We had a great closing Friday and a steal of a deal, that's what's happening in Ocala! Several months ago this lady came into my office looking for a mini-farm with lots of room to ride. There are riding trails in various areas and farms of all sizes, the challenge is finding the right one at the right price. We traveled the county, looked at numerous farms, but this one was her dream come true! You see, work is important but her love of horses is her lifelong passion...And now that DREAM CAME TRUE!
On Christmas day this beautiful sunflower began to bloom into this smiling sunflower. It was an encouraging sight, but as things go, winter must come so spring can too...
Last night we had a hard frost and my happy little sunflower is now hanging its pretty little head in sadness hoping that the weather will once again bring warmth! Necessity being the mother of invention or at least variety and change has caused me to change my focus in real estate and taught me a lot about the foreclosure market. As Is Addendums: This is where the bank covers themselves, and understandably so. Remember in Mrs Doubtfire when the one nanny comes in and scolds the child with I don't do homework, windows, cook yadah yadah? The reaction on the child's face was near terror. The one thing the media has portrayed somewhat accurately is that Florida has been hit hard with foreclosures... That is quite likely the only accurate statement they make. When looking for lists of foreclosures there are many different sources and many different catches, some scams and some legit. The goal is to acquire you "the buyer" as a customer and sell you a house, not simply to provide a list, so cooperate with that goal if you want to find some nice deals. Hmmmm, I've met all kinds! This morning in our office meeting one of the agents invited a home inspector to speak. He has used him several times and is satisfied with his work. Not knowing him, and being the outspoken, question asking person that I am, I asked "Who do you work for? The customer who pays you or the Realtor who gave you the referral?" Many home inspectors can perform a wind inspection of your house and make recommendations to enhance your houses ability to withstand more of a beating from high winds. Once those enhancements are done you can present them to your insurance company and request a discount on your homeowners insurance. Today I submitted several of my past clients to various insurance companies and many of them may save $200-$400 by making a few small adjustments.

Being of Italian decent and being raised in New York I developed a taste for good Italian food, and better yet good Italian pastries. I've lived in Ocala Florida for 4 years and have returned to New York twice. When we went back it was a necessity to have a slice of pizza and then visit our favorite bakery in Kings Park on Long Island.
