I work in a peculiar area. we have recently seen foreclosures go fo more than asking price and multiple offers on each. mind you we dont have many mabery 75 active foreclosures out of 750 homes in our small mls.but people in this area  cullman county alabama dont get a chance to offer pennies on the dollar as in foreclosure tv ads. recently a good HUD asking 66000 went for 76600. hmmm how do you convince a buyer to offer 10600 more than asking price on a house tax valued at just over 100000.

 

not much room to fix and then sell after the one year owner occupancy time expires. also our lake property is in all directions.even though gas is mid 3s per gal people still drive from illinois,florida etc without an agent just to look.  guess they have more time/money  than need for professional assistance.
