I know that there are a lot of different ideas about how long an agent should list a house for.  I personally like to do a three-month max listing agreement.  I do three months because it keeps me working hard for the homeowner and makes me perform.  Also, I understand that if I can't sell it in three months it will end up costing me too much money to carry the listing.

I think that we can all learn a lesson or two from Gene Simmons.  I loved how on the apprentice last night he never backed down from what he believed in.
I love how he has the "who cares" attitude about pleasing everyone and how he says whatever he feels like saying.  He stuck to what he believed to be correct in his marketing ideas.  He wouldn't let the Kodak executives corrupt his vision of what he believed in.

Do you know how many pictures your agent has taken and is using?  How many pictures are you using to advertise your property if selling yourself? 
What I have discovered will blow your mind!
Did you know that some buyers will not even take a second look at a home that doesn't have at least one picture?  I even know buyers that will not look at a home if it doesn't have multiple pictures or virtual tours.

I always see lots of topics on how landlords handle their rentals.  If you want to continue to have rentals, here is what I would do if it were my property.  I do not recommend doing leases longer than six months.  Here is what I would do.

I have always been a creative person and with an entrepreneurial spirit.  My first business was in the 5th grade where I sold bubble gum to other classmates.  After that I moved on to selling CDs.  I would sign up on the Columbia and BMG music plans and get a box of CD for just the shipping cost.  Then I would sell the CD's to friends and family.  I would also sell the CD's to music stores for their used inventory.  That was back when the independent music stores would give good money for CDs.
