real estate repairs: SCIENCE 101 FOR REALTORS- CLASS IS IN SESSION - 09/22/10 12:52 PM
Today's  lesson- Rust, or in the case of real estate, rusty pipes.
Rust is scientifically called oxidation, which occurs when oxygen comes in long-term contact with certain metals. Over time, the oxygen combines with the metal at an atomic level, forming a new compound called an oxide and weakening the bonds of the metal itself. If the base metal is iron or steel, the resulting rust is properly called iron oxide. Rusted aluminum would be called aluminum oxide, copper forms copper oxide and so on.
The main catalyst for the rusting process is dihydrogen oxide, (Formed from an extremely energetic chemical … (4 comments)

real estate repairs: Are galvanized pipes the new "Titanic" of the real estate industry? - 09/21/10 07:21 PM

The ticking time bomb of old rusty galvanized pipes is wrecking havoc on home-buyers and their agents. The fault may lay with neglected foreclosure and short-sale properties but the ramifications are far reaching for the new owners and the agents who specialize in these types of properties. With foreclosures and short-sales making up over 40% of the total market the problem may be widespread.
Bob and Susan, (not their real names), were two of the lucky ones. They managed to keep their jobs in this recent recession. Bob, a police officer and Susan an LVN, had also managed to stay … (6 comments)

real estate repairs: Heavy rains freeze the real estate business in Los Angeles. - 12/08/09 01:13 PM
If you are trying to close an escrow in Southern California right now, take advantage of your sunny days. An El Nino advisory was issued in California and the wet winter could cause delays in your real estate transactions and slow the real estate market in Southern California even more than currently it is.
Anyone who lives in Southern California will attest to the fact that when liquid falls from the sky something magical happens. People in Los Angeles forget how to drive, show up late to work, or decide to take off for "rain days" in order to fully appreciate … (5 comments)

real estate repairs: Lesson from a banana sale... condition is the primary thing. - 11/17/09 03:26 PM
I never thought about buying a banana at a gas station. I was just paying for gas, but noticed the freshest banana I had ever seen at the counter. Just a single banana. Perfectly ripe. I love bananas but usually miss out on the "perfect timing" of eating a banana in its prime. I took advantage of the opportunity, and began eating it while I waited for my change.
Hold that banana thought...
"Buyers in this market are not concerned about property conditions. They are more concerned about buying the property than the condition of the property. Property conditions are secondary, … (6 comments)

real estate repairs: Fannie Mae takes a "A Big Step" ...BUT in what direction? - 11/16/09 05:20 PM
Fannie Mae said it would start offering leases of up to 12 months as an avenue to keeping families in their homes. "It's a big step forward," says Dean Baker, co-director of the Center for Economic and Policy Research and a longtime proponent of rent-back programs.
"The Deed for Lease Program provides an additional option for qualifying homeowners who are facing foreclosure and are not eligible for modifications," said Jay Ryan, Vice President of Fannie Mae. "This new program helps eliminate some of the uncertainty of foreclosure, keeps families and tenants in their homes during a transitional period, and helps to … (8 comments)

real estate repairs: "What's in it for me?"... language Realtors speak with us "outsiders." My rant. - 11/12/09 12:55 PM
I have so many solid leads for agents that I can not give them out fast enough. Do you want one, please? RESPA has also given me the green light to provide all print materials to you for free, that's right, absolutely at no cost to you. You want postcards sent to your farm area twice a week... no problem, consider it done! I am also guaranteeing that if any one of your buyer leads, qualified or not, do not buy a home with you within the first 3 property views, I will personally buy any home from you within 3 … (9 comments)

real estate repairs: Are agents really that "dumb" in regards to their fiduciary duties? - 11/09/09 02:59 PM
Welcome to the Real Estate Team of Dumb and Dumber- "Where Real Estate is a No-Brainer."The National Association of REALTORS® conducted a survey of the current legal environment faced by real estate professionals.  The 2009 results are in and it's not pretty. Are Realtors® really as ingorant as the results and responses indicate?
NAR undertakes this comprehensive research project, or "Scan," every two years.  It analyzes current legal liability issues and identifies emerging legal and risk issues.  The Scan is based on surveys of key people in the real-estate industry, as well as data obtained from case law and statutory research.  … (2 comments)

real estate repairs: Realtors must water the grass of real estate industry. - 11/06/09 06:12 PM
One thing about this market, it brings out the worst side of people," she said.
This is a a Realtor's recent comment to me about another Realtor. She was referring to a difficult escrow due to the other agent going back on her word on a verbal agreement. I believe that as in any situation, when stress is applied (and money is involved), the true substance of an individual comes out... for better or worse.
"The grass is not, in fact, always greener on the other side of the fence. Fences have nothing to do with it. The grass is greenest where … (5 comments)

real estate repairs: Honesty Sells: A new niche in real estate? - 10/26/09 02:18 PM
I recently came across a unique website. The site features blog posts where people actually submit real life horror stories of less than honest sales transactions. The posts do not mention the organization or people by names, but still can be quite enlightening with details.  They even have a "Hall of Shame" for the worst stories of sales deceit and lies.

click image for site... AFTER you finish reading this post :)

As I am reading the posts, I thought, "How many buyers or sellers could list their experiences here?"
A more transparent business community using social … (2 comments)

real estate repairs: PSYCHO "SHOWER SCENE" IN REO's STRIKES TERROR IN AGENTS AND HOMEOWNERS - 09/22/09 04:44 PM

ATTENTION: A well-disguised and silent assassin is lurking in every vacant home causing agents and homeowners to scream in terror, hoping they will not be the next targets of the vicious crime. The crime scene is nearly always in or around a bathroom, however, the failure to detect this assassin has left agents and homeowners bewildered and confused. Victims are attacked when they least expect it. Routines activities such as turning on water and flushing a toilet seem to trigger the criminal, almost as if giving a cue to begin the destruction. It is apparent that the violent acts always … (2 comments)
