home staging: Stagers ~ Would you get more business if you targeted *older* agents & home-owners - 09/09/10 12:24 PM
There is a fascinating project underway, courtesy of Deluxe (yea, the check people), where 9 small businesses were selected to receive a marketing revamp, $5,000 marketing dollars, marketing consultant and some coaching from SCORE.

ProjectRev is a "vital read" for anyone intrigued by marketing... and of particular interest to home stagers. Why?  Coz there's one in it!
Felicia Frazier is a creative soul, who was downsized out of Limited 2 and is now a home stager in Ohio.  The biggest surprise about running her own business?
“That I actually had to go out and get the business!” Frazier laughed.

home staging: Now HERE's an Incentive!! - 08/04/09 01:51 PM
(There's a bit of a ramble up to my point, but bear with me.  I can assure you the payout is worth it!)
Today, one of my totally fabulous RESA-nj stagers shared an article with us all about an enterprising ASP in Dayton who was hosting a Home Seller's Seminar.  While the idea was good, it was the comments that distressed Jill.  So many suggestions as to how a seller could better redirect that $75 seminar fee into some cans of paint...you know the kind of thing.
I was outraged on this stager's behalf, naturally!  Her comments were really well-worded and … (18 comments)

home staging: Just Not That Into You....r Home! - 02/17/09 08:04 PM
Thanks to Geoff Williams, who wrote a fun article about how buyers behave like petulant, irrational daters when looking for houses.  Often, he writes, it really has nothing to do with what the seller has or has not done.  It's just that the buyer doesn't feel it.

I encourage you to read all the way through the article... partly because I'm not quoted until page 2 <!! > and mainly because it gives one an interesting perspective on today's buyer.

They are irrational.  They are pedantic.  They are choosy and odd.  And they're rarely interested … (18 comments)

Catching up with photos, slide shows, general marketing, etc.
This was "the little house that did!"  Trading promptly in 23 days, for full asking price.  Realtor was so pleased; homeowners are delightful people who deserved this win.  All this in July, which is our quietest month for home staging, second only to December!!

home staging: PB Trends -- More Summer this Fall it seems! - 07/07/08 09:06 AM
In the North East/Midlantic region, our most universally appealing home staging style is Pottery Barn.  We do Potter Barn with a Neiman Marcus twist for high end, and PB as interpreted by Walmart for less expensive properties.  Rather than reinvent the wheel, we all take advantage of the pervasive and expensive surveys and research Pottery Barn does and spin accordingly.
So it was with great interest that I thumbed through the Fall Preview catalogue and saw --

that we'll be doing Summer all Fall.  Or so it seems to me.  There's a very nice pale blue with orange accents … (18 comments)

home staging: Lensing Listings....using Social Media to "buzz up" listings and get 'em sold!! - 06/23/08 08:38 PM
Hi friends, it's been weeks since my last post.

Mea Culpa.

I have to confess (sticking with a theme here) that while I don't understand the technology, and barely grasp the scope and potential of social media I do wonder if we shouldn't be pushing out the boundaries some and having a go to see what works.

<Is this list the most disturbingly overwhelming thing you've ever seen?  I tell you too many choices!!!!>

To that end, I have been working on a lens at Squidoo for a house a friend is selling for her mother … (14 comments)

home staging: Let's Clear the Air! 'Interview with a Moderator' Wed at 7 p.m. EST. What questions do you want answered? - 06/10/08 11:05 AM
If there is an upside to the way certain stagers consistently stir up things on Active Rain it is that it polarizes an issue to the point where, eventually, you can see where the underlying misunderstanding originates.
From this weekend's version of "Why can't you all play nicely together in the sandbox" the question that I believe would benefit us all is:-
How is the Stage It Forward group moderated?
Most members know that Craig has some folks who assist him in moderating the group.  These people are UNPAID volunteers.  They do it out of respect for Craig, his vision for the … (22 comments)

home staging: SIF Radio Show - we did it! Check it out!! What stats do you track and why? - 06/04/08 07:34 PM
We did it!  Do please check it out.  Linda shared her experience in a wonderful generous way and Karen had lots of good stuff to share.
We, well, I, had a severe technical difficulties at the start, but if you hang in there, you'll here some really good dialogue.
Please take a listen... and then share your thoughts!

home staging: SIF Radio Show Wednesday!! The Barnetts, Karen Dembsky and Juliet - 06/03/08 08:30 PM
Hi Folks,
In the true spirit of Craig's Stage It Forward group, Linda and Gary Barnett have taken pity on my cluelessness about statistics and have agreed to be interviewed on the topic!  In case you're wondering, Linda Barnett has staged over 70 homes already this year!!!!!!
Joining us to keep my feet on the ground and add in her own very special charm, wisdom and overall good humor will be Peachtree Home Staging's Karen Dembsky.   Indianapolis, Atlanta and New Jersey's markets will be represented in this discussion!  We four have all been at staging for a while, so have a … (10 comments)

home staging: McMansion Trends from New Jersey! - 06/02/08 02:53 PM
I know, you'd think that Jersey would be the LAST possible placed you'd find anything hip - other than a new fuel, highway improvement, or port processing tool.  However, we are in close proximity to a large economic center and periodically become exposed to state of the art trends....
So, here's what I'm noticing on the McMansion beat -
1.  Morning Kitchens

