Benefits of Seller Financing - 01/31/08 11:43 AM
There are certain advantages to offering terms... The selling price is rarely negotiableYou'll get immediate action on your listingsYou'll get more offers on you listingsThere are thousands of buyers that want to buy on terms What do you do so everything is legal and the bank won't object? Use a Contract of Sale. The contract protects the seller's interest, the buyer's interests, and can easily get the buyer out of the property if the buyer defaults on payments. What happens to the seller's payments? That payment stays in place for the length of the contract. This is the payment that is made to the (1 comments)
Most important factor in selling a home. - 01/29/08 11:15 AM
Condition is the most important factor in selling a home. Then next factor is..... You must let everyone know your home is in the best condition. A house doesn't sell because of location, location, location. It sells because of... Emotion, Emotion, Emotion! You never know what triggers a buyer's "hot button" to make them decide to buy The buyer's emotions account for at least 80% of the sales. Here are some truths about real estate... People never buy what they say they are going to buy. People don't buy what they need. People buy what they want! New Homes Go to a new home subdivision and walk through the model homes. Why You Shouldn't Buy Directly From A Builder - 01/28/08 01:09 PM
How to reduce costs and risks when buying a new house. There's something appealing about a brand new house -- you get to pick out the carpet, drapes, and appliances, and have everything designed just the way you want it. New houses often come with more space and better appliances, require less immediate fix-up work, and are more energy-efficient. New houses are also sometimes priced more reasonably than comparable old ones. But, there's a downside. Too often, the advantages of new houses are overshadowed by problems such as shoddy construction and lengthy construction delays. Here are some suggestions on how to avoid (0 comments)

How Systems Are The Missing Component In Our Business - 01/25/08 02:09 PM
What do I mean by systems? We all have activities that we have to accomplish every day to become successful whether it is finding new business, working with the business we have or retaining old business for the future. Some of us have automatic systems that work for us in one or more of these aspects. Some of us are the system. We are the system when we do the activities through our own efforts. When we do things through our own efforts we are bound by the most important asset that we have: our TIME. When we have automatic systems running for (5 comments)
Automated Home Feedback System GUARANTEES to keep you informed! - 01/25/08 10:57 AM
Our VIP Seller Service provides you with timely, online, direct feedback from prospective buyers -- Your home will sell FASTER and for MORE money! Let me share an ugly truth about selling real estate. Most real estate agents are usually far more concerned about generating new listings than they are about selling the homes they've already listed. After you list your home with them, they become much more difficult to contact. The time it takes for them to return your call goes from minutes to hours or days (if you're lucky). Providing you with timely feedback on the progress they are making (0 comments)
Think Twice Before Asking Realtor Friends For A Discount - 01/24/08 04:57 PM
I will have to say that this is a hard subject when it comes to asking friends or family member to discount their cost to help you out. We all want to get the best deal and pay the least amount of money that we have to, but at what cost do we do this? To fully understand the situation of your Realtor friend or family member, you have to look at the cost they put out. Every Realtor has to share money with his or her broker, unless your friend or family member happens to be a broker. The agent also (0 comments)
Buy down interest rates for helping your home sell - 01/22/08 01:32 PM
You can offer terms to the buyer to make your home even more attractive. You can buy down their interest rate or give the buyer a very low starting rate- like 4%- for the first 3 years of their loan. There are many "tricks" you can use, if you want. Offer a 4% start up rate on a 30 year amortized loan is a very good selling feature because... The normal interest rate is now over 6%, some close to 7%Not many sellers- if any- offer this.It costs you almost nothing to do it. The loan officer has many ways to hide the costs- (0 comments)
The pursuit of the real estate truth - 01/21/08 07:49 PM
Where and how people get information. With changes in the market brings loads of information from friends, family, neighbors, and the media. How do you know what is truth and who to listen to? Most information we hear says what a bad time it is in the real estate market with prices going down fast. The best way to find out correct information is to ask a professional. How do you know that someone is really a professional? When I think of a professional I think of someone that knows the ins and outs of their profession. The Media loves to create (1 comments)
Why Short Contracts With Agents Are The Best Idea - 01/21/08 12:56 PM
