DON'T BE FOOLED. Just because your buyer is FHA qualified does not mean your house is. Just because the MLS states, "MAY qualify for FHA financing" does not mean the house actually will either! If you are a real estate professional, you would know "FHA qualified" does not just refer to the buyer but also the house on the market.

We get the question quite often, "Do I need to have the house inspected?" Well, dollars and cents say, "yes", but most importantly common sense says, "yes." Consider this disturbing picture of house with toilet paper roll dispenser built into the shower!!! (along with an electrical outlet, yipes!)

I was talking to a Realtor friend about a recent job we did on a balcony deck at a property.  The house was in escrow and the termite report came back with section1 wood rot. The bank called out a contractor to bid the repair. The realtor suggested us for a second bid. When inspecting the deck we noticed that bondo was applied on the deck to “repair” previous damage.
