buyers: NEW TREND: Ugly Pics DO Sell Houses. - 03/23/10 04:32 PM
Pool smells like a septic tank! Lawn is horrible! Bring all buyers! Believe it or not, this type of marketing just might be the newest trend in marketing. I am a member of 5 Realtors boards throughout the Los Angeles area from Lancaster to Hollywood. I listen to about 100-150 pitches at MLS meetings every week where Realtors stand up and describe their listings to other Realtors. "Beautiful"... "Gorgeous"... "Breathtaking Views" are the typical cut and paste remarks; however, I have noticed a trend taking place. I am starting to hear, "Ugly____"... "Needs a TON of Help"... and "Broken _____" used

We get the question quite often, "Do I need to have the house inspected?" Well, dollars and cents say, "yes", but most importantly common sense says, "yes." Consider this disturbing picture of house with toilet paper roll dispenser built into the shower!!! (along with an electrical outlet, yipes!) First, let me state that I am not a home inspector. I am not posting this to solicit home inspection business. I am in the real estate repair, restoration, and property preservation business as a general contractor. Realtors are losing deals to low appraisals. That is a problem and a fair complaint in considering the argument. Perhaps we need to look more at the root of the problem to determine the solution. Thanks to Active Rain member Diane Osowieki in her blog for directing me to USA Todays recent article Foreclosures Weigh on Home Appraisals. The article states that The National Association of Realtors and The National Association of Home Builders agree that low appraisals are drastically "sinking" home sales. Lowered expectations. Don't take it as negative statement, that is the just reality of the movement by consumers in today's market. Trends show consumers expect less when purchasing a foreclosure and expect a discounted price to follow. According to a survey done by Trulia.com 65% homebuyers expect a 30% discount in the purchase price of a foreclosure, but are willing to pay on average $30,000 when purchasing a new home for things such as furniture, paint, hot water heaters, etc. Buyers are now understanding that the majority of the homes in this market are considered distressed properties, knowing now that they will likely need to put