I know that there are a lot of different ideas about how long an agent should list a house for. I personally like to do a three-month max listing agreement. I do three months because it keeps me working hard for the homeowner and makes me perform. Also, I understand that if I can't sell it in three months it will end up costing me too much money to carry the listing. I hate how some agents will ask for six-twelve month listings and just let them sit hoping that a buyer or buyer's agent will come along. No wonder sellers question (0 comments)
Did you see the apprentice last night? - 01/18/08 05:33 PM
I think that we can all learn a lesson or two from Gene Simmons. I loved how on the apprentice last night he never backed down from what he believed in. I love how he has the "who cares" attitude about pleasing everyone and how he says whatever he feels like saying. He stuck to what he believed to be correct in his marketing ideas. He wouldn't let the Kodak executives corrupt his vision of what he believed in. How many of us have a vision or idea that is off target from what everyone else is saying? I will be the first (2 comments)
Sellers Got Pictures? - 01/18/08 04:31 PM
Do you know how many pictures your agent has taken and is using? How many pictures are you using to advertise your property if selling yourself? What I have discovered will blow your mind! Did you know that some buyers will not even take a second look at a home that doesn't have at least one picture? I even know buyers that will not look at a home if it doesn't have multiple pictures or virtual tours. So my question to you as a seller is, "Are you getting the exposure that you deserve!" I will have to use my own real estate market (0 comments)
6 Mistakes To Avoid When Trading Up To A Larger Home - 01/17/08 10:29 PM
Unlike the experience of buying a first home, when you're looking to move-up, and already own a home, there are certain factors that can complicate the situation. It's very important for you to consider these issues before you list your home for sale. Not only is there the issue of financing to consider, but you also have to sell your present home at exactly the right time in order to avoid either the financial burden of owning two homes or, just as bad, the dilemma of having no place to live during the gap between closings. Six Strategies In this report, (0 comments)

How to make up to $50,000- $100,000 or more when you sell your homeHow to create monthly cash flow of $200-$500 or moreHow to use your house as a financial weapon Yes, your home can create an awesome immediate profit for you as well as dependable monthly cash flow. The secret of making "insane" income is not by flipping or renting the property and waiting to gain appreciation in order to sell it. Renting is the worst possible way to make money from real estate. Tips On How To Control Your Tenants - 01/14/08 06:26 PM
I always see lots of topics on how landlords handle their rentals. If you want to continue to have rentals, here is what I would do if it were my property. I do not recommend doing leases longer than six months. Here is what I would do. First make it clear that you don't put up with problems. Let the tenants know that the first 60 days are a trial period. If there is anything that you don't like about how they are treating your property they will be evicted immediately and lose their deposit. Also tell them that you will be over (0 comments)
I went to lunch with a friend the other day that owns a few single-family rental units. He was quick to let me know that he was tired of all the real estate stuff. So I started to ask him some of the following questions: Are your properties currently rented out? His reply was yes. How much are you charging on the rental units? (His answer blew me a way and I learned something valuable from it) He said, "I have one property that I don't make any money on, it just covers the debt. The other one makes a little money but (0 comments)
If an Agent calls you to List your home DON’T DO IT! - 01/11/08 04:13 PM
Whether you are a For Sale by Owner or looking for that right agent or broker to sell your home, you could be making a big mistake. Let's first make one thing clear about selling a home. Selling a home is just like selling any other product: if it is correctly marketed it will sell. Features and benefits don't matter that much. Don't get me wrong, your homes features and benefits are an important part of selling, but the truth is it doesn't matter if you home has the best upgrades in the neighborhood. If your home is not marketed correctly (0 comments)
Why Renting The Worst Thing To Do? - 01/11/08 04:08 PM
I have seen a lot of reports and information over the years about renting vs. owning. I am here to say that renting does you no good and can have a bad impact on you in more than one way. First of all I like to look at renting as having a job. You go in to your job everyday hoping that you still have a place to call yours and a paycheck to collect. What some of you have experienced in the past is that you think everything is great, then boom you are out on your butt. Your employer doesn't (0 comments)
Introduction - 01/09/08 09:30 PM
I have always been a creative person and with an entrepreneurial spirit. My first business was in the 5th grade where I sold bubble gum to other classmates. After that I moved on to selling CDs. I would sign up on the Columbia and BMG music plans and get a box of CD for just the shipping cost. Then I would sell the CD's to friends and family. I would also sell the CD's to music stores for their used inventory. That was back when the independent music stores would give good money for CDs. I continued to try new business (0 comments)
