disclosures: NEW TREND: Ugly Pics DO Sell Houses. - 03/23/10 04:32 PM
Pool smells like a septic tank! Lawn is horrible! Bring all buyers! Believe it or not, this type of marketing just might be the newest trend in marketing. I am a member of 5 Realtors boards throughout the Los Angeles area from Lancaster to Hollywood. I listen to about 100-150 pitches at MLS meetings every week where Realtors stand up and describe their listings to other Realtors. "Beautiful"... "Gorgeous"... "Breathtaking Views" are the typical cut and paste remarks; however, I have noticed a trend taking place. I am starting to hear, "Ugly____"... "Needs a TON of Help"... and "Broken _____" used

disclosures: Lowered Expectations By Foreclosure Buyers. Why? - 01/04/10 05:39 PM
Lowered expectations. Don't take it as negative statement, that is the just reality of the movement by consumers in today's market. Trends show consumers expect less when purchasing a foreclosure and expect a discounted price to follow. According to a survey done by Trulia.com 65% homebuyers expect a 30% discount in the purchase price of a foreclosure, but are willing to pay on average $30,000 when purchasing a new home for things such as furniture, paint, hot water heaters, etc. Buyers are now understanding that the majority of the homes in this market are considered distressed properties, knowing now that they will likely need to put

disclosures: REALTORĀ® versus Agent with Just a Real Estate License. - 12/31/09 05:22 PM
The showdown: REALTOR® versus real estate agent, you know, the guy with just a real estate license who has not joined the ranks of the ethical elite. Which person is better equipped to represent buyers and sellers in a real estate transaction, the REALTOR® or the person with just a real estate license? Consider this, both the REALTOR® and the person with "just a real estate license" have an ethical and legal code of conduct in business according state laws and both still have fiduciary responsibilities to their clients when conducting a real estate transaction. Being a REALTOR® means you have

disclosures: Is "moral" fraud the hidden crime in the real estate industry? - 12/10/09 02:40 PM
“The first and worst of all frauds is to cheat oneself”... Philip James Bailey Let's just deal with this. Moral fraud might be the hidden crime that nobody knows how to address in the real estate industry. In real estate circles legal fraud is often associated with predatory lending and the misleading tactics of banks in persuading investors and potential homeowners to purchase bad loans. Fraud is defined as an intentional deception made for personal gain or to damage another individual. In order for an act to be considered fraud under common law there are certain criteria that must be met. Basically, a fact is presented

disclosures: Lesson from a banana sale... condition is the primary thing. - 11/17/09 03:26 PM
I never thought about buying a banana at a gas station. I was just paying for gas, but noticed the freshest banana I had ever seen at the counter. Just a single banana. Perfectly ripe. I love bananas but usually miss out on the "perfect timing" of eating a banana in its prime. I took advantage of the opportunity, and began eating it while I waited for my change. Hold that banana thought... "Buyers in this market are not concerned about property conditions. They are more concerned about buying the property than the condition of the property. Property conditions are secondary,

disclosures: "Just Don't **** Up Escrow!" - 10/21/09 06:48 PM
"Just don't **** up escrow," he said matter-of-factly. Recently, I have been talking to a lot of REALTORS® about the type of services they really want their "repairman/ handyman" contractor to provide. I talked to a REALTOR® yesterday that pretty much summed up what REALTORS® have been telling me with the comment, "Just don't **** up escrow."Some other responses: "...repairs done quickly, so that it does not hold up escrow." "I don't want the inspector to scare away my clients.""Just get the job done quickly and get out of there.""I appreciate an inspector that understands they work for the Realtor." Our
