July 2022Housing Market UpdateNW Florida / Pensacola MLS Region    The monthly housing market update for July 2022 is now available for the
NW Florida / Pensacola MLS Region. 
Both Average and Median sale prices decreased from previous month. Median sales price was $325,000 - down from from $340,000 in June 2022 and up from $279,950 one year ago. Monthly average sales price was $387,014 at month end- down from $412,499 in June 2022 (a 6.18% month to month decrease) and up from $342,183 one year ago (a 13.1% year to year increase).

The monthly housing market update for March 2022 is now available for the Pensacola MLS Region.  Average and median sale prices both increased from previous month.  Median sales price was $315,000 - up from from $309,900 in February 2022 and up from $252,780 one year ago.  Monthly average sales prices were $364,894 at month end, up from $351,319 in February 2022 (a 3.86% month to month increase) and up from $302,035 one year ago (a 20.81% year to year increase).

The end of year monthly housing market update for 2021 is now available for the Pensacola MLS Region.  Average sale prices increased again, and median sales price rose to $300,000, up from from $245,000 in December 2020 and $290,000 in November 2021.  The 12 month average sales price for 2021 was $327,843 which is up from $273,501 in 2020.  Monthly average sales prices were $358,507 at month end, up from $339,362 in November 2021 (a 5.64% month to month increase) and up from $290,874 one year ago (a 23.25% year to year increase).

**Sorry we missed the March update, but the local MLS was having issues with system updates.**
The monthly housing market update for April 2021 is now available, and inventory remains at less than a less than one month supply while average sale prices increased yet again.
Average Sales prices were $306,439 at month end, up from $302,035 in March and up from $258,189 one year ago.

The monthly housing market update for January 2021 is now available, and the trends for higher sale prices and low housing inventory have continued.  
Average Sales prices were $298,192 at month end, up from $290,874 in December and up from $240,610 one year ago.

 
Inventory decreased to another record low with only 768 homes listed at month end, down from 1002 in December and down more sharply from 2051 one year ago in January 2020.

Just a quick update with the December 2020 end of year housing numbers.  As you can see in the charts below, average sales prices are holding steady at $290,874 as inventory is still shrinking.    The chart below is a comparison of average sales price of homes sold each year in December.    At the end of December, we had only 1002 active residential listings in the Pensacola MLS region.  For reference, at the end of December 2019 there were 2104 residential listings available, and the lowest previous housing inventory since 2000 was December 2004 (after Hurricane Ivan) when there were … (2 comments)

Here is the October 2020 housing market update for the Pensacola MLS region (Escambia & Santa Rosa Counties). Inventory is still low with 903 monthly sales and only 1110 residential homes available at month end compared to 2265 homes at month end in October 2019. The average sales price in October was down to $283,699 from $290,101 in September, and average days on market down to 39.

Housing prices are still at high levels in NW Florida as inventory continues to decrease into historic lows (see charts below).  Hurricane Sally has also had an impact as many homes were flooded or damaged, decreasing the number of move-in ready homes for sale in the area even further.

The local area housing market in the Pensacola MLS region has shown tremendous recovery from the housing market recession.  While much of the recovery varies from neighborhood to neighborhood, the overall housing market for the area is on the rise to surpass sales and prices from the 2004-2006 pre-recession timeframe.
