Today's lesson- Rust, or in the case of real estate, rusty pipes. Rust is scientifically called oxidation, which occurs when oxygen comes in long-term contact with certain metals. Over time, the oxygen combines with the metal at an atomic level, forming a new compound called an oxide and weakening the bonds of the metal itself. Detroit is aiming to be the nations frontrunner in a program that will entitle tenants to live for free or drastically reduced rental rates in foreclosed properties. The program is called ROOF (Retaining Occupancy on Foreclosure). Their mission is to minimize the displacement of former homeowners and tenants and fight off the vacant home crises. I was talking to a Realtor friend about a recent job we did on a balcony deck at a property. The house was in escrow and the termite report came back with section1 wood rot. The bank called out a contractor to bid the repair. The realtor suggested us for a second bid. When inspecting the deck we noticed that bondo was applied on the deck to “repair” previous damage. We checked the records and exactly one year ago the house was sold and the repair was made likely to cure a section1 item. Why bondo? It's cheaper than replacing the

reo: The Infidelity Mattress Test: revealing a shameful story in REO's. - 09/09/09 03:42 PM
We have all seen the test on CSI. The blacklight comes out and scans the bed. “DNA” is discovered and we later find out the victim was a part of a scandalous affair. The mattress held the secret and revealed the story. The same is true in the REO business, the mattress tells the story. Please look carefully at the photo of a property we serviced last week and notice the piles of mattresses. Did the previous owners really have that many mattresses? What is the truth? A little update to the household “Toxic Legacy” mess: There are over 5,000,000 gallons...I'll spell this out; five -million -gallons -of household toxic chemicals dumped every month from foreclosures in the US. 70% of that is household paint and paint products. Most are picked up by trash-out companies hired by Real Estate Agents who unknowingly hire companies that illegally dump the paint and chemicals wherever it can be done without being caught.IT IS ILLEGAL TO DUMP PAINT AND HOUSEHOLD CHEMICALS IN OUR LANDFILLS. If you are representing a seller, buyer, managing an REO, or are the employing broker in a Real Estate transaction; if you or your employee hires an unlicensed contractor to perform repairs on a property that the California State Contractors Board specifically states must be performed by a licensed contractor, you could be held liable for up four years after the completion of the sale for any fines, fees, penalties or liabilities resulting from the illegal practice or from damages due to neglect, gross negligence or misconduct from the hiring or performance of that "unlicensed contractor".
