 and expanded to include more affluent homebuyers. People who have owned a home for at least five years would also be eligible for a $6,500 credit if they move!
 
This is great news for the real estate market when the bill passes.  The good part is it will include ALL homebuyers.

Are real estate agents becoming tour guides of the real estate profession?
 
I have spoken to several real estate agents working with buyers and I am finding out that their buyers have been looking for homes for several years.  Yes, you heard right!  Several years.  The agents have shown about 40-50 properties to their buyers and still have not found their dream home. 
 
I don't understand.  With so much inventory on the market, aren't the buyers able to find a suitable home?  Or, is it the fact that the buyers are not motivated enough?  That they are just … (4 comments)

You are the employer and the real estate agent is your employee.  You are hiring the agent to help you with your real estate needs.
 
As an employer, would you hire an employee just by looking at their resume?  Of course not!  You would want to interview the person before making a decision.  Why would it be any different with a real estate agent?  Don't real estate agents work for you to take care of your real estate needs?

A couple of weeks ago, my husband received an invitation in the mail to tour a certain timeshare facilities.  In return for coming up to see the community, he would receive a free 3 day, 2 night stay at a hotel anywhere in the U.S., a $250 on-line shopping spree and a set of luggage.
 
He wanted to go just to get the Freebies.  I went along with him.  I was more curious to see how another part of real estate sales worked.  We didn't have any intentions of purchasing a timeshare.

It's the beginning of September and the real estate market stats are in for August, 2008.  I'll give you a quick overview for the Lehigh Valley and I won't bore you too much with it.
 
According to the statistics, the average price of homes, new and existing, dropped slightly in August, down about 3.4% from July.  The number of sales also decreased from July's statistics, by .8%. 
 
The average number of days on the market increased to 68 days.

The new U.S. Census number are in, and it shows that the Lehigh Valley is continuing to grow.
 
I know, you've heard the news say otherwise, but the new Census numbers are showing that the Lehigh Valley region keeps on growing. 
 
The population numbers were released on Thursday for 2007 and it shows that Lehigh, Northampton and Monroe Counties are amont the 10 fastest growing counties in Pennsylvania since 2000.
 
Monroe County ranks 3rd, with a 17.8% increase, Northampton comes in 7th, with 9.7%, and Lehigh is 10th at 7.9%.

Great news for the Nazareth, PA area.  A new distribution facility will be opening in Lower Nazareth Township.  It is an 198 acre ProLogis Park 33.  It is adjacent to a new facility being developed for BMW.   The ProLogis Park 33 is located just off of Route 33 and Route 248.  So access to it will be easy.  It is also close to the PA Northeast Extension of the Turnpike.  An ideal location.

Have you ever looked at listings and the photos and thought, "Wow!  This home looks perfect for one of my buyers!  It has 4 acres so that they can put a couple of horses on it and it has privacy."  The buyer agrees and you set up an appointment to go see it.  When you and your buyer go out to see it, both of you end up being disappointed.  This has happened to me on several occasions.

A couple of weeks ago at one of my 4H meetings, I was quizzing the members on the parts of the horse and saddle.  One of the members finally asked me the question of "Why do we need to know the parts of the horse"?  That was a good question.  So, I gave her this explanation:

It's amazing how people want everything cheap, but are not willing to invest into it and wait for the investment to increase in value.  I have noticed this in Real Estate.  For example, I have a listing for a 1+ acre lot.  It is a very nice wooded lot close to State Gamelands.  It's being offered at a low price because it needs fill where the septic will be in order for it to perc.  Now, the lot does not flood.  It just doesn't perc.  I have had many, many calls and inquiries on this lot, but no buyers.  No one seems to … (0 comments)