A small sink, a coffee pot, a small fridge and one of the Fischer Paykel drawer dishwashers.
2. Elevators
We've actually had elevators in the mega-homes … (15 comments)

I believe you can click the picture for the show...
If not, here's a link: - http://tinyurl.com/6xkxmx.  I'd put it into an RES, but there are so many pictures and each one is fun to pour over.  I haven't tagged the photos with explanations nor done the opening copy in my gallery yet.
This was a project where the key was to get out of the way.  We used some rental furniture, antiques on loan from private sources, and some of the homeowner's own pieces.  Every wall has another unique, exquisite finish.  The baseboard you see in this … (7 comments)

home staging: Leverage Your Success - tell then SELL your story! - 04/22/08 07:31 AM
As you think about expanding your business -
There's raising fees - hiring another person - doing more jobs to make it up in volume -
How you can duplicate yourself?
How to expand your income producing activity without adding days of the week, hours in the day, or simply cloning?  (After all, we cloned, Dolly the Sheep - why can't we clone Craig's assistant Dolly Decorator?  Apparently all she does is "fluff the pillows" but it's a start, eh, Craig?)
What if there were a way to take what you're already doing, and extend it's revenue producing capbility?
There is.
It's a new site … (1 comments)

home staging: Home Staging Myth Buster - "Staging doesn't make sense for properties below $100,000" - 03/26/08 09:26 AM
Those who say, "home staging doesn't make sense for properties below $100,000" will have those homes languish on the market unsold, racking up costs and eroding profit.  You are better off spending a little money to illustrate the potential of a property UP FRONT so that it sells immediately and for top dollar!  Seriously. Those who say, "home staging doesn't make sense for properties below $100,000" fall into 2 camps:
Camp #1 -- People who don't understand what staging is
Staging is simply illustrating what a property can be used for - family life, bachelor pad, couple's nest - and moreStaging techniques can be … (10 comments)

home staging: Foreclosures - Call to Action!!Radio Program Lays Groundwork - 03/12/08 07:07 PM
Hi Friends,
If you read my last post on Foreclosures, you already know that when a bank reclaims a property through Foreclosure, they pay a hauler to come in, clean out the place and throw the stuff away.  I have asked if we can intercept this stuff on the way to the dump and see if it can't be used for the greater good... or at the very least see if we can't re-purpose the stuff in order to help a number of folks on a number of different fronts.
My contact, James, and I want to share what we've got so far with you all tonight … (5 comments)

home staging: Home Staging Advice: 9 Tips to Compete with New Construction - Part 2 - 03/06/08 09:49 AM
So now that we have the standard staging stuff out of the way, in part 1, let's drill down and look at what the "new construction" really means to a buyer.
At the recent International Home Builder's Show in Orlando, FL, a panel of experts discussed the following "wants" surveyed consumers are looking for in a brand new house:
1.   A home that accommodates a modern lifestyle. The most important part of that home is the place where family and friends gather, the kitchen and the family room.
2.   A home that is flexible for their future needs. Half of the readers on … (11 comments)

home staging: Home Staging Advice: 9 Tips to Compete with New Construction - Part 1 - 03/05/08 07:52 PM
So many homes for sale today have been lived in.  They're fine.  They keep the rain out, there's places for everyone to be, keep stuff, do stuff and be together.  But, they're not new.  They're "pre-owned",  "lived-in",  and "worn" to varying degrees.  How then can these venerable structures retain their value and compete with new construction?
Here is Part 1 of an article I've been working on for a bit now.  The whole article is a bit long for a single blog, so today we'll have Tips 1 - 4.  In part 2, I'll review the survey presented at last month's International … (18 comments)

home staging: The Ice Storm Cometh - bearing gifts!! - 12/15/07 06:55 PM
Two of the many recurring themes for us this year has been which camera, and how do we get quality props at lower prices - anybody any tips?
With this week's ice storm... while taking an unprecedented bit of exercise... a walk... they assure me recovery won't be more than a few days... I found some fun new bits of art!

home staging: Trends - Kitchen Cabinets - 08/31/07 08:14 AM
I'm noticing a distinct change in the choice of kitchen cabinets in new-builds around here.  Since this is Metropolitan New York I thought I'd share and see if you all are seeing it proliferate across the country?  I'm also wondering if design trends start here or in California or Colorado or somewhere?
It wasn't so long ago that to be "in" you chose either white or dark cherry.  Sometimes folks would pick a different wood for the island, but families seemed to veer toward white (off-white, glazed white, various rubs) and those with older children or none seemed to favor the dark … (37 comments)

home staging: Gem about to disappear in Chatham! - 08/21/07 02:26 PM
A truly speducioushouse in Chatham is in the throes of being negotiated out.  If you were ever on the fence about when and what to buy in this delightful, rural suburb of New York City, then this is the house and NOW is the time to get involved.
As you can imagine, as a home stager, I see a lot of houses.  Some dumps, some re-ally nice.  This home is one of my all-time favorites.  Juliet Johnson Staging was called in to stage the home a couple of months ago.  We were thrilled.  Despite being painted within an inch of itself, each … (2 comments)
